Kissimmee vs St. Cloud: Where to Buy
Two Osceola County cities on the same highway with very different housing stock
The typical home in Kissimmee is worth $355,424 on Zillow's home value index, and in St. Cloud it is $389,582, about $34,200 more. The price gap is modest; the real difference is what you're buying, because St. Cloud is mostly newer single-family houses while Kissimmee has a much wider mix of condos, townhomes and older homes.

Same county, different shape
Both are cities in Osceola County, connected by US 192. Kissimmee, the county seat, sits on the north shore of Lake Tohopekaliga. St. Cloud lies to the east on the south shore of East Lake Tohopekaliga. Being in the same county means the same property appraiser and county millage, though each city adds its own city tax rate. Many homes with either city's address are in unincorporated parts of the county, which changes the tax rate again.
The Census numbers show how different the cities are on the ground:
- Detached houses: 45.9% in Kissimmee, 71.9% in St. Cloud
- Units in buildings of ten or more: 21.4% vs 3.1%
- Mobile homes: 3.0% vs 6.4%
- Median year built: 1992 vs 2003
St. Cloud is a city of houses, most of them built in the last twenty-five years. Kissimmee is older and denser, with more apartments and condo buildings.
Price by bedrooms
- One-bedroom: Kissimmee $146,854, St. Cloud $205,354
- Two-bedroom: $237,207 vs $266,172
- Three-bedroom: $327,934 vs $354,543
- Four-bedroom: $396,436 vs $417,303
- Five-bedroom or more: $555,266 vs $517,116
Up to four bedrooms, St. Cloud costs more by roughly $21,000 to $29,000. The gap is widest at one bedroom, almost $58,500, because Kissimmee has many small condos and St. Cloud has very few. At five bedrooms the order flips and Kissimmee is about $38,000 higher, likely because its largest homes include upper-end communities that pull the figure up.
The spread inside each market tells the same story. Kissimmee's lower third tops out near $265,737, St. Cloud's near $315,223, so the entry point is about $49,500 higher in St. Cloud. At the top, Kissimmee's upper third starts near $480,698 and St. Cloud's near $504,746.

Condos, houses and the last year
Single-family homes average $367,943 in Kissimmee and $390,958 in St. Cloud. Condos run $209,651 and $192,939. Both fell over the past year: Kissimmee condos down 6.9%, St. Cloud condos down 5.7%. Single-family values slipped 2.7% in Kissimmee and 3.2% in St. Cloud.
Over five years, Kissimmee is up 17.8% and St. Cloud 14.7%. St. Cloud's slightly weaker run likely reflects how much new supply it has added, since new subdivisions compete directly with resale homes. For a buyer, that competition is useful: resale sellers in a market full of builder incentives often negotiate more.
Who lives where
The age profiles are almost identical: median age 36.1 in Kissimmee and 36.0 in St. Cloud, with 11.6% and 12.3% aged 65 or older. Both are working-age, family-heavy cities. The difference is seasonal homes, 4.5% in Kissimmee vs 1.5% in St. Cloud. Kissimmee's position near the tourist corridor brings more part-time owners; St. Cloud is overwhelmingly year-round.
Insurance, flood and costs beyond the price
A newer housing stock usually means easier insurance. With a 2003 median year built, the typical St. Cloud house is in its early twenties, younger than the age at which most insurers start asking for a 4-point inspection. Kissimmee's 1992 median puts many of its homes past that line. In either city, order a wind mitigation inspection, confirm the roof's permit date and get a real quote during the inspection period.
Both cities sit beside large lakes and wetlands. Check the FEMA flood zone for each address and get a flood quote even outside high-risk zones. Newer subdivisions in both cities often carry HOA dues and CDD assessments, which can matter more to your monthly cost than the price gap between the two cities.
Florida has no state income tax, and homestead works the same in both: up to $51,411 off assessed value in 2026 for a permanent residence, with increases capped at 3% or CPI. Your assessment resets to market value after purchase.
Getting around
Kissimmee has more direct access to the theme parks via US 192, to Florida's Turnpike and SR 417, and to SunRail, which stops downtown. St. Cloud is farther east, so trips to the parks and to I-4 take longer, while the growth area along Narcoossee Road gives northern parts of St. Cloud a route toward Lake Nona and the airport side. Drive the commute you'll actually make at rush hour before choosing.
Both cities have public lakefronts, and both lakes are part of the same chain that drains south toward Lake Okeechobee. Boaters and anglers often weigh which lake they want to be near before anything else. Lakefront and near-lake homes in either city deserve an elevation certificate review and a separate flood quote, since lake levels after a wet hurricane season can sit high for weeks.
Who each city fits
Kissimmee fits buyers who want the lowest entry price, a condo or townhome, an older house with a bigger lot, or quick access to the parks, the Turnpike and SunRail. It also suits buyers who are comfortable checking older roofs and systems.
St. Cloud fits buyers who want a newer single-family house in a mostly year-round community, who are fine with more HOAs and CDDs, and whose work is on the east or southeast side of the metro. If both cities are in range, a shortlist of matched houses, same size and age, in each city shows the real trade-off quickly.
