New Construction Homes in Poinciana

When a brand-new house beats a 2005 resale, and when it doesn't

A typical single-family home in Poinciana is worth about $280,229 on Zillow's home value index, and that resale figure is the benchmark every new build here has to beat. Because the median home in Poinciana was built in 2005 (Census data), you're often comparing a new house against one that is only about 20 years old, so the premium for new has to be paid back in insurance, maintenance and warranty, not in novelty.

How Poinciana gets built: subdivisions and scattered lots

Poinciana was laid out decades ago as a large planned community of villages, with thousands of platted lots. That history shapes new construction today in two ways.

Both types show up in the same price band, so ask early which one you're looking at. The answer changes your fees, your neighbors and how the house will compare at resale. Census counts 89.5% of Poinciana housing as single-family detached, so you are buying into a market of houses, with almost no condo or tower stock to compete against.

New vs resale: the price gap to watch

The resale numbers set the ceiling on what a new build is worth to you. Zillow puts a typical 3-bedroom at about $262,514, a 4-bedroom at about $299,515 and a 5-bedroom at about $345,371. A 2-bedroom sits at about $262,839, nearly the same as a 3-bedroom, which tells you the market pays very little for the third bedroom and a lot for the fourth.

Values have also cooled. The all-homes index is down 3.9% over the past year and up 9.5% over five years. In a flat or softening resale market, builders lean harder on incentives, but a new house bought at full list can sit above what the resale market supports for several years.

When I compare a new build for a buyer, I line it up against the upper third of the local market, which starts around $334,124. If the builder's final price with options is well above that, the extra money needs a clear reason: lower insurance, a newer roof and systems, energy savings, or a floor plan the resale stock doesn't offer.

Builder incentives, lenders and the real price

Most Poinciana builders advertise incentives: closing cost help, a rate buydown, or upgrades thrown in. Almost always those come with a condition that you finance with the builder's preferred lender and close with their title company.

Ask for the full contract price in writing, with every option itemized, before you put down a deposit.

CDD, HOA and the Association of Poinciana Villages

Many newer Florida subdivisions are financed through a Community Development District. The CDD issues bonds for roads, drainage and amenities, and homeowners repay them through a line on the property tax bill. It looks like tax, but it is debt tied to the lot, usually spread over decades, plus a yearly operations charge.

On top of that, a new subdivision usually has its own HOA. Most of Poinciana also sits inside the Association of Poinciana Villages, a master association with its own fee and rules. So a new build here can carry three layers: the CDD, the subdivision HOA and the master association.

Get the current CDD debt and operations amounts, the HOA budget and the master association fee in writing. Add them to the mortgage, tax and insurance figure before deciding a payment works.

Two counties, two tax bills

Poinciana straddles Osceola and Polk counties. Two houses a few miles apart can have different millage rates, different tax collectors and different building departments. Check the parcel's county on the property appraiser's site before comparing tax estimates.

If the house will be your permanent Florida residence, file for homestead. In 2026 that removes up to $51,411 from the assessed value, and Save Our Homes then caps yearly increases in the homestead assessment at 3% or CPI. The builder's tax estimate is often based on the land value alone, before the house is assessed, so expect the first full tax bill to be noticeably higher. Florida also has no state income tax, which helps buyers coming from high-tax states.

Warranty, inspections and the build timeline

Builders in Florida typically offer a 1-2-10 warranty: one year on workmanship, two years on major systems, ten years on structural defects. Read what counts as structural, because cracks in stucco and drywall are often excluded.

New construction usually insures for less, because a new roof, current code and impact protection where installed all count. Get a real quote, with the wind mitigation features listed, before your deposit becomes non-refundable. Check the FEMA flood zone for the lot too, since Poinciana has plenty of ponds and wetlands.

Your own agent at the model home

Sales staff in a Poinciana model home represent the builder alone and are paid to sell that builder's homes at that builder's price. Register with your own agent on your first visit, since many builders won't honor agent representation if you walk in alone first. I compare the builder's offer to resale homes, other new communities in Kissimmee at around $355,424 and St. Cloud at around $389,582, and to what the house will likely appraise for. A short side-by-side of new and resale homes in your price range is the fastest way to see whether the premium is worth paying.

Common questions

Are new construction homes in Poinciana cheaper than in Kissimmee?

On resale values, yes. Zillow's typical home value is about $279,725 in Poinciana and about $355,424 in Kissimmee. New build pricing varies by builder and lot, so compare the final contract price, not the advertised base price.

Do new homes in Poinciana have CDD fees?

Many newer subdivisions do, and the CDD shows up as a line on your property tax bill. Scattered-lot homes on older streets often don't. Ask for the CDD debt and operations amounts for the specific lot.

Do I have to use the builder's lender?

No. You can use any lender. Builder incentives are usually tied to the preferred lender, so compare the total cost both ways before deciding.

Should I get an inspection on a brand-new house?

Yes. Have an independent inspector check before drywall and before closing, then again before the one-year warranty runs out. County code inspections check minimum standards, not workmanship.
