Moving to Kissimmee, FL

Osceola County's seat, for people relocating to Central Florida who plan to buy

Kissimmee is a reasonable place to live for buyers who want Orlando-area access at a lower price: the typical home is worth $355,424 on Zillow's home value index, down 2.8% over the last year and up 17.8% over five years. It suits people who work in the south metro, near the theme parks or at the airport, and it suits less well anyone expecting a quiet small town.

The city and the much bigger 'Kissimmee' on your GPS

The City of Kissimmee has about 81,500 residents by Census count and is the county seat of Osceola County. Its older core sits along the north shore of Lake Tohopekaliga, with a downtown on Broadway and a lakefront park. Beyond the city line, a large part of northwest Osceola County also uses Kissimmee mailing addresses, including unincorporated areas such as Buena Ventura Lakes and the planned town of Celebration.

That is why the Zillow neighborhood list for Kissimmee includes places like North Village, South Village, East Village and Artisan Park, which are villages of Celebration. For a newcomer, the point is simple: a Kissimmee address can mean city government and city taxes, or county government and county taxes, plus different utilities and HOA structures. The property appraiser record settles it for each parcel.

Getting around

Kissimmee is car-dependent, but it is well connected. US 192 runs east-west through the area toward Walt Disney World. Florida's Turnpike and SR 417 cross the county, Osceola Parkway runs toward the airport side, and I-4 is to the west. Orlando International Airport is north of the city. SunRail, the commuter train, has a station in downtown Kissimmee and continues south to Poinciana and north to Orlando.

The US 192 corridor carries heavy tourist traffic, so where you live relative to it shapes daily life more than distance does. Test your commute at the hour you'll actually drive it.

Kissimmee also sits at the edge of a lot of open land. Drive south or east of the city and you reach ranch country, wetlands and the lakes of the upper Kissimmee chain fairly quickly. Newcomers who like boating and fishing often pick the area for that reason, while those who want walkable streets and dense shopping tend to find the city spread out.

What housing costs and what you'll find

Census data shows 45.9% of homes in the city are detached houses, 21.4% are in buildings of ten or more units, and 3.0% are mobile homes. The median home was built in 1992. You'll find older houses close to downtown, large subdivisions from the 1990s and 2000s, newer communities on the edges, and plenty of townhomes and condos.

Zillow's typical values by size:

Single-family homes average $367,943 and condos $209,651. The lower third of the market tops out near $265,737, the upper third starts near $480,698. Compared with neighbors, Poinciana is cheaper at $279,725, while St. Cloud is a little higher at $389,582.

Who lives in Kissimmee

The median age is 36.1 and 11.6% of residents are 65 or older, so the city skews toward working households. Seasonal homes are 4.5% of units, higher than in most inland cities near Orlando, which reflects the area's ties to tourism and second homes.

Healthcare is close by: AdventHealth and HCA Florida both operate hospitals in Kissimmee. For specialist care, many residents also use hospitals elsewhere in metro Orlando.

Pros and cons

Pros

Cons

Taxes, insurance and hurricane season

Florida has no state income tax. If Kissimmee becomes your permanent home, file for homestead, which can lower assessed value by up to $51,411 in 2026 and holds future assessment increases to 3% or CPI. Keep in mind that the seller's capped assessment does not transfer to you; the county reassesses at market value the year after the sale.

Central Florida gets hurricanes as wind and rain events. Low ground near lakes, creeks and wetlands can flood, so check the FEMA flood zone of the specific address. Ask for the roof's age and permit history, order a wind mitigation inspection and, for older homes, a 4-point inspection. Get a real insurance quote during your inspection period and note the hurricane deductible, which is a percentage of the dwelling coverage and applies once per calendar year.

What newcomers get wrong

A shortlist built around your commute, budget and HOA tolerance narrows Kissimmee fast, because the area is large and very uneven.

Common questions

Is Kissimmee, FL a good place to live?
