Selling a House in Kissimmee

Younger, financed buyers and builders next door: what moves a Kissimmee sale

Kissimmee's typical home value is about $355,424 on Zillow's index, down 2.8% over 12 months and about 8.7% below the June 2024 high of $389,247. Single-family homes ($367,943) are down 2.7% and condos ($209,651) 6.9%, and the index is still at its lowest point since that peak, so pricing to recent sales matters more than usual.

Kissimmee prices are still easing

Kissimmee's index rose into mid-2024 and has drifted lower every quarter since. It hasn't yet shown the flattening some coastal cities have. The details on Zillow:

In a market that is still sliding, last quarter's comparables are already a little high. I usually suggest pricing at or just under the most recent closed sales and leaving a margin for an appraisal. A buyer who sees a price cut after three weeks assumes there will be another.

Your buyer is probably financing

Kissimmee's buyer pool is younger than most of Florida. Census data shows a median age of 36.1, only 11.6% of residents aged 65 or older and 4.5% seasonal homes. That points to working households and families, many using FHA, VA or conventional loans with smaller down payments.

Financed buyers change the sale in three ways. The appraisal has to support the price, and in a falling market appraisals tend to come in tight. Buyers often ask for a seller credit toward closing costs or a rate buydown instead of a lower price, and the credit can net you more. FHA and VA appraisers also flag condition items such as peeling paint, missing handrails or a failing roof, so fixing small safety issues before listing saves a renegotiation.

Zillow's bedroom values show where most of these buyers shop: about $237,207 for a 2-bedroom, $327,934 for a 3-bedroom, $396,436 for a 4-bedroom and $555,266 for 5 or more. The lower third tops out near $265,737 and the upper third starts near $480,698, a narrow spread that puts most sellers in direct competition with each other.

Seller costs on a $355,000 sale in Kissimmee

Sale price (typical home value)$355,000
Deed doc stamps ($0.70 per $100)−$2,485
Owner's title policy−$1,850
Settlement, lien search and recording (estimate)−$1,200
Before commission and mortgage payoff$349,465

Commissions are negotiable and not included; neither are prorated property taxes, HOA or condo estoppel fees, repairs or your mortgage payoff. Who pays the owner's title policy follows county custom and your contract. For your exact numbers use the closing cost calculator.

Competing with builders in Osceola County

With a median build year of 1992 and plenty of newer subdivisions, many Kissimmee resale homes compete with new houses a few miles away. Builders offer incentives tied to their lenders, and that sets buyer expectations for concessions. A resale home's advantages are a finished yard, window coverings, a move-in date that doesn't depend on construction, and often a lower HOA or no CDD.

If your home is in a community with a CDD, Florida requires a CDD disclosure in the sale contract, and buyers will see the assessment on the tax bill. State the annual CDD and HOA amounts clearly in the listing so buyers can compare your total monthly cost against new construction. On Zillow, nearby St. Cloud is about $389,582 and Poinciana about $279,725; buyers often look at all three.

Builders also set the standard for presentation. Their model homes are clean, bright and staged. A resale home doesn't need to match that, but fresh paint in neutral colors, a clean AC filter, working lights and a trimmed yard close a lot of the gap for little money. Buyers who just toured a model notice dirty grout and dead bulbs more than they would otherwise.

Neighborhoods holding value, and Celebration

Zillow's Kissimmee list includes several Celebration areas, which carry Kissimmee addresses though Celebration itself is an unincorporated community. They are among the few neighborhoods with gains over the year: East Village at $805,410 (up 3.1%), South Village $527,458 (up 4.1%), Artisan Park $543,400 (up 2.6%) and Celebration Village $451,777 (up 1.1%). Spring Lake (up 1.6%) and Osceola Park Estates (up 1.6%) also rose.

Most others fell 1% to 5%: Eagle Pointe down 4.9%, Stonefield down 3.3%, The Oaks down 3.3%, Eagle's Reserve down 3.1%. Shadow Bay, a lower-priced area, fell 7.0%. Zillow's data for a couple of areas, West Village and Buena Ventura Lakes, shows gaps or jumps in the five-year figures that look like data issues, so rely on recent sales for those.

Inside one subdivision, the comparables are usually clear because the homes share a builder and a few floor plans. Lot position (a lake or preserve view against a backyard facing a road), upgrades, and the age of the roof and AC explain most of the price differences between otherwise identical houses. Point those out in the listing.

Costs, disclosures and taxes for Kissimmee sellers

You will normally pay the deed doc stamps at $0.70 per $100, about $2,490 at $355,424. Your contract, guided by Osceola County custom, decides who pays for the owner's title policy. Property taxes are paid in arrears in Florida, so the buyer receives a credit for your share of this year. HOA and condo sellers typically pay the estoppel fee, which Florida caps.

Florida requires you to disclose known material defects that aren't readily observable. Since October 1, 2025, you must also give a flood disclosure covering known flood damage, flood insurance claims and federal flood aid during your ownership; parts of Osceola County flooded after Hurricane Ian in 2022, so expect questions. Have the roof age and a wind mitigation report ready for buyers' insurance quotes.

Commissions are negotiable. Since August 2024, buyer-agent compensation isn't advertised on the MLS and is your choice to offer. Florida has no state income tax; the federal exclusion covers up to $250,000 of gain ($500,000 married filing jointly) on a main home lived in two of the last five years. Confirm with a CPA. This isn't legal or tax advice.

Common questions

What is my home worth in Kissimmee?

Zillow's typical values are $355,424 for all homes, $367,943 for single-family and $209,651 for condos and townhomes. A 3-bedroom is about $327,934 and a 4-bedroom about $396,436.

Are Kissimmee home prices going down?

Yes, gradually. The index is down 2.8% in 12 months and about 8.7% from its June 2024 high, and it hasn't leveled off yet.

Should I offer seller concessions in Kissimmee?

Often, yes. Many buyers here are financing and compare resale homes with builder incentives. A credit toward closing costs or a rate buydown can net you more than an equal price cut. Run both numbers before deciding.

Do I need to disclose a CDD when selling my home?

Yes. Florida requires a CDD disclosure in the contract for property in a community development district. List the annual amount so buyers can compare total costs.
