New Construction Homes in St. Cloud
A buyer-leaning market with many builders selling inventory at once
St. Cloud has a large supply of new construction homes and resale values that fell 3.2% over the past year, to a typical single-family value of $390,958 on Zillow's home value index. That combination gives buyers more room to negotiate with builders here than in most of Central Florida, but the advertised price is only part of the cost once CDD and HOA fees are added.

What the St. Cloud housing stock looks like
St. Cloud is in Osceola County, on the south shore of East Lake Tohopekaliga, east of Kissimmee. US 192 runs through the old downtown, Florida's Turnpike passes nearby, and Narcoossee Road leads north toward Lake Nona and the Orlando airport area. Census data shows a median year built of 2003, 71.9% detached single-family homes, 6.4% mobile homes and a resident median age of 36.0. In plain terms: a young, suburban, mostly newer market.
New subdivisions spread along Narcoossee Road and the eastern and southern edges of the city, and several builders often sell within a few miles of each other. That competition is what drives incentives.
It also means the same floor plan can be offered by two builders a mile apart at different prices, with different lot sizes and very different fee loads. Compare communities on total monthly cost and lot depth before you compare kitchens. Visit at school pickup time and on a weekend to see traffic on the main roads, since several St. Cloud communities share one or two entrances.

Quick move-in homes and how to negotiate them
When resale values are falling, a builder holding finished or nearly finished homes pays carrying costs every month those houses sit. These inventory homes, often called quick move-in, are where the best St. Cloud deals usually show up. The trade-off is that finishes and the lot are already chosen.
- Ask how long the home has been finished. Older inventory gets bigger incentives.
- Ask for the incentive as a dollar figure, then decide how to apply it: price, closing costs or a rate buydown.
- Check whether the incentive requires closing by a set date.
- Request the same incentive with your own lender and see what the builder says.
Most builder incentives are tied to their preferred lender. Using your own lender is allowed, but compare full loan estimates before giving up the credit.

Resale versus new in St. Cloud by the numbers
Zillow values a three-bedroom St. Cloud home near $354,543 and a four-bedroom near $417,303; five-bedroom homes run about $517,116. The lower third of the market ends near $315,223 and the upper third begins around $504,746. Five-year growth for all homes is 14.7%.
Because so much of St. Cloud is less than 25 years old, a resale often has a roof and systems in reasonable shape, and sellers in a falling market are negotiating too. A new home gives you a full builder warranty and a brand-new roof, which matters for insurance. I would run both against the same monthly budget, including taxes, CDD, HOA and insurance, before deciding.
CDD and HOA charges in Osceola County subdivisions
Many St. Cloud communities use a Community Development District to fund roads, drainage, utilities and amenities. The yearly CDD assessment appears on your property tax bill and typically combines bond debt service with operations and maintenance. It can add a few thousand dollars a year, and amenity-heavy communities tend to run higher. HOA dues are separate.
Ask for the exact CDD figure for your lot and the remaining bond term. A community where the bonds have years left will carry that line on every tax bill until they are repaid, and the next buyer will see it too when you sell.
Kissimmee, Poinciana and St. Cloud compared
Zillow puts typical all-homes values at $389,582 in St. Cloud, $355,424 in Kissimmee and $279,725 in Poinciana. St. Cloud costs more than its two neighbors, largely because its stock is newer and more single-family. Kissimmee has more condos and older homes. Poinciana is a large, lower-priced community farther southwest, with longer drives to most job centers. If commuting to Lake Nona or the airport area matters, St. Cloud's position on Narcoossee Road is a practical advantage worth putting a dollar value on.
Contract, warranty and inspection steps
Read the deposit terms, completion estimate and delay clause before signing. Most production builders offer a 1-2-10 warranty: one year on workmanship, two on systems, ten on structure. Hire an independent inspector at pre-drywall if you are buying a to-be-built home, and before closing on any new home. The county's inspections check code, not quality, and new St. Cloud homes go up quickly.
The builder's sales rep works for the builder. Your own agent is normally paid by the builder and can register you at your first visit. After closing, keep a running list of warranty items and submit it well before the one-year mark.
Taxes and insurance after closing
Florida assesses property based on its status on January 1. A St. Cloud home completed mid-year may get a first tax bill based mostly on land, then a full bill the next year. Plan for the second one. Homestead, for a permanent residence, takes up to $51,411 off assessed value in 2026, and Save Our Homes then caps increases. Lakefront and low-lying lots can sit in flood zones, so check the FEMA zone and get an insurance quote before your deposit goes hard. A shortlist of quick move-in homes across several St. Cloud communities is the fastest way to see where the incentives are this month.
