Buying a House in Poinciana
One of the lowest entry prices in the Orlando area, with a few strings attached
A typical single-family house in Poinciana is worth about $280,229 on Zillow's home value index, down 3.9% over the past year and up 9.5% over five years. That puts it roughly $75,000 below Kissimmee and $110,000 below St. Cloud, which is why so many first-time buyers and relocating families end up here, but the purchase price is only half of what you need to check.

What your money buys in Poinciana
Zillow's bedroom figures show an odd but useful pattern. A 2-bedroom house runs about $262,839 and a 3-bedroom about $262,514, so the third bedroom costs almost nothing. The jump comes at four bedrooms, about $299,515, and five bedrooms, about $345,371.
The lower third of the market tops out around $242,637 and the upper third starts around $334,124. In practice that means a buyer with about $260,000 has a wide choice of 3-bedroom homes, while a buyer who needs four or five bedrooms should plan on $300,000 to $350,000.
Condos barely exist here. Census data counts 89.5% of homes as single-family detached and only 2.0% in buildings of 10 or more units. Zillow's condo figure of $144,353 is down 8.7% in a year, but the sample is small, so I wouldn't read much into it.

Roofs on 2000s houses: the first thing insurers ask
The median Poinciana home was built in 2005, according to the Census. A shingle roof installed then is now around 20 years old, and in Florida that is the age where insurers start asking hard questions, raising premiums or declining to write a policy.
- Ask the seller for the roof permit date. The county permit record is more reliable than the listing.
- Order a wind mitigation inspection. Roof-to-wall connections, roof shape, roof deck attachment and opening protection all earn discounts.
- For older homes, many insurers also want a 4-point inspection of the roof, electrical, plumbing and HVAC.
- Get a binding insurance quote during your inspection period, not after. A roof that needs replacing should be part of the price negotiation.
A house with a new roof and good wind mitigation can cost noticeably less to insure than the same model next door with an original roof.

Flood zones, ponds and drainage
Poinciana is inland, but it is low, flat and full of retention ponds, lakes and wetlands. Some lots sit in FEMA high-risk zones (A or AE), and lenders require flood insurance there. Many lots are in moderate or low-risk zones where flood insurance is optional but still worth pricing.
Look up the FEMA zone for the exact address, ask the seller about any past water intrusion, and check how the lot drains in a heavy summer storm. A pond view can be pleasant. A yard that holds water every August is a different thing.
Three layers of fees and two counties
Poinciana covers parts of both Osceola and Polk counties, so tax rates and county services depend on which side of the line the house sits. Most of Poinciana is also inside the Association of Poinciana Villages, a master association with a yearly fee. Some subdivisions add their own HOA, and newer ones may carry a CDD assessment on the tax bill.
- Pull the current tax bill and look for non-ad valorem lines such as CDD debt.
- Ask for the master association and subdivision HOA fees, and what they cover.
- Read the rules on fences, parking, boats, trailers and exterior colors before you commit.
Property taxes after you buy
Budget from your own estimate, never from the listing's tax figure. In Florida, the assessment resets to market value after a sale, so a long-time owner's low assessment disappears at closing.
If you will live in the house as your permanent residence, file for homestead. In 2026 that takes up to $51,411 off the assessed value and limits future increases in the homestead assessment to 3% a year or CPI. Second-home buyers, including Canadians who aren't permanent residents, get no homestead, and non-school levies are capped at 10% a year instead. Florida has no state income tax, which offsets some of these costs for people moving from other states.
Cash to close on a typical Poinciana purchase
Here is how the state taxes stack up on a house at the typical value of about $280,000, financed with 5% down. The down payment is $14,000 and the loan is $266,000.
- Documentary stamp tax on the note: $0.35 per $100 of the loan, about $931.
- Intangible tax on the mortgage: 0.2% of the loan, about $532.
- Deed stamps: $0.70 per $100 of the price, usually paid by the seller.
- Owner's title policy: a state-set rate. Who pays depends on local custom and what the contract says, so settle it when you write the offer.
Add lender fees, the appraisal, a survey, your inspections, the first year of homeowners insurance and the escrow cushion for taxes and insurance. On an FHA or low-down-payment loan, the prepaid insurance and escrow can be larger than the taxes above, because Florida premiums are high relative to home prices in this range. Ask your lender for a Loan Estimate early and compare it line by line with a second lender.
Poinciana compared with nearby towns
Price is the main reason buyers pick Poinciana over its neighbors. Zillow's typical value for all homes is about $279,725 here, against $323,124 in Campbell, $355,424 in Kissimmee and $389,582 in St. Cloud. For the same budget, Poinciana usually buys a newer or bigger house.
The trade-off is distance. Poinciana sits south of Kissimmee, and most jobs in the Orlando area are a longer drive. The Poinciana Parkway, a toll road, cut the trip toward US 17-92 and I-4 for many residents, and there is a SunRail station in the Poinciana area. Drive your actual commute at rush hour before you make an offer. If the drive works for you, ask me for a shortlist of houses in your bedroom count and price range so you can compare roof age and fees side by side.
Common questions
How much does a house cost in Poinciana FL?
Zillow's typical single-family value is about $280,229. A 3-bedroom runs about $262,514 and a 4-bedroom about $299,515, with the lower third of the market under about $242,637.
Is Poinciana a good place to buy a house?
For buyers who want a newer single-family house at a lower price than Kissimmee or St. Cloud, it often is. Weigh the longer commute, the association fees and the insurance cost of an older roof before deciding.
Is Poinciana in Osceola or Polk County?
Both. The community spans the county line, so check the parcel's county for taxes, permits and services.
Do I need flood insurance in Poinciana?
Only if your lender requires it, which happens in high-risk FEMA zones such as A or AE. Even in lower-risk zones, get a quote; it is often modest and covers a risk standard homeowners policies exclude.
