New Construction Homes in Bradenton

Most new homes with a Bradenton address are east of the city. Here is how to compare them with resale.

New construction homes in Bradenton compete with an older resale market: Census data puts the city's median year built at 1983, and Zillow's home value index shows the typical single-family house at about $408,312, down 1.9% over the past year. Builders out east are offering incentives to move inventory, so the real comparison is total monthly cost, not sticker price.

Where new homes with a Bradenton address are being built

The City of Bradenton itself is largely built out, with infill houses and occasional townhome projects. Most new subdivisions carrying a Bradenton mailing address are in unincorporated Manatee County, east of the city along the SR 64 and SR 70 corridors toward and past I-75, and north across the river toward Parrish. These areas sit next to Lakewood Ranch, which Zillow values at about $589,452 for a typical home, and Parrish at about $413,854.

The builders range from national companies such as Lennar and Taylor Morrison to regional ones such as Neal Communities, which builds in east Manatee. Product types run from attached villas and townhomes to large single-family houses with pools. Since many of these communities are a 25 to 40 minute drive from the beaches and downtown Bradenton, decide early how much the location matters to you.

Base price, lot premiums and what the model leaves out

The advertised base price covers the base floor plan on a standard lot with standard finishes. On top of it, expect:

Model homes show most of these options, so price a house as you want it to live, not as advertised. For reference, Zillow's resale figures for Bradenton put a three-bedroom at about $402,541 and a four-bedroom at about $601,786. A resale house near those numbers usually includes blinds, landscaping and often a pool.

CDD assessments, HOA fees and the tax bill

Many east Manatee subdivisions use a Community Development District to finance roads, water, sewer and stormwater systems. The CDD charge appears on your property tax bill every year, in two parts: debt service on the bonds, which runs for a fixed term, and operations and maintenance, which continues. Homestead doesn't reduce it.

Ask the builder in writing for the annual CDD debt and maintenance amounts for your lot, the remaining bond term, and whether the debt portion can be prepaid. Add HOA dues and any amenity fees. When you then compare a new house with a 1980s resale inside the city, put all of it on one line: mortgage, tax at the purchase price, CDD, HOA and insurance.

On the tax side, a new home is assessed at full value once it's complete. If it's your permanent residence, homestead takes up to $51,411 off the assessed value in 2026, and later increases are capped at 3% or CPI.

Builder incentives and the preferred lender

Incentives such as rate buydowns, closing cost credits and free options are common, and they usually require using the builder's affiliated mortgage company and title company. You're free to use any lender. I suggest getting a loan estimate from an outside lender on the same day, then comparing the two on total cost over the first five years. Sometimes the builder's package wins; sometimes a price reduction with your own lender wins.

Finished, unsold homes, often called quick move-in homes, are where builders tend to negotiate most. A to-be-built house can take many months, and the contract may let the builder change the completion date. Read the deposit clause carefully: how much is due at contract and at option selection, whether it's held in escrow, and when it becomes non-refundable.

Warranties and your own inspections

Builders usually offer a warranty in a 1-2-10 structure: one year on workmanship, two years on major systems, ten years on structural elements. Read the exclusions and the claim process.

Hire your own inspector for a pre-drywall inspection, when framing, wiring, plumbing and straps are visible, and again before closing. Common findings on new Florida houses include missing insulation, poor grading that sends water toward the slab, unsealed penetrations and roof flashing issues. Schedule an 11-month walk-through before the first-year warranty ends. Keep a written list of every issue you report and the date, since a builder's warranty team works from documented requests. Photos of cracks, leaks and settling make later claims much easier.

Insurance, flood zones and having your own agent

A new house built to current Florida wind code, with a new roof and impact-rated openings, usually insures for less than a 1980s house. Get a quote with the builder's wind mitigation details before you sign. Check the FEMA flood zone for the lot too. Inland subdivisions near the Manatee and Braden rivers and their tributaries can include low-lying areas, and a new retention pond doesn't remove flood risk.

The sales consultant in the model home works for the builder. Your own agent costs you nothing in most builder deals and can compare communities, review the contract and push on incentives. If you're weighing a new home against resale in the city, I can line up both on one shortlist with CDD, HOA and insurance estimates filled in.

Bradenton: questions and answers

Are new construction homes cheaper than resale in Bradenton?

Not usually by sticker price, since most new homes are in newer areas east and north of the city. Lower insurance and maintenance can narrow the gap, while CDD and HOA fees widen it.

What incentives do Bradenton builders offer?

Common incentives are rate buydowns, closing cost credits and free options, usually tied to the builder's lender. Compare them with an outside loan quote.

What is a CDD fee on a new Bradenton home?

It's an annual assessment on the property tax bill that repays bonds for the community's infrastructure and covers maintenance. Ask for the exact amount for your lot.

Do I need an inspection on a brand-new house?

Yes. Hire your own inspector before drywall and before closing, and again before the one-year warranty ends.
