Selling a House in Bradenton

Prices still easing and buyers shopping Lakewood Ranch too: how to sell in Bradenton

A typical Bradenton home is worth about $351,538 on Zillow's index, down 2.3% over the past year and about 12.9% below the December 2023 high of $403,393. Houses ($408,312) are off 1.9% in a year; condos ($190,967) are off 8.3% and sit roughly 26% below their late-2022 peak, so sellers in each group need a different plan.

Bradenton values by property type

The city's index peaked later than much of Florida, at the end of 2023, and has drifted down since. In mid-2026 it touched about $349,900 and has been close to flat for the last two quarters. Here is where each segment stands on Zillow:

House sellers are dealing with a market that is leveling off. Condo sellers are still in a falling one, and the gap between asking prices and closed prices is wider for them. The fastest way to lose months is to price a condo off a listing down the hall that hasn't sold.

Lakewood Ranch, Parrish and the islands set the frame

Most Bradenton buyers are also looking elsewhere in Manatee County. On Zillow, Lakewood Ranch is about $589,452, Parrish $413,854, Ellenton $388,167 and Palmetto $350,433. The islands are a different market: Bradenton Beach about $638,162, Holmes Beach $1,005,246 and Anna Maria $1,921,370.

Lakewood Ranch and Parrish have a lot of newer homes, many still being built, and builders compete with incentives. A Bradenton seller rarely wins on newness. You win on location (closer to the beaches, the Manatee River and downtown), lot size, no CDD in most older neighborhoods, and price. Put those differences in plain numbers in the listing: the HOA fee, whether there is a CDD, the roof year and the insurance quote you got.

A buyer who drives through a new community in Lakewood Ranch on Saturday and your house on Sunday will compare the monthly cost as closely as the price. Lay out the mortgage-free costs for them: property tax at the current assessment (and note that it resets for the buyer after a sale), HOA dues, CDD if any, and a realistic insurance premium. Older Bradenton neighborhoods often come out ahead on that comparison, and most buyers won't do the math unless you show it to them.

Neighborhood and size: where buyers still pay up

Zillow's Bradenton neighborhoods are mostly down over the year, but by different amounts. Palma Sola Park (up 1.5%), West Samoset and Mill Creek (both up 0.5%), Greyhawk Landing (down 0.4%) and West Bradenton (down 0.7%) have held best. The weakest include South Bradenton (down 8.2%), Heritage Harbour (down 5.0%), Samoset (down 4.3%), River Isles (down 4.1%) and Braden River Lakes (down 4.0%).

By size, a 2-bedroom is about $227,678, a 3-bedroom $402,541 and a 4-bedroom $601,786. The lower third of the market is under roughly $204,530, the upper third above about $620,380. The 3-bedroom house is the core of the market; 4-bedroom homes are where buyers have the most choice in new construction nearby, so those sellers feel builder competition most.

Storm history, insurance and the flood form

Helene and Milton both affected Manatee County in 2024, and buyers here now ask about flood history before they ask about granite. Since October 1, 2025, Florida sellers must disclose in writing any flood damage they know of during ownership, any flood insurance claims, and any federal flood assistance they received. The older rule still applies too: tell buyers about known defects that materially affect value and aren't easy to see.

Gather your elevation certificate if you have one, permits for any storm repairs, the roof permit date and a current wind mitigation report. Homes built around the city's median year of 1983 will usually need a 4-point inspection for the buyer's insurance. If you are in a condo, request the milestone inspection report (for buildings three stories and up), the reserve study, the budget, insurance declarations and the estoppel certificate early. A condo buyer has a short window to cancel after receiving association documents, and an unexpected special assessment is the usual reason they use it.

A pre-listing inspection is worth considering here. It tells you what the buyer's inspector will write up, gives you time to get quotes, and lets you decide whether to repair or adjust the price before a buyer has leverage.

Costs and taxes on a Bradenton sale

The seller customarily pays the deed doc stamps at $0.70 per $100, or about $2,460 on a $351,538 sale. The owner's title policy follows county custom and the purchase contract. Florida property taxes are billed in November for the whole year, so at closing you credit the buyer for the months you owned the home.

Commissions are negotiable. Since August 2024, offers to pay buyer agents are not on the MLS, and you decide whether to offer that compensation or a concession.

Florida has no state income tax. The federal exclusion covers up to $250,000 of gain, or $500,000 for joint filers, on a main home lived in for two of the last five years. Inherited property usually gets a stepped-up basis, which matters in a city where 28.1% of residents are 65 or older. If you are buying another Florida homestead, you can usually port up to $500,000 of Save Our Homes benefit within three years. A CPA should check your numbers; this isn't legal or tax advice.

Bradenton: questions and answers

What is my house worth in Bradenton?

Zillow's typical values are $351,538 for all homes, $408,312 for single-family and $190,967 for condos. Location relative to the water, flood history, roof age and whether there's a CDD all move a specific home's price.

Are home prices dropping in Bradenton?

Yes, slowly for houses (down 1.9% in a year) and faster for condos (down 8.3%). The all-homes index has been roughly flat over the last two quarters at about $350,000.

Do I have to disclose hurricane damage when selling in Bradenton?

Yes. Florida's flood disclosure, required since October 1, 2025, covers known flood damage during ownership, flood insurance claims and federal flood aid. Other known material defects must be disclosed as well.

Is it better to sell my Bradenton home to a cash buyer?

A cash or instant offer can close fast with fewer conditions, but it usually comes in below what the open market pays. Compare the cash number with a realistic market price minus your carrying costs and repairs before deciding.
