Is Bradenton a Good Place to Retire?
Yes for many retirees on a moderate budget, with storm risk and insurance as the main caveats.
For a lot of retirees, yes: 28.1% of Bradenton residents are 65 or older on Census numbers, and a typical condo costs about $190,967 on Zillow's home value index, well below Sarasota and the islands. The main caveats are hurricane and flood exposure, insurance premiums on older homes and condo assessments, all of which hit harder on a fixed income.

Why so many retirees already live here
Bradenton's median age is 47.8, and more than one in four residents is 65 or older. Another 8.9% of homes are seasonal, owned by people who spend winters here and summers elsewhere. That means the services retirees use are already in place: two hospitals in the city, Manatee Memorial and HCA Florida Blake, plus medical offices along the main corridors, golf, fishing, the downtown riverwalk and beaches on Anna Maria Island a short drive west.
It also means you won't be the only retiree on the street, which many people moving from the north tell me they want. In winter the population and the traffic both rise. If you dislike crowds at restaurants and on the bridges to the beach from January to April, plan your routine around it.

What retirees typically buy, and what it costs
Most retirees I talk with look at one of three things: a condo or villa, a two-bedroom house, or a three-bedroom house with room for visiting family. On Zillow's figures for Bradenton:
- Typical condo: about $190,967, down 8.3% over the past year.
- Two-bedroom home of any type: about $227,678.
- Three-bedroom: about $402,541.
- Typical single-family house: about $408,312, down 1.9%.
The condo drop is the biggest number on the page, and it has a cause. Florida's post-2022 condo safety laws require milestone inspections and fully funded structural reserves, so many older buildings raised monthly fees or levied special assessments. A cheap condo in a 1970s or 1980s building can carry a large bill you inherit at closing. Before buying, read the most recent reserve study, the milestone inspection report and the board minutes. Resale buyers have 7 days after receiving the association documents to cancel.

55+ communities and manufactured homes
Manatee County has many age-restricted communities. Under the federal Housing for Older Persons Act, a 55+ community needs at least 80% of occupied units to have one resident 55 or older. Around Bradenton the main types are:
- Manufactured-home communities. Mobile homes are 3.5% of the city's units and more common in the surrounding county. Some are land-lease, where you own the home and pay monthly lot rent that can rise each year; others are resident-owned, where you own a share or the lot. The difference matters for financing, resale and your long-term monthly cost.
- 55+ condo and villa complexes, often from the 1970s and 1980s, with the reserve and assessment questions above.
- Newer active-adult single-family neighborhoods, mostly east of I-75 and in Lakewood Ranch, where prices are higher and CDD and HOA fees apply.
For a manufactured home, get the age of the home (pre-1994 homes were built to an older wind standard), the lot lease terms and the history of lot rent increases.
Homestead, the 3% cap and the tax bill
If Bradenton becomes your permanent residence, homestead takes up to $51,411 off the assessed value in 2026, and Save Our Homes caps later increases at 3% or CPI, whichever is lower. Florida also has no state income tax, so Social Security, pension and IRA withdrawals aren't taxed by the state.
Two points catch retirees off guard. First, the assessment resets to market value when you buy, so your first bill will likely be higher than the seller's. Second, if you plan to keep a home up north and split the year, you can only claim homestead in Florida if Florida is your permanent residence, and that choice has tax consequences in your other state. A Canadian retiree spending winters here gets no homestead. This isn't legal or tax advice; confirm with a tax advisor before you file.
Insurance and hurricane prep on a fixed income
Insurance is the cost that most often breaks a retiree's budget here. A few habits help:
- Get a homeowners quote during the inspection period, using a wind mitigation report and, for older homes, a 4-point inspection.
- Know your hurricane deductible. It's a percentage of dwelling coverage, commonly 2% to 10%, and it applies once per calendar year. On a $300,000 dwelling limit, a 5% deductible is $15,000 out of pocket.
- Check the FEMA flood zone and get a flood quote even if the lender doesn't require one.
- Learn your county evacuation zone and have a plan for where you would go.
- Ask the seller about 2024 storm damage, claims and repairs.
A newer house with impact windows and a recent roof often costs more to buy and less to insure. On a fixed income, the monthly figure matters more than the price.
Who Bradenton fits, and who it doesn't
It fits retirees who want Gulf Coast access at a moderate price, are comfortable with an older home or condo, and want hospitals and shopping close by. It fits snowbirds who are happy in a busy winter season and a quiet summer.
It fits less well if you want new construction with low maintenance at an entry price; that usually means moving east to Parrish, Ellenton or Lakewood Ranch, with fees attached. It's also a harder fit if you can't absorb a hurricane deductible or a surprise condo assessment. If you share your monthly budget and the type of home you want, I can put together a shortlist of options that fit that number.
