Best Neighborhoods to Buy a Home in Bradenton

Eighteen Zillow neighborhoods sorted by budget, and the few that held value through a soft year.

Bradenton's neighborhoods range from about $176,196 in South Bradenton to $650,295 in Mill Creek on Zillow's home value index, against $351,538 for the city as a whole. Almost every neighborhood on the list dipped over the past year, so the more useful question is which areas fit your budget and which have held value best over five years.

Reading the list: west and older versus east and newer

Bradenton's Zillow neighborhoods fall into two broad groups. West and south of downtown, toward Palma Sola Bay and Sarasota Bay, the housing is older: mid-century block homes, 1970s and 1980s subdivisions, and condo and villa complexes. East toward I-75 and along SR 64 and SR 70, neighborhoods are newer, many built since the 1990s as gated or golf communities, with HOA fees and in some cases CDD assessments.

Zillow's neighborhood boundaries don't always match the names used on plats or by residents, and several of these areas sit outside city limits with a Bradenton mailing address. Each figure covers all home types, so a neighborhood with many villas reads lower than one with large single-family lots.

Under $280,000: South Bradenton, Bayshore Gardens, the Samosets, River Isles

The entry band is South Bradenton at about $176,196, Bayshore Gardens at $216,526, West Samoset at $251,826, Samoset at $263,767 and River Isles at $277,705.

Trends diverge sharply. West Samoset is up 0.5% in a year and 26.8% over five years, the strongest five-year figure in the city. Bayshore Gardens is up 18.2% over five years despite a 3.5% dip last year. South Bradenton fell 8.2% in the last year and is up only 3.3% over five, and River Isles is up 8.7% over five.

Homes here are mostly older, smaller houses, villas and condos. At these prices you're often buying a house that needs a roof, windows or plumbing work, and those items decide whether you can insure it at a reasonable price. Order the 4-point and wind mitigation inspections early, and check the flood zone, especially on lots near the bay or low drainage areas.

$350,000 to $415,000: the middle of Bradenton

Seven neighborhoods sit around the city's typical single-family value of $408,312: Braden River Lakes at about $350,546, Peridia at $360,397, Village Green at $376,435, Heritage Harbour at $386,613, Sabal Harbour at $401,205, Creekwood at $403,555 and Elwood Park at $412,620.

Village Green and Elwood Park show the best five-year growth in this band, at 18.7% and 18.5%. Heritage Harbour had the largest one-year drop on the whole list at 5.0%, and Peridia and Creekwood are up only 9.0% and 10.3% over five years. Several of these, including Peridia and Heritage Harbour, are golf communities on the east side, where part of the typical value is condos and villas that have been softer than houses.

In a golf or gated community, ask for the HOA budget, any separate club dues, whether membership is mandatory, and whether a CDD applies. Two houses at the same price can differ by several hundred dollars a month in fees.

$440,000 to $550,000: West Bradenton and Tidewater Preserve

West Bradenton has a typical value of about $446,987, down 0.7% in a year and up 25.2% over five years, one of the best long-run figures on the list. It covers older neighborhoods west of downtown toward Palma Sola, with a mix of modest houses and waterfront homes on the river and bayous. Prices vary widely street by street, mostly depending on proximity to the water.

Tidewater Preserve is about $541,800, down 3.8% in a year and up 10.7% over five. It's a newer gated community near the Manatee River on the city's northwest side. Newer construction means lower insurance on average, but check the HOA fees and the flood zone for the specific lot.

Above $580,000: Rosedale, Palma Sola Park, Greyhawk Landing, Mill Creek

The top band is Rosedale at about $581,804, Palma Sola Park at $638,172, Greyhawk Landing at $646,665 and Mill Creek at $650,295. Palma Sola Park and Mill Creek are two of only three neighborhoods on the list that rose in the past year, up 1.5% and 0.5%, and both are up about 23% over five years. Rosedale is down 1.7% and up 10.0% over five.

These are different products. Palma Sola Park is on the west side near Palma Sola Bay, close to the beaches. Greyhawk Landing and Mill Creek are east of I-75 off SR 64, with newer houses and, in Mill Creek, larger lots. Rosedale is a golf community east of the city near SR 70. At these prices, ask about roof age, pool equipment and any 2024 storm repairs on every house. Pick between them on location first: west-side buyers trade newer construction for beach access, east-side buyers do the reverse.

How I'd narrow it down

Start with where you'll spend your days: work, family, doctors, the marina or the golf course, because crossing Bradenton east to west in winter traffic takes time. Then set a monthly budget that includes HOA, any CDD, insurance and property tax at the purchase price, on top of the mortgage. Also check the flood zone and roof age on every finalist, since those two items move insurance more than the neighborhood name does. If Bradenton will be your permanent home, homestead takes up to $51,411 off the assessed value in 2026. With a budget and a side of town in mind, I can pull a shortlist from two or three of these neighborhoods so you can compare actual houses.
