Buying a House in Bradenton

Older resale homes in the city, new builds out east. The trade-offs are cost, fees and commute.

A typical single-family house in Bradenton is worth about $408,312 on Zillow's home value index, down 1.9% over the past year, with all home types up 15.0% over five years. The main choice Bradenton buyers face is between an older resale house in the city and a newer one in the master-planned areas to the east and north, and the gap between them shows up in fees and insurance as much as in price.

Two bedrooms or three: a $175,000 step

Zillow's bedroom figures for Bradenton show the steepest jump at the third bedroom. A two-bedroom is about $227,678, a three-bedroom about $402,541, a four-bedroom about $601,786 and five or more about $778,526. Going from two to three adds roughly $174,900, larger than the step from three to four.

The reason is mostly housing type. Many two-bedroom homes in Bradenton are villas, condos and manufactured homes, while three-bedroom homes are mostly detached houses with yards. For a buyer who needs a real three-bedroom house, the working budget starts near the typical house value, and the lower third of the overall market (ending around $204,530) mostly won't apply.

Resale in the city versus new construction east of I-75

Census data puts the median year built for Bradenton housing at 1983, and 42.4% of units are single-family detached homes. Inside the city you're mostly buying resale: 1950s to 1990s block homes, with some older houses near the Manatee River and downtown.

East and north of the city, the picture changes. On Zillow's typical all-homes values, Lakewood Ranch runs about $589,452, Parrish about $413,854 and Ellenton about $388,167. Those areas hold much of the new construction in the county. What you gain with a new home: a current roof, newer building code, often impact windows, and lower insurance premiums. What you take on:

Compare a resale house and a new one on total monthly cost, including CDD, HOA, tax at full value and insurance.

Palmetto, the islands and the far east of the county

Across the Manatee River, Palmetto's typical value is about $350,433, slightly below Bradenton's all-homes figure of $351,538. West toward the Gulf, prices jump: Cortez about $781,276, Bradenton Beach about $638,162, Holmes Beach about $1,005,246 and Anna Maria about $1,921,370. Those island and fishing-village areas took heavy storm damage in 2024, so flood history and repairs need close review there. Inland, Myakka City runs about $661,785, driven by large rural lots.

The point of these comparisons is to see what you're paying for. In Bradenton proper, the typical house buys an older home closer to the river, downtown and the bridges to the islands. The same money in Parrish or Ellenton buys a newer house with more fees attached. On the islands it buys far less house, or nothing at all at the typical price. I suggest settling the location question before looking at a single listing.

Insuring an older Bradenton house

For a resale home from the 1970s or 1980s, insurers typically want a 4-point inspection (roof, electrical, plumbing, HVAC) and price the wind portion from a wind mitigation inspection. The roof drives most of it. An old shingle roof can mean limited carrier options and a higher premium; Citizens Property Insurance is the state-backed fallback when private carriers decline. Roof-to-wall straps, a sealed roof deck, hip roof shape and opening protection all earn credits.

I'd get an insurance quote in the first days of the inspection period, before paying for every other inspection. If the quote is far off what you budgeted, you want to know early enough to renegotiate or walk.

Flood zones along the river, bay and Gulf

Bradenton has water on several sides: the Manatee and Braden rivers, Sarasota Bay and the Gulf beyond the islands. Pull the FEMA zone for the specific Bradenton parcel, not the street or subdivision. In an A or V zone, a lender will require flood insurance, separate from the homeowners policy. Ask the seller whether the house flooded in 2024 and whether a claim was paid. An elevation certificate helps with the flood quote. New construction out east isn't free of flood risk either; check the lot's zone and where water drains in the subdivision.

Taxes and cash to close

Your tax bill is based on the purchase price, because the assessment resets to market value after a sale. With homestead on a permanent Florida residence, up to $51,411 comes off the assessed value in 2026 and Save Our Homes caps later increases at 3% or CPI. Second homes get no homestead and a 10% cap on non-school levies. In a CDD community, the CDD charge sits on the same bill and isn't reduced by homestead.

On a $408,312 house with 20% down, the loan is about $326,600, with note stamps of about $1,143 and intangible tax of about $653 paid by the buyer, plus title, lender fees and prepaid insurance. This isn't legal or tax advice. If you're weighing a resale house in the city against a new one in Parrish or Lakewood Ranch, a shortlist that lines up both on monthly cost makes the choice clearer.

Questions buyers ask

Is it a good time to buy a house in Bradenton?

I don't predict prices. Zillow shows Bradenton house values down 1.9% over the past year after a 15.0% five-year rise for all homes, so buyers have some room to negotiate. Insurance quotes and CDD fees should weigh as much as price in your timing.

How much does it cost to buy a house in Bradenton?

The typical single-family value is about $408,312. With 20% down, plan on about $81,700 plus closing costs, including roughly $1,800 in state taxes on the mortgage.

Is Lakewood Ranch more expensive than Bradenton?

Yes. Zillow's typical value for Lakewood Ranch is about $589,452, versus $351,538 for all Bradenton homes. Many Lakewood Ranch homes also carry CDD and HOA charges.

What is a CDD fee in Bradenton?

A Community Development District assessment pays for infrastructure in many newer communities. It appears on your property tax bill, isn't reduced by homestead, and can last many years. Ask for the exact annual amount for the lot.
