Buying a House in Lakewood Ranch
Young houses, but the early ones are reaching their first big replacements. Price those in.
A typical single-family house in Lakewood Ranch is worth about $622,914 on Zillow's home value index, down 2.4% over the past year, with all homes up 12.2% over five years. The cost of buying here goes beyond the price: HOA and CDD charges, insurance, and on houses from the community's earlier years, the first replacement of roofs, AC systems and pool equipment.

Price by bedroom count
Zillow's bedroom figures for Lakewood Ranch rise steadily:
- Two bedrooms: about $408,157, mostly villas, paired homes and smaller houses.
- Three bedrooms: about $583,552.
- Four bedrooms: about $702,641.
- Five or more: about $828,336.
The biggest step is from two to three bedrooms, about $175,400, because that's where buyers move from attached villas into detached houses with yards and often pools. From three to four the step is about $119,100. Two-bedroom homes in many villages are attached, so check whether the HOA or a condo association covers the roof and exterior paint, and how it funds those costs. The market is wide, too: the lower third ends near $389,047 and the upper third begins above $1,039,291, where golf-course and estate-lot homes sit. A buyer at $600,000 is choosing among many neighborhoods; a buyer at $450,000 is mostly looking at villas, smaller houses and the edges of the community.

Young houses, first replacements
Census data puts the median year built at 2014, and 68.3% of units are single-family detached homes. But Lakewood Ranch has been building since the 1990s, so a large share of resale houses are 15 to 25 years old. For those, check the items that wear out on schedule in Florida:
- Roof. Shingle roofs from the early 2000s are near or past the age when insurers start asking questions. Tile roofs last longer but underlayment fails. Ask for the roof permit date.
- AC system. Many original systems have been replaced once; ask for the install date and service records.
- Pool and screen enclosure. Pumps, heaters, resurfacing and screen panels add up.
- Water heater and plumbing fixtures.
A house priced $20,000 below a similar one may have a 20-year-old roof. That difference can come back as an insurance surcharge or a roof replacement in the first year.

Wind mitigation, flood zones and the insurance quote
Newer Lakewood Ranch houses were built to Florida's post-2002 building code, which helps on wind mitigation reports: roof-to-wall attachment, roof deck nailing, and in many cases impact windows or shutters. Ask the seller for an existing wind mitigation report, or order one during the inspection period. Older homes may also need a 4-point inspection.
Flood risk here is mostly rain, not surge. Neighborhoods are laid out around ponds, creeks and preserves, and some lots sit in mapped flood zones. Pull the FEMA zone for the parcel, look at the lot's elevation relative to the pond and street, and ask whether water reached the house in the heavy storms of 2024. Get an insurance quote in the first days of the inspection period.
HOA, CDD and club fees
Most Lakewood Ranch houses come with an HOA, and many carry a CDD assessment on the tax bill. The HOA can range from basic common-area upkeep to a package that includes lawn care, gated entry and amenities. The CDD typically has a debt portion, repaying bonds over a fixed term, and a maintenance portion that continues. Golf and country club villages may add club dues.
On a resale, part of the CDD bond term is already paid, so ask how many years remain and whether the debt can be paid off. Ask the HOA for its budget, reserves and any pending special assessment, and ask what the HOA fee has done over the last three to five years, since steady increases tell you more than this year's number. Read the architectural rules before planning a pool, fence or exterior change.
Lakewood Ranch versus nearby options
Zillow's all-homes value for Lakewood Ranch is about $589,452. Nearby, Bradenton is about $351,538, Ellenton $388,167, Parrish $413,854 and Myakka City $661,785. Bradenton and Ellenton cost less but come with older housing and generally higher insurance. Parrish offers newer subdivisions at a lower price, with longer drives to Sarasota. Myakka City is higher because of large rural lots.
The Lakewood Ranch premium pays for location near I-75 and University Parkway, the town centers and the amenity network. If you don't use those, a newer house in Parrish may give you more square footage for the money. If you do, a well-kept resale in an established village often costs less per month than a brand-new house farther east.
Taxes and cash to close
The property tax bill resets to market value after you buy, so the seller's bill isn't your guide. Lakewood Ranch spans Manatee and Sarasota counties, and the millage rate depends on which side the house is on. If the house is your permanent residence, file for homestead: for 2026 it removes up to $51,411 of assessed value, and the yearly increase after that is held to 3% or CPI. Homestead does nothing for the CDD charge, which stays the same.
On a $622,914 house with 20% down, the down payment is about $124,600 and the loan about $498,300. The buyer pays note stamps of about $1,744 and intangible tax of about $997 on that loan, plus title, lender fees and prepaid items. This isn't legal or tax advice. If you're weighing two or three villages, a shortlist that shows roof age and total monthly cost for each house makes the comparison simple.
