What Weston Hills is
Weston Hills is one of Weston's two country club communities, the other being Bonaventure. Inside it are a number of separately named sub-communities, each with its own streets and often its own association. Names buyers see on listings include The Retreat, Bay Isle, Courtside, Meadowood, The Reserve, The Laurels, Montclaire and The Fairways. They differ in lot size, house size, age and fees, so buying in Weston Hills really means choosing one of these smaller communities inside it.
The housing is mostly large single-family homes, many on golf course or lake lots. Weston's citywide median year built is 1995, and much of Weston Hills fits that era, with later rebuilds and renovations mixed in. Zillow's name matches what locals call the area, though its boundary may not line up exactly with every sub-community's gate or plat.
Where Weston Hills sits on the Weston price ladder
At about $1,361,666, Weston Hills is close to Tequesta Lakes at $1,355,582 and a step below The Landings at $1,427,132 and Palm Island at $1,578,013. Windmill Ranch Estates, at about $3,867,582, is in a category of its own. Below Weston Hills are neighborhoods like The Island at $1,044,904, Orchid Island at $1,052,352 and Isles at Weston at $1,043,268, then a large middle group from roughly $750,000 to $970,000.
Weston Hills is about 1.9 times the citywide typical value and well above the city's upper-third threshold of about $1,164,877. Its value is also above Zillow's Weston figure for five-bedroom-plus homes, $1,288,782, which tells you how large many of these houses are. Its 2.0% one-year gain compares with a 0.8% decline for Weston single-family homes overall. Zillow doesn't publish five-year figures for Weston neighborhoods. Citywide, values are up 29.5% over five years.

Choosing between the sub-communities
Because each sub-community has its own character and costs, compare them one by one rather than treating Weston Hills as a single market.
- Lot and view: golf course frontage, lake frontage and interior lots trade at different prices. Golf frontage also means stray balls and course maintenance noise.
- House era and condition: an original 1990s house and a rebuilt or fully renovated one on the same street can be far apart in price and in insurance cost.
- Association layers: ask for every association that applies, sub-community and master, with dues, reserves and any special assessments.
- Club membership: confirm whether country club membership is optional, and what initiation and dues cost if you want it.
- Gate and security arrangements: these vary by sub-community and are reflected in the dues.
Inspection and insurance on a large Weston Hills house
A house built in the 1990s is roughly three decades old, and at this size, systems replacement is expensive. Check the roof's age and permit, the number and age of A/C systems, the pool and its equipment, and the water heaters. A tile roof on a large house is one of the biggest single repair items a buyer can inherit, and insurers price it closely.
Ask for the wind mitigation report or order one. Impact windows and doors throughout, or full shutter coverage, make a meaningful difference on a house with this much glass. Get quotes during the inspection period, and if the rebuild cost is high, ask the agent to show you the hurricane deductible in dollars as well as the percentage. Look up the FEMA zone for the address too. Weston is far from the coast, but its lakes and canals are part of the drainage system, and lake lots in particular should be checked.
Taxes at Weston Hills prices
At these prices, property tax is a large annual cost, and it resets to market value after you buy. A seller who has owned for years under homestead may have a tax bill far lower than yours will be. Estimate your own bill from the purchase price and the current millage, and add any special district assessment shown on the tax bill.
If the house is your permanent residence, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes caps later increases at 3% or CPI. On a $1.36 million home, the exemption is a small share of value, so the cap matters more over time than the exemption itself. Florida has no state income tax, which is often part of the reason buyers at this level move here from other states.
Who Weston Hills suits
Weston as a whole is a year-round, family-oriented city. Census puts its median age at 42.3, with 11.9% of residents 65 or older, and 63.3% of homes are single-family detached. Weston Hills follows that pattern at a higher price point, and it adds a country club setting that some buyers want and others don't need.
It suits buyers who want a large house in a planned community with golf nearby, and who are comfortable with layered associations and the costs of a big house. Buyers who want newer construction or a larger lot for the money sometimes compare it with other upper-tier Weston neighborhoods like The Landings or Tequesta Lakes. A shortlist sorted by sub-community, roof age and total annual association cost is the fastest way to compare Weston Hills homes on equal terms.
