Buying a Condo in Weston

The lowest-cost way into a city of $800,000 houses, and what to check first

The typical Weston condo is worth about $305,838 on Zillow's home value index, down 4.8% over the past year. That is less than half the typical Weston single-family home at $802,363, which is why most condo buyers here are buying their way into the city's address rather than into a tower lifestyle.

Where Weston's condos actually are

Weston is mostly a city of single-family subdivisions. Census data counts 63.3% of homes as single-family detached and only 14.4% in buildings with ten or more units. The condo supply is smaller than in coastal Broward, and a good share of it sits in Bonaventure, the older community that predates Weston's incorporation as a city in 1996. Zillow puts Bonaventure's typical value at about $349,143, far below any other neighborhood on its Weston list.

The rest of the attached stock is mostly townhouses, villas and low-rise condo communities inside the master-planned neighborhoods. Some of these are legally condominiums even when they look like townhomes, and some are fee-simple townhouses under an HOA. The difference matters for inspections, reserves and financing, so confirm the legal form on the listing and in the documents before you compare prices.

What a condo budget buys here

The step from one to two bedrooms is about $116,467, and the step from two to three is about $279,361. That second jump is where buyers move out of condos and into houses. If your plan is to own a condo for a few years and then move up within Weston, the gap you need to save for is large.

Condo values fell 4.8% in a year while single-family values slipped only 0.8%. Older condo buildings across South Florida have been repricing as reserve rules and insurance costs show up in monthly fees, and Weston is following that pattern. For a buyer, that means more room to negotiate and a stronger reason to read the budget line by line.

Reserves, milestone inspections and special assessments

Florida's post-2022 condo laws apply to any building of three or more habitable stories. A milestone inspection is due by December 31 of the year the building turns 30, or 25 if the local building official requires it, then every 10 years. A Structural Integrity Reserve Study is required every 10 years, and for budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce those reserves.

In a community built in the 1970s or 1980s, the 30-year mark has long passed. Ask for:

Since July 1, 2025, a resale condo buyer can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents. Use those days. One- and two-story condo buildings fall outside the milestone and SIRS rules, though they still need adequate reserves for roofs and paving.

Development district charges on the tax bill

Weston has city-run special districts, the Indian Trace Development District and the Bonaventure Development District, that maintain roads, canals, landscaping and drainage in their areas. Their assessments appear on the property tax bill as non-ad valorem charges, separate from the condo fee and separate from the property tax rate.

When you compare two condos, add the condo fee, the district charge from the most recent tax bill and an estimate of your own property tax at the purchase price. The tax bill a seller paid is a weak guide: assessments reset to market value after a sale, and a seller with years of homestead protection may be paying far less than you will.

Insurance and financing on a Weston condo

The association insures the building and common areas. You insure the interior, your contents and your liability with an HO-6 policy. Ask what the master policy covers inside the walls, since that determines how much interior coverage you need. Ask about the master policy's hurricane deductible too, because a large association deductible can turn into a special assessment after a storm.

Financing depends on the building. A lender treats a condo as warrantable or non-warrantable based on things like the reserve level, pending litigation, any single owner holding many units, and the share of the budget that is past due. Non-warrantable buildings need portfolio loans with larger down payments. Have your lender review the condo questionnaire early.

On a $305,838 purchase with 20% down, the down payment is about $61,168. On the $244,670 loan, note stamps at $0.35 per $100 are about $856 and intangible tax at 0.2% about $489. In Broward the buyer usually pays for the owner's title policy, at the state-set rate.

Weston condos against nearby cities

Weston's all-homes value of about $718,627 is well above its neighbors: Davie about $515,457, Pembroke Pines about $486,731 and Sunrise about $360,778. Condo buyers who mainly want lower monthly costs will find more inventory in Pembroke Pines and Sunrise, where large condo communities make up much more of the housing. Buyers who want Weston specifically, for its parks, layout and location near I-75, often accept a smaller unit or an older building to get in.

If you want a shortlist of Weston condo communities with the milestone, reserve and fee details already pulled, that is the fastest next step.
