How Weston's neighborhoods are organized
Weston is a master-planned city, and its neighborhoods are mostly defined subdivisions with their own HOAs, many gated, grouped under larger master associations. That makes neighborhood names more precise here than in older Florida cities. Zillow's boundaries still don't always match local usage: some Zillow names, such as Ridges or Patio Homes, bundle several separately named subdivisions, and a buyer will see the subdivision name on the listing. Treat the numbers below as a guide to a part of town, then check the specific community's fees and rules.
Census data shows a median year built of 1995 for the city, and 63.3% of homes are single-family detached. Bonaventure is the main exception, with older buildings and much of the city's condo stock.
Under $700,000: Bonaventure, Country Isles, Bermuda Springs, Patio Homes
- Bonaventure: about $349,143, down 3.6% in a year
- Country Isles: about $554,389, down 1.9%
- Bermuda Springs: about $660,294, down 1.4%
- Patio Homes: about $661,492, down 1.1%
Bonaventure is the entry point to Weston and the one area where condos and villas make up much of the supply. It is older than the rest of the city, so building age, reserves and milestone inspections come first in the review. Its 3.6% decline is the largest on Zillow's Weston list and mirrors the wider drop in older South Florida condos.
Country Isles, Bermuda Springs and the patio-home communities are where buyers find smaller single-family homes and townhouses with a Weston address below the city's typical value. Lots tend to be smaller, and HOA fees are usually lower than in the gated estate areas.

$700,000 to $900,000: the core family neighborhoods
- Hibiscus Island: about $718,404, up 1.3%
- The Falls: about $746,168, down 1.9%
- North Lake: about $783,901, down 2.5%
- Laguna Springs I and II: about $792,724 and $801,363, both down 2.0%
- Savanna: about $816,256, up 0.3%
- Emerald Estates: about $834,546, down 1.2%
- Ridges: about $860,076, down 1.1%
- The Meadows: about $862,994, down 1.4%
This band sits close to the citywide single-family value of $802,363 and holds the largest number of Zillow neighborhoods. Most dipped by 1% to 2.5%. Hibiscus Island and Savanna were the exceptions. In this range the house itself matters more than the name: roof age, whether the lot backs onto a lake, the pool's condition and the HOA's reserve position can move the value of two houses on the same street by tens of thousands of dollars.
$900,000 to $1.1 million: larger lots and lake frontage
- Sunset Springs: about $948,710, up 1.5%
- The Lakes: about $969,254, up 0.2%
- Isles at Weston: about $1,043,268, down 2.4%
- The Island: about $1,044,904, up 0.7%
- Orchid Island: about $1,052,352, up 2.0%
These areas line up with the typical 4-bedroom Weston home at about $852,799 and the 5-bedroom-plus home at about $1,288,782. Isles at Weston fell while its neighbors in the same band rose, which is a reason to look closely at recent sales there before setting an offer. Buyers in this range should compare guard-gated and ungated options carefully, since a staffed gate adds to monthly fees.
$1.3 million and up: Weston Hills, Tequesta Lakes, The Landings, Palm Island, Windmill Ranch Estates
- Tequesta Lakes: about $1,355,582, up 2.3%
- Weston Hills: about $1,361,666, up 2.0%
- The Landings: about $1,427,132, up 0.8%
- Palm Island: about $1,578,013, up 2.0%
- Windmill Ranch Estates: about $3,867,582, up 1.2%
Every neighborhood in this band gained value over the past year, the opposite of the lower bands. Weston Hills is built around the Weston Hills Country Club golf courses. Windmill Ranch Estates is a separate tier entirely, with estate lots and custom homes; its typical value is more than five times the citywide figure, and comparable sales are few, so pricing there needs a custom analysis.
At this level, insurance is a major line item. Ask for the wind mitigation report, roof permit dates and a flood quote early, and check whether the house has impact windows or shutters.
Matching a budget to a band
Buyers looking at Weston usually start from one of three plans. The first wants the city's parks and location at the lowest price, and ends up comparing a Bonaventure condo or villa with a townhouse in one of the patio-home communities. The difference there is often building age and fee structure more than space.
The second is a family that needs four bedrooms and a yard. That budget points at the $700,000 to $900,000 band, where the choice usually comes down to lake frontage, pool, roof age and how far the house is from the school or office the family drives to every day. With most of this band slightly down over the year, buyers have more room to ask for repair credits.
The third is a move-up buyer looking at $1 million and above, where gains held up best. Here the number of comparable sales is small, so each offer needs its own pricing work rather than a citywide average.
What to check in any Weston neighborhood
- Both HOA layers: the neighborhood association and the master association, with any special assessments
- District charges: the Indian Trace Development District or Bonaventure Development District line on the tax bill
- Flood zone by address: elevation differs between lots in the same community
- Tax reset: estimate property tax on your price, since the seller's bill reflects their own assessment history
If you tell me your budget and must-haves, a shortlist across two or three of these neighborhoods is the quickest way to compare like with like.
