How Weston was built and why it matters to buyers

Most of Weston was developed by Arvida as a master-planned community, originally called Indian Trace, with the first homes completed in 1984 in the Country Isles and Windmill Ranch sections. The city incorporated in 1996. Bonaventure, an older development on the east side built separately from the Arvida plan, voted to join Weston in 1997.

That history shows up in the housing. Census puts the median year built at 1995, newer than most of Broward, where much of the housing went up in the 1970s and 1980s. Single-family detached homes make up 63.3% of units, and only 14.4% are in buildings with ten or more units. Most neighborhoods are planned subdivisions with their own HOA, many gated, with lakes, landscaped boulevards and architectural rules. For a buyer, a Weston house usually means a newer roof cycle and code-era construction, and also an association that has a say in what you change.

Who lives in Weston

Weston has about 68,837 residents and a median age of 42.3. Only 11.9% are 65 or older, a low share for South Florida. Seasonal homes are just 3.8% of the stock. It is a city of year-round households, with many working-age owners, and the neighborhoods, parks and HOA amenities are built around that.

Retirees do live here, especially in Bonaventure, but Weston isn't organized around age-restricted communities the way some other Broward cities are.

The household mix affects daily life in practical ways. Weekend traffic centers on parks, sports fields and the shopping centers along the main roads rather than on beaches or nightlife. Evenings are quiet. Buyers coming from a dense city sometimes find it too uniform, while buyers coming from other suburbs tend to settle in quickly.

Location, roads and the Everglades edge

Weston sits at the far western edge of Broward. The Everglades border it on the north and west. I-75 runs along the city's eastern edge and then turns west along the north side as Alligator Alley toward Naples. I-595 ends at Weston's corner with Sunrise and Davie and runs east toward Fort Lauderdale and the airport. US 27 runs along the western fringe, State Road 84 forms the northern border and Griffin Road parallels the southern one.

Cleveland Clinic has a large campus in Weston, one of the city's major employers. Fort Lauderdale-Hollywood International is the closest major airport. The beach is a long drive east, and commute times to downtown Fort Lauderdale or Miami depend heavily on I-595 and I-75 traffic. Test-drive your commute at rush hour before you buy.

HOAs, special districts and the full monthly cost

Nearly every Weston house sits in at least one association, and many in two: a neighborhood HOA and a larger master association. Ask for both budgets, the dues, any pending special assessment and the architectural rules. Some communities also carry assessments from a special district that appear on the property tax bill, so ask for the full tax bill rather than just the millage estimate.

Florida has no state income tax, which is a large saving for many households moving from high-tax states. At Weston prices, property tax and insurance become the big line items instead. After a sale, Broward resets the assessment to market value. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes capping increases at 3% or CPI.

Weather, insurance and what newcomers miss

Weston is far from storm surge, but hurricane wind is still the main insurance risk, and the city is low and flat with lakes and canals that manage stormwater. Check the FEMA zone of each address, ask about roof age and impact windows, and get a wind mitigation report and quotes during the inspection period. Houses from the late 1980s and 1990s can be approaching their second roof.

On Zillow's all-homes figures, Weston at $718,627 is well above Davie at $515,457, Coral Springs at $521,975 and Pembroke Pines at $486,731. For buyers deciding between those, a shortlist of Weston neighborhoods within budget shows quickly whether the premium is worth it to you.
