55+ Communities in Leesburg

A ring of age-restricted communities around an older city

Leesburg has one of the larger clusters of 55+ communities in Lake County, and the price of entry is lower than in many neighboring towns: Zillow's home value index puts a typical two-bedroom home at $205,251. Most of these communities sit on the edges of the city or just outside it with Leesburg addresses, and they range from golf neighborhoods to manufactured-home parks.

Named 55+ communities with Leesburg addresses

Retirement-community directories list several active-adult communities with Leesburg addresses, including:

Some of these are inside Leesburg city limits and some are in unincorporated Lake County, which affects which government provides services and how property taxes are calculated. The age rules, amenities and land arrangements differ from one to the next, so treat the list as a starting point and read each community's documents.

What 55+ means under federal law

The Housing for Older Persons Act lets a community restrict sales by age if at least 80% of occupied units have at least one resident aged 55 or older, and if the community publishes and follows policies that show it is meant for older residents. Within that rule, each association decides details such as whether a younger spouse may stay after the older one dies, how long grandchildren may visit, and whether an adult child can move in.

Those rules affect your life and your resale value. Ask for the declaration, bylaws and rules before you sign, not after, and keep copies for the day you sell.

Owned land, leased land and the monthly total

Mobile and manufactured homes make up 9.0% of Leesburg's housing, and some 55+ communities around the city are manufactured-home communities. The key question there is whether you own the lot or pay lot rent.

Site-built 55+ homes usually carry HOA dues, and some carry golf or amenity charges. Compare all of these over ten years, not month one.

Price levels in and around Leesburg

Zillow's typical values for Leesburg as a whole:

These are citywide numbers, not 55+ community averages, and Zillow does not publish a separate figure for age-restricted homes. A golf-course home in an amenity community will usually sit above the citywide two-bedroom figure, while a manufactured home on leased land often sells well below it.

Leesburg values are down 3.2% over the past year and 14.4% higher than five years ago. Census data shows 28.2% of residents are 65 or older and only 4.0% of homes are seasonal, so 55+ communities here are mostly full-time homes rather than winter bases.

Daily life outside the gate

One advantage of retiring in a Leesburg-area community rather than a self-contained resort development is the city next door. UF Health Leesburg Hospital is in town, Lake-Sumter State College has its main campus here, and the downtown and Venetian Gardens park sit on Lake Harris. US 27, US 441 and SR 44 connect the outlying communities to shopping and doctors, and The Villages is a short drive north for anyone who wants its restaurants and events without living there.

The flip side is that most Leesburg-area communities are spread out and you will drive for nearly everything. Before choosing between two communities, time the trip from each to the hospital, your pharmacy and a grocery store. A ten-minute difference each way becomes a real part of your week, and it matters more as driving gets harder with age.

Golf, clubhouse and amenity costs

Several Leesburg-area 55+ communities are built around golf. Before you buy into one, find out:

A course owned by a private operator can change hands or close, which affects both lifestyle and home values. Ask the association what agreements protect the course.

Homestead, insurance and inspection points

If you will live in Leesburg full time and own the land under your home, file for homestead with the Lake County Property Appraiser. It takes up to $51,411 off the assessed value in 2026, and Save Our Homes caps future assessment increases at 3% or CPI. Seasonal residents and Canadians who keep residency at home do not qualify.

Insurance depends heavily on the home type. For manufactured homes, insurers ask about year built, tie-downs and roof. For site-built homes, they want the roof age and a wind mitigation report, plus a 4-point inspection on older houses. Check the FEMA flood zone, especially for homes near ponds or golf course drainage. With seven or more communities in reach, a shortlist sorted by monthly cost is the fastest way to narrow the field.
