Where Clermont is and what makes it different
Clermont is in south Lake County, west of Orlando. It's one of the few places in Florida with real hills: the area sits on high ground that draws road cyclists and runners, and Sugarloaf Mountain, one of the highest points on the Florida peninsula, is just to the north. The Clermont Chain of Lakes runs through and around the city, with Lake Minneola and the downtown waterfront park at its center. The Citrus Tower, a 1950s observation tower, still overlooks the old citrus country.
Clermont is also known as a training town. The National Training Center hosts athletes and endurance events, and triathlons and long-distance races use the lakes and hills. If you like outdoor exercise, that culture is a real draw. Orlando Health South Lake Hospital is in the Clermont area.

Getting to work, the airport and the parks
State Road 50 runs east-west through Clermont toward Orlando, and US 27 runs north-south. Florida's Turnpike passes to the north, and State Road 429 runs along the east side of the area, giving a toll route around the west side of Orlando. Many residents commute to Orlando, the theme park corridor or Lake Nona.
The roads are the main complaint. Growth has outpaced capacity in places, and SR 50 and US 27 back up at rush hour. Before you buy, drive your actual commute at the time you'd make it, from the specific subdivision you're considering. A house on the east side of town near the 429 can make a very different day from one further south or west.

Who's moving here and what they're buying
Census data shows a median age of 42.2, with 23.6% of residents 65 or older. That's a mix: families, commuters and a meaningful retiree population. Only 2.9% of homes are seasonal, so nearly everyone lives here full time.
The housing is young. The median year built is 2006, one of the newest profiles in Central Florida. About 69.2% of homes are single-family detached and 17.5% are in buildings with 10 or more units, mostly apartments and condos along main roads. Just 1.7% are manufactured homes.
Zillow puts a typical single-family home at about $430,136. By size, a 2-bedroom runs about $309,318, a 3-bedroom $388,772, a 4-bedroom $485,595 and a 5-bedroom or larger $594,124. The lower third of the market is near $334,535 and the upper third near $580,855. Condos, a small part of the market, average about $146,658.
HOAs, CDDs and the cost of a new suburb
Because so much of Clermont was built after 2000, most houses sit in subdivisions with an HOA, and many newer ones also have a Community Development District. The CDD assessment appears on the property tax bill and can add a substantial amount each year, sometimes for decades while the district's bonds are repaid. When you compare two houses at the same price, compare their full tax bills, not the HOA dues alone.
Also keep in mind that the tax bill resets after you buy. The seller's assessment may be years behind market value. If you're moving here permanently, file for homestead: in 2026 it takes up to $51,411 off assessed value and limits future increases to 3% or inflation. Florida has no state income tax, which for many newcomers from other states offsets part of the higher insurance cost.
Inland storms, lakes and the ground
Clermont is inland, so storm surge isn't a factor, but hurricanes still bring wind and heavy rain. Homes near lakes, ponds and low areas can sit in high-risk FEMA flood zones; check the zone for the exact address. Lake levels in Central Florida rise and fall over years, so ask about the history of any lakefront lot.
Lake County is also part of the region where sinkholes occur. Florida homeowners policies must cover catastrophic ground cover collapse, but broader sinkhole coverage is optional and costs extra. Ask your insurance agent what the quoted policy includes, and ask the seller about any past ground issues or claims.
Pros and cons for buyers
Pros:
- Newer homes: a 2006 median build year means fewer old-roof and old-wiring problems than many Florida towns.
- Lakes, hills and trails, plus an active outdoor culture.
- Access to Orlando's job market and attractions without living in the city.
Cons:
- Traffic on SR 50 and US 27 that has grown with the population.
- HOA and CDD costs that add up on newer subdivisions.
- Prices above much of Lake County: Groveland averages $367,343, Leesburg $273,975 and Eustis $334,607.
Montverde, at $687,141, and Sorrento, at $414,655, are the nearby markets at or above Clermont's level.
What newcomers get wrong
The first mistake is assuming a newer house needs no inspection. A 2006 house now has a roof close to 20 years old, an AC unit that may be original and water heaters past their typical life. Insurers will ask about the roof. The second is not checking the CDD; it can make a cheaper house more expensive to own. The third is picking a subdivision by price alone without driving the commute. Plan around where you'll spend most of your weekday driving, and the right part of Clermont usually becomes obvious.
