Buying a House in Clermont

A market of 2000s subdivision houses, where the fees and the roof decide the deal

A typical single-family house in Clermont costs about $430,136 on Zillow's home value index, down 1.7% over the past year after a 19.4% rise over five years. Most of what you'll tour was built in the 2000s and sits in a subdivision with an HOA, so the purchase price is only part of what a Clermont house really costs.

Prices by size and where the steps fall

Zillow's typical values by bedroom count: about $309,318 for a 2-bedroom, $388,772 for a 3-bedroom, $485,595 for a 4-bedroom and $594,124 for 5 bedrooms or more. Each step costs more than the last: about $79,500 from two to three bedrooms, $96,800 from three to four, and $108,500 from four to five.

The 2-bedroom number is high relative to the 3-bedroom, because most 2-bedroom houses here are newer villas and small homes rather than old cottages. For many buyers, the 3-bedroom band is where the most choice sits. Zillow's lower-third marker for Clermont sits around $334,535, and its upper-third marker around $580,855, a spread of about $246,000. If your budget is around $400,000, you're shopping the heart of the Clermont market, and the decision usually comes down to subdivision, lot and age of the major systems.

The 20-year-old house problem

Census data puts Clermont's median year built at 2006, which sounds new. But a 2006 house in 2026 is 20 years old, and in Florida that's when several expensive items come due at once:

Ask for permits on any replacement rather than relying on the seller's word. A house with a new roof and AC can be worth paying more for than an identical house with the originals. Order a wind mitigation inspection too, since houses built to the post-2002 Florida Building Code often qualify for meaningful credits if the paperwork shows it.

HOA and CDD: read the documents before the offer

Most Clermont subdivisions have an HOA, and many newer ones have a Community Development District. The two work differently:

Ask how many years remain on the CDD bonds and whether the debt can be paid off early. Get the last two tax bills and the HOA's current budget, and read the deed restrictions for rules on fences, sheds, parking and pools. A resale house's estoppel letter, ordered by the title company, will confirm what's owed to the association at closing.

Lakes, flood zones and the ground under the house

Clermont's lakes are part of the appeal, and they also drive some of the risk. Houses on or near lakes, ponds and low areas can fall in high-risk FEMA flood zones, where a lender will require flood insurance. Look up the zone, ask for an elevation certificate on lakefront lots, and get a flood quote even if you're outside the high-risk zone.

The other ground question is sinkholes, which occur in this part of Central Florida. Ask the seller directly about any past ground claims or repairs, and have the inspector look for cracks in slabs, walls and driveways. Then ask your insurance agent to spell out how sinkhole loss is handled in the policy you're quoted, because standard and optional coverage differ.

Closing math on a typical 3-bedroom

Here's a rough example on a $388,772 house, the typical 3-bedroom value, with 20% down:

On top of that come lender fees, title insurance, recording, prepaid homeowners insurance and escrow deposits for taxes. In Lake County, who pays for the owner's title policy is negotiable in the contract. Property tax will reset to market value after you buy; if this is your permanent home, homestead takes up to $51,411 off the assessed value in 2026. This isn't legal or tax advice.

Clermont against the rest of Lake County

Clermont's typical all-homes value of $427,392 is near the top of Lake County. Groveland, next door to the west, averages $367,343, about $60,000 less, and has a lot of newer subdivision houses too. Mount Dora ($387,027), Eustis ($334,607), Tavares ($306,546) and Leesburg ($273,975) are cheaper still but farther from Orlando's west side. Sorrento ($414,655) and Howey in the Hills ($400,926) are close to Clermont's level, and Montverde ($687,141) is well above it.

Buyers usually pay the Clermont premium for its location toward Orlando, its lakes and hills, and its shopping and services. If your commute is flexible, comparing a Clermont house with a similar one in Groveland is the quickest way to see what the premium buys. I can put both on one shortlist so the trade-off is clear. The same goes for comparing a resale house with a new build a few miles away: price the CDD, the roof and the insurance for each before deciding which one is actually cheaper to own.
