Moving to Tavares, FL

The Lake County seat on three lakes, where prices sit below Mount Dora and Clermont

Tavares is a good place to live for buyers who want an inland lake town at a lower price than its better-known neighbors: Zillow's home value index puts the typical home at $306,546, about $80,481 below Mount Dora. It is the county seat of Lake County, it skews older, and its housing mix is unusual, so it pays to understand what you are buying before you move.

What kind of town Tavares is

Tavares sits between Lake Dora and Lake Eustis, with Lake Harris to the south, and it calls itself America's Seaplane City because of the seaplane base on Lake Dora by Wooton Park downtown. As the county seat, it has the Lake County courthouse and county offices, which bring weekday traffic and jobs to the small downtown.

About 20,463 people live here, and Census data puts the median age at 53.1, with 35.9% of residents 65 or older. Seasonal homes are 7.4% of the housing, so most people live here full time. Expect a quiet, older town with boating, fishing and lake views as the main draws, and nightlife that mostly means a waterfront restaurant.

Housing stock: a third of the market is not what you expect

The biggest surprise for newcomers is the mix. Mobile and manufactured homes make up 27.0% of Tavares housing, single-family detached homes 53.7%, and buildings with ten or more units just 7.3%. The median home was built in 1996.

That shapes the price data. Zillow's typical one-bedroom value of $99,605 and two-bedroom value of $223,573 are pulled down by manufactured homes, many in age-qualified communities. If you want a conventional single-family house, the useful number is the single-family index of $316,911, or $304,506 for a three-bedroom and $360,012 for a four-bedroom. The lower third of the market tops out near $216,179, and the upper third starts around $428,969, where lakefront and newer homes sit.

When you see a low price on a listing, check three things first: whether it is a manufactured home, whether the land is owned or leased, and whether the community is 55+.

How prices have moved, and how Tavares compares

All-homes values in Tavares are up 17.2% over five years and down 1.8% over the last year. Condos, a small part of the market, are at $189,997 and down 1.0%. The flat year means more listings to pick from and more room to negotiate repairs.

Against its neighbors, Tavares is in the lower-middle of Lake County:

Many buyers compare Tavares and Mount Dora directly, since the two touch. Mount Dora charges for its historic downtown. Tavares gives you similar lakes and the same hospital access for less.

Getting around, healthcare and daily errands

US 441 and State Road 19 are the main roads through town. Orlando is the nearest big city, and Orlando International Airport is the usual airport, typically a drive of about an hour or a bit more. Plan on a car for nearly everything.

AdventHealth Waterman, the main hospital in this part of the county, is in Tavares, which matters for an older population. Groceries and big-box shopping are spread along US 441 between Tavares, Eustis and Mount Dora, so the three towns work as one area for daily errands.

Lake life: what owning near the water involves

The lakes are why most people choose Tavares, and the chain of lakes around town is connected for boaters, so a lakefront or canal home can mean a boat at your own dock. That convenience comes with costs that inland buyers from up north rarely budget for.

Lakefront homes usually sit in the upper third of the Tavares market, above roughly $428,969 on Zillow's numbers. Zillow does not publish a separate lakefront index, so the comparison needs recent nearby sales.

Taxes, insurance and storms for an inland buyer

Florida has no state income tax. If Tavares is your permanent home, file for homestead with the Lake County Property Appraiser: in 2026 it can take up to $51,411 off assessed value, and Save Our Homes caps yearly increases at 3% or CPI. The assessment resets to market value when you buy, so budget from the purchase price, not the seller's tax bill. Amendment 3 on the Nov 3, 2026 ballot may change parts of this; the result isn't known yet.

Being inland means no storm surge, but hurricanes still bring wind and rain. On any house, get the roof age and a wind mitigation inspection, and a 4-point inspection if it is older. For lakefront and canal lots, check the FEMA flood zone and get a flood quote. Manufactured homes insure differently: the year built and how the home is tied down matter a lot, so get that quote early.

Pros, cons and what newcomers get wrong

Tell me which side of that list matters most to you, and a shortlist of Tavares homes that fit, with insurance and fees estimated, is the natural next step.
