55+ Communities in Tavares
Manufactured-home parks and a new active adult community, and how their costs really differ
Tavares has more 55+ choices than its size suggests: 35.9% of residents are 65 or older, and Census data shows 27.0% of its homes are mobile or manufactured homes, many of them in age-qualified communities. The options run from manufactured homes on leased lots to new single-family homes in Cresswind at Lake Harris, and the monthly costs differ more than the prices do.

The rule that makes a community 55+
Under the federal Housing for Older Persons Act, a community may limit residents by age when at least 80% of occupied homes have at least one resident who is 55 or older, it publishes policies showing it intends to operate as 55+, and it verifies ages. The remaining 20% is up to the community, and rules for younger spouses, caregivers and visiting grandchildren vary.
Check the recorded documents, not the sign at the gate. Some communities marketed to retirees are not legally age-restricted, and that affects who your future neighbors and buyers can be.

Three kinds of 55+ housing in Tavares
- Manufactured homes on a leased lot: you own the home and pay a monthly lot fee to the community owner. Riverest, a 55+ manufactured-home community on the water in Tavares, is one example. These are the lowest purchase prices in town.
- Manufactured homes on an owned lot: you own the home and the land, often with a modest HOA. Prices are higher, but there is no lot fee that can rise.
- Single-family active adult: Cresswind at Lake Harris, built by Kolter Homes, offers new conventional homes with a clubhouse, amenities and an activity program, paid for through HOA dues.
Zillow's index shows how wide the spread is. A typical one-bedroom in Tavares is valued around $99,605 and a two-bedroom around $223,573, numbers shaped heavily by manufactured homes, while the single-family index is $316,911 and the upper third of the market starts near $428,969.

Land lease: the number that matters most
In a land-lease community, the lot fee is the cost that decides whether the home is a bargain. A home that sells for far less than a house can cost more over ten years once the lot fee and its increases are added. Before you offer, ask for:
- The current monthly lot fee and what it includes, such as water, sewer, trash or lawn care.
- The history of increases over the last several years.
- The prospectus. Florida's Mobile Home Act, Chapter 723 of the Florida Statutes, requires parks it covers to provide one, and it sets out how and when lot fees can change.
- Whether the community is owned by a company or by the residents, since resident-owned parks set fees differently.
Financing is different too. Homes on leased land usually need a personal-property loan instead of a standard mortgage, with shorter terms and higher rates, and many sales are cash.
Insuring manufactured and new homes
For a manufactured home, the year built and how the home is anchored drive the insurance price. Homes built after HUD tightened wind standards in 1994 generally insure more easily than older units. Ask for the tie-down details and roof-over history, and get a quote before the inspection period ends.
A new Cresswind home, built to current Florida code, typically gets better rates than either a manufactured home or a 1990s resale house. Tavares is inland, so storm surge is not a risk, but some lakeside communities have lots in a flood zone. Check the FEMA zone and a flood quote on anything near water.
Homestead and the tax bill for retirees
Florida has no state income tax. A permanent Tavares resident can claim homestead: up to $51,411 off assessed value in 2026, and Save Our Homes keeps yearly assessment increases to 3% or CPI. A manufactured home on land you own is generally taxed as real property and can qualify; on leased land the treatment differs, so ask the appraiser before you buy. Amendment 3 on the Nov 3, 2026 ballot could change parts of these rules. This isn't legal or tax advice; confirm details with the Lake County Property Appraiser.
Questions to ask before you join a Tavares 55+ community
- Is the community legally age-restricted, and how does it verify ages?
- For land-lease parks: what is the lot fee today, how much has it risen, and what notice is given before a change?
- What is included in the monthly charge, and what is billed separately?
- For HOA communities: how large are the reserves, and have there been special assessments?
- How did the community do in recent storms, and were there any repairs owners paid for?
- How long do homes take to sell, and who usually buys them?
The last question matters more than most people think. A manufactured home on leased land can take longer to sell because many buyers pay cash, while a new home in an amenity community competes with the builder's own new inventory until the community sells out. Ask the sales office or a resident how resales have gone over the last two years before you decide.
Comparing Tavares with the 55+ towns nearby
Tavares sits in the lower-middle of Lake County on price. Leesburg's typical value is $273,975 and Fruitland Park's $292,068, both cheaper, while Lady Lake, on the edge of The Villages, is $328,905 and Mount Dora is $387,027. Only 7.4% of Tavares homes are seasonal, so most 55+ residents here are year-round, which keeps clubhouses active through summer.
AdventHealth Waterman is in Tavares, a practical advantage over more remote retirement areas. Once you know whether you want the lowest entry price, owned land, or a new home with amenities, a shortlist across those three types, with lot fees and dues spelled out, is the useful next step.
