55+ Communities in Clermont

Hills, lakes and mostly newer houses on the west edge of the Orlando area

Clermont's housing is young for a retirement market, with a median build year of 2006 in Census data, and Zillow's typical single-family home is about $430,136. So most 55+ buying here involves a newer house in a planned community, often new construction, which brings builder contracts, CDD assessments and HOA dues into the decision far more than the old-condo questions buyers face on the coast.

Who is retiring to Clermont

About 23.6% of Clermont residents are 65 or older and the median age is 42.2, so retirees live alongside a large number of working families. Only 2.9% of homes are seasonal. In practice that means most 55+ buyers here move full time, often to be closer to children and grandchildren in the Orlando area, rather than to spend winters.

Clermont sits in south Lake County, with rolling hills unusual for Florida, the Clermont Chain of Lakes, and the Citrus Tower overlooking the city. State Road 50 and US 27 cross the city and the Florida Turnpike runs nearby, so Orlando, the airport and the theme parks are within driving distance without living inside the metro's traffic.

Clermont 55+ prices and how they compare

The typical home in Clermont is $427,392, down 1.6% in a year after a 19.4% rise over five years. A two-bedroom home is valued at about $309,318, a three-bedroom at about $388,772 and a four-bedroom at about $485,595. The lower third of the market starts near $334,535 and the upper third near $580,855, a narrower range than coastal cities.

To the north, Leesburg at $273,975 and Lady Lake at $328,905 cost noticeably less, and Lady Lake borders The Villages. Mount Dora is $387,027. Groveland, right next door, is $367,343. Montverde, at $687,141, is the high-priced exception. If budget is the top priority, a 20 to 40 minute drive north in Lake County can save $50,000 to $150,000 on a similar size home.

Inside Clermont the condo market is small and cheap, about $146,658 and down 4.9% last year, and it rarely overlaps with 55+ demand. Most retirees here want a single-story detached home or an attached villa with a garage. Resales in communities built in the 2000s and 2010s are where buyers tend to find the most square footage per dollar, while brand-new phases cost more but come with a new roof, new systems and builder warranty coverage.

Buying new construction in a 55+ community

Because so much of Clermont's 55+ supply is new, a few points come up on almost every purchase:

HOA dues and CDD assessments

Most active-adult communities near Clermont charge HOA dues that cover the clubhouse, activity staff, pools, gates and often lawn care. Many were also built with a Community Development District, which bills an annual assessment through the Lake County tax bill to repay bonds for roads and utilities. Ask the sales office or seller for both numbers, and check the property tax bill for the actual CDD amount on that lot. Homestead lowers your taxable value but does not lower a CDD or HOA charge.

As a permanent resident, you can claim up to $51,411 in homestead exemptions in 2026, and Save Our Homes then caps yearly assessment increases at 3% or CPI. With no state income tax, a Clermont retiree's main recurring costs are property taxes, insurance and these community fees.

Insurance and inspection questions inland

Being inland reduces storm surge risk but hurricanes still bring wind and heavy rain to Lake County. Newer homes built to current Florida code usually get better insurance quotes, especially with a wind mitigation report showing roof-to-wall connections and the roof shape. Low areas around Clermont's lakes can fall into FEMA flood zones, so check the map for the exact lot and get a flood quote anyway. Central Florida also has sinkhole history, so ask about any past claims on resale homes and read what your policy covers.

If you tell me your budget and whether you prefer brand-new or resale, I will put together Clermont 55+ options with the HOA and CDD figures already filled in.

Common questions

Are there 55+ communities in Clermont, FL?

Yes. Most are newer gated active-adult neighborhoods built by national builders in and around Clermont, plus retiree-heavy subdivisions that are not formally restricted. About 23.6% of Clermont residents are 65 or older.

How much does a home in a Clermont 55+ community cost?

Zillow's typical single-family value in Clermont is about $430,136, and two-bedroom homes run near $309,318. New construction in active-adult communities often prices above resale due to lot premiums and options.

Do Clermont 55+ communities have CDD fees?

Many newer communities in Lake County do. The CDD assessment appears on the property tax bill and is separate from HOA dues, so check both before buying.

Is Clermont cheaper than The Villages area?

Not necessarily. Lady Lake, which borders The Villages, has a typical value of $328,905 against Clermont's $427,392. Clermont is closer to Orlando, which partly explains the difference.
