Is Mount Dora a Good Place to Retire?

A small lake town with year-round neighbors, at a higher price than the towns around it

Mount Dora is a good place to retire if you want a small, walkable lake town within reach of Orlando, and 33.5% of its residents are already 65 or older, according to Census data. The catch is price: Zillow's home value index puts the typical home at $387,027, more than most of its Lake County neighbors.

Who already retires here: the Census picture

Mount Dora has about 17,278 residents and a median age of 48.8. One in three is 65 or older. What stands out is how few homes sit empty part of the year: only 4.7% are classed as seasonal, a low share for a Florida town with this many retirees. Most older residents live in Mount Dora full time rather than flying in for the winter.

That shapes daily life. Clubs, churches, restaurants and volunteer groups keep going in August as well as in February, and your neighbors are home when a storm is on the way. In towns where a third of the houses go dark every summer, the off-season can feel empty. Mount Dora mostly avoids that.

The housing is middle-aged. The median home was built in 1993, 62.1% of homes are single-family detached, 10.4% of units sit in buildings with ten or more units, and mobile homes are just 2.6% of the stock.

What a retiree's home costs in Mount Dora

Most retirees I work with want one of three things: a low-maintenance condo, a two-bedroom house, or a three-bedroom with space for visiting family. Here is where Zillow's index puts those now:

Across all homes, values are up 18.7% over five years and down 1.3% over the last twelve months. Prices have flattened after the run-up, which gives buyers time to compare and more room to ask for repairs than they had in 2021 and 2022. The lower third of the market tops out around $275,635, and the upper third starts near $572,126, which is where lakefront homes and restored older houses near downtown tend to sit.

Cheaper towns ten to twenty minutes away

If the budget is tight, a similar lifestyle costs less a short drive away. Tavares, the county seat next door, has a typical value of $306,546, about $80,481 below Mount Dora. Eustis sits at $334,607 and Leesburg at $273,975. Lady Lake, on the edge of The Villages, is at $328,905.

Plenty of retirees live in one of those towns and drive into Mount Dora for dinner and events. Others pay the premium because walking to the lake, the shops and the festivals is the reason they came. Both are sensible. Decide which kind of buyer you are before you tour, because it changes the shortlist completely.

Hospitals, driving and the Orlando connection

AdventHealth Waterman, the main hospital for this part of Lake County, is in neighboring Tavares, a short drive from downtown Mount Dora. For specialists, many retirees also use the larger hospital systems in the Orlando area.

Orlando International Airport is the usual airport for family visits, and the drive is about an hour, longer at rush hour. Plan on keeping a car. The historic downtown is walkable, but groceries, doctors and most errands outside the core mean driving. If you expect to give up driving one day, buy close to downtown or close to the services you use most.

55+ options and the monthly budget on a fixed income

Mount Dora has a few age-restricted communities, including the gated Lakes of Mount Dora, and Cresswind at Lake Harris is a newer 55+ community just over the line in Tavares. Most retirees here still buy an ordinary house or condo.

On a fixed income, the monthly figure matters more than the purchase price. Before you commit, add up:

Taxes, homestead and storms for a full-time resident

Florida has no state income tax, so pensions, IRA withdrawals and Social Security go further. If Mount Dora becomes your permanent home, file for homestead with the Lake County Property Appraiser. In 2026 it takes up to $51,411 off assessed value, and Save Our Homes limits yearly assessment increases to 3% or CPI, whichever is lower. Your assessment resets to market value after you buy, so the seller's tax bill is not a preview of yours. Amendment 3 on the Nov 3, 2026 ballot could change some of these rules, and the result isn't known yet. This isn't legal or tax advice.

Being inland takes storm surge off the list, but hurricanes still bring wind and heavy rain to Lake County. Ask for the roof age, read the wind mitigation report, and check the FEMA flood zone for any home near water.

Who Mount Dora suits, and who should look elsewhere

It suits retirees who want a real small town with full-time neighbors, lakes, rolling hills that are rare in Florida, and Orlando within reach. It also suits people who will use the downtown often enough to justify paying more than they would in Tavares or Leesburg.

It is a weaker fit if you want a beach, a large amenity-heavy retirement community with dozens of clubs, or the lowest possible price. For those, The Villages to the north or the cheaper Lake County towns usually make more sense. Tell me your budget and which of those lists sounds like you, and a shortlist across Mount Dora and its neighbors is the easy next step.

What buyers ask me

Is Mount Dora, FL a good place to retire?

For many retirees, yes. About a third of residents are 65 or older, most live there year-round, and the town is small and walkable downtown. The trade-off is that homes cost more than in Tavares, Eustis or Leesburg.

How much does it cost to retire in Mount Dora?

Zillow's index puts a typical condo around $252,012, a two-bedroom home around $280,341 and a single-family home around $392,458. Add HOA dues, insurance and property taxes to get the monthly figure.

Are there retirement communities in Mount Dora?

Yes, a few. The Lakes of Mount Dora is a gated 55+ community, and Cresswind at Lake Harris is a newer 55+ community in nearby Tavares. Confirm the age restriction in the recorded documents before you buy.

Does Mount Dora get hurricanes?

Hurricanes reach Lake County with wind and heavy rain, but Mount Dora is inland, so there is no storm surge. Roof age, wind mitigation and the flood zone of lake-adjacent lots are the main things to check.

What hospital is closest to Mount Dora?

AdventHealth Waterman in neighboring Tavares is the main nearby hospital. Larger hospital systems in the Orlando area handle many specialist visits.
