The town in one paragraph

Lady Lake runs along US 27/441 at the north end of Lake County, with Fruitland Park and Leesburg to the south and the Marion County line not far north. Part of The Villages lies inside town limits, and the rest of The Villages spreads west and south into Sumter County, so for many residents the line between Lady Lake and The Villages barely registers in daily life. The US 27/441 corridor carries most of the shopping, medical offices and traffic.

That shapes everything about moving here. Services, events and businesses are built around retirees, roads carry a lot of golf carts and older drivers, and the pace is slower than in south Lake County towns like Clermont or Groveland.

Three housing markets inside one town

Census data shows a split stock: 50.4% of homes are single-family detached, 31.2% are mobile or manufactured homes, and 9.3% are in buildings of ten or more units. The median home was built in 1994.

In practice Lady Lake has three separate markets, and the price ranges barely overlap:

A search that mixes all three gives you misleading averages. Decide early which market you are in.

Prices and what changed recently

Single-family homes average $329,103. By bedrooms, Zillow shows a two-bedroom at $223,327, a three-bedroom at $338,890 and a four-bedroom at $436,470. The lower third of the market sits around $217,462 and the upper third starts near $506,654, a wide spread that reflects the gap between a manufactured home and a newer house with a golf view.

Values are down 1.6% over the past year, after rising 16.8% over five years. Five years ago the typical home was worth roughly $282,000 on the same index. Nearby, Fruitland Park averages $292,068 and Leesburg $273,975, so Lady Lake costs a bit more than its southern neighbors.

Who Lady Lake suits, and who it doesn't

The numbers make the town's character plain: median age 66.9, 54.5% of residents 65 or older, and 12.8% of homes used seasonally, mostly by snowbirds who spend winter here. Expect quieter streets in summer and full parking lots from January to March.

It tends to suit:

It suits less well:

Doctors, shopping and getting around

Lady Lake is a car and golf-cart town. Inside The Villages, many residents use golf carts on dedicated paths for short trips, but outside it you will drive. Groceries, pharmacies and medical offices line US 27/441, which gets congested in winter when seasonal residents are back.

For hospital care, UF Health Leesburg Hospital is a short drive south in Leesburg, and AdventHealth has opened specialty clinics in Lady Lake. Orlando's airport and major medical centers are a long drive, so frequent flyers and people with specialized care needs should time those trips before committing. Ocala, to the north in Marion County, is the other direction many residents drive for larger shopping trips and some appointments. Before you pick a street, map the drive to your pharmacy, your doctor and the nearest grocery store.

Manufactured homes: the details newcomers miss

With almost a third of the housing manufactured, many buyers moving to Lady Lake look at one. Check these before making an offer:

Financing is narrower than for a site-built house, and some buyers pay cash for that reason.

Taxes, insurance and storm prep

Florida has no state income tax. If Lady Lake becomes your permanent home, file for homestead: in 2026 it takes up to $51,411 off the assessed value and caps future increases at 3% or CPI. Seasonal owners who are not Florida residents get no homestead exemption. This isn't tax advice, so confirm your situation with a tax professional.

Inland Lake County avoids storm surge, but hurricane wind is the main risk, especially for manufactured homes. Get an insurance quote during the inspection period, ask for a wind mitigation report on site-built homes, and check the FEMA flood zone for the address. Once you know which of the three markets fits you, the shortlist gets much shorter.
