Where Leesburg is and how it connects

Leesburg sits on the land between Lake Harris and Lake Griffin, two of the larger lakes in the Harris Chain. The historic downtown is near the water, and Venetian Gardens, a city park on Lake Harris, is the main lakefront green space.

Roads are one of the city's practical strengths. US 27, US 441 and SR 44 all pass through, and Florida's Turnpike runs just west of town, giving a direct route toward Orlando. The Villages and Lady Lake are a short drive north via US 27/441, and Tavares and Eustis are east.

Lake-Sumter State College has its main campus in Leesburg, and UF Health Leesburg Hospital is in the city. Leesburg International Airport handles general aviation; for airline flights most residents drive to Orlando.

A mixed, older housing stock

Census data shows Leesburg is more varied than most Lake County towns. 56.2% of homes are single-family detached, 14.7% are in buildings of ten or more units, and 9.0% are mobile homes. The median home was built in 1985.

For a buyer that means a wider range of options and price points than in newer towns:

Prices by size and segment

Single-family homes average $277,360. Zillow's bedroom figures:

The lower third of the market sits around $178,244 and the upper third begins near $364,889. Few towns within reach of Orlando still have a typical four-bedroom near $350,000.

The trend is softer than elsewhere in the county. Values rose 14.4% over five years, from roughly $239,500, but fell 3.2% in the last year. Condos fell harder, down 7.5%. Buyers have more room to negotiate now than at any point in the last few years, especially on homes that need work.

Who lives here

The median age is 46.2 and 28.2% of residents are 65 or older, between the very young profile of Groveland and the retiree towns to the north. Only 4.0% of homes are seasonal, so most residents live here year round.

The city mixes working families, college students and staff, hospital workers, and retirees in the age-restricted communities around its edges. It has a real downtown and city services of its own rather than functioning as a bedroom community.

Pros and cons from a buyer's chair

Where Leesburg works:

Where it doesn't:

What newcomers to Leesburg tend to get wrong

The first mistake is shopping by the city average. With 1-bedroom homes at $75,636 and 5-bedroom homes above $400,000, the $273,975 figure describes almost nobody's actual purchase. Pick the type and size you need, then compare within it.

The second is assuming an inland lake town has no flood exposure. Properties near Lake Harris, Lake Griffin and smaller lakes, canals and wetlands can sit in mapped flood zones, and lenders require flood insurance there.

The third is treating every age-restricted listing like a normal house. Many homes on the edges of Leesburg are in 55+ communities with their own fees, rules and sometimes leased land. Read the community documents before falling for the floor plan.

The last is skipping the drive. Leesburg spreads out more than people expect, and a house on the far south side and one near downtown lead very different daily lives.

Taxes, insurance and the old-house checklist

Florida has no state income tax. If Leesburg becomes your permanent home, file for homestead: up to $51,411 off the assessed value in 2026, with future increases limited to 3% or CPI. The assessment resets to market value when you buy, so budget from your price, not the seller's bill.

For a typical 1985 house, plan for a 4-point inspection alongside the wind mitigation report. Insurers look at roof age, electrical panel type, plumbing material and the age of the water heater and AC. Lakefront and low-lying homes may sit in a FEMA flood zone, and Lake County's ground can be sinkhole-prone, so ask your agent to quote catastrophic ground cover collapse and full sinkhole coverage separately. Because so much depends on the block and the house, a shortlist of specific Leesburg homes tells you more than any city average.
