Buying a Condo in Leesburg

Half the price of a house, with association math to check first

A typical condo in Leesburg is worth $140,191 on Zillow's home value index, roughly half the $277,360 typical single-family home. Condo values have dropped 7.5% in the past year, more than twice the 3.2% decline for homes overall, which makes this a buyer's market for condos but also a signal to look closely at each association's finances.

Why Leesburg condo prices fell faster than houses

Across Florida, condo values have been under more pressure than house values since the 2022 condo safety law and the reserve rules that followed. Associations have had to fund reserves for roofs, structure and other major components more fully, and owners have felt it in higher monthly fees and, in some buildings, special assessments. Higher fees make a unit harder to sell, which pulls prices down.

Leesburg follows that pattern. The typical condo lost about $11,400 in value over the past year by Zillow's numbers, while the typical house lost less in percentage terms. For a buyer, a lower price can be a real opportunity, but only in an association that has already dealt with its reserves.

What kind of condo stock Leesburg has

Census data shows 14.7% of Leesburg's housing is in buildings of ten or more units, more than in most nearby towns, and the median home was built in 1985. Leesburg is not a high-rise market: most condo buildings here are low-rise, and many complexes date from the 1970s through the 1990s. Some are in 55+ communities, and some are villa-style attached homes with a condo association.

Older buildings tend to be cheaper per square foot, but they also have older roofs, plumbing and electrical systems that the association, and therefore the owners, will eventually pay to replace.

Location within the city matters as much as the building. A unit near downtown and the lakes puts you close to Venetian Gardens and the city's restaurants; a unit in a complex out along the highway corridors trades that for easier parking and shopping. Visit at different times of day before choosing, and ask the manager how many units are owner-occupied, since that number also affects financing.

Milestone inspections and SIRS: which buildings they apply to

Florida's post-2022 rules focus on condo buildings three or more habitable stories tall:

A Leesburg condo in a three-story building from 1985 would be well past its 30-year mark, so ask for the milestone report and the SIRS. For one and two-story buildings these specific rules may not apply, but you still want the association's reserve study and budget.

Reading the fees, reserves and assessments

Your review window on a resale unit is short: 7 days from receiving the association documents, with weekends and legal holidays not counted. Use it well. I go through these items with every condo buyer:

A cheap unit with a large unpaid assessment ahead is not cheap.

Financing a Leesburg condo

Lenders treat condos differently from houses. A conventional loan usually requires the project to be warrantable, which depends on factors such as how many units are owner-occupied, whether the association is in litigation, whether any one owner holds too many units, and whether reserves and insurance are adequate. FHA and VA loans require the project to be on an approved list.

Non-warrantable condos can still be financed through portfolio lenders, but expect larger down payments and fewer options. Many Leesburg condos sell to cash buyers for that reason. Before you write an offer, have your lender check the project as well as your own qualifications.

Condo or house in Leesburg: the trade

The roughly $137,000 gap between a typical condo and a typical house buys you a lot in Leesburg. Zillow puts a typical two-bedroom home at $205,251 and a one-bedroom at $75,636. A condo saves money up front and usually spares you exterior maintenance and yard work, which is why retirees and part-time residents often prefer one.

A house gives you control over your own roof, insurance and repair timing. With a condo, the board decides, and the cost of an aging building is shared whether or not you agree with the decision. Owner's unit insurance (an HO-6 policy) is generally cheaper than a full homeowner's policy, but it sits on top of the association fee that covers the master policy.

If Leesburg will be your primary residence, homestead applies to condos too: up to $51,411 off the assessed value in 2026, with increases capped at 3% or CPI. A shortlist of condos with their fees, reserves and assessment history side by side is the clearest way to see which buildings are worth a visit.

What buyers ask me

How much is a condo in Leesburg, FL?

Zillow puts the typical Leesburg condo at $140,191, down 7.5% over the past year and about half the price of a typical single-family home.

Why are condo prices dropping in Leesburg?

Florida's newer reserve and inspection rules have raised fees and caused special assessments in many associations statewide, which weighs on condo prices. Leesburg condo values fell 7.5% in the last year.

Do Leesburg condos need milestone inspections?

Condo buildings three or more habitable stories tall do, by the end of the year they turn 30 (or 25 if required locally), then every 10 years. Many Leesburg condos are lower, so check the specific building.

Can I get a mortgage on a Leesburg condo?

Usually, if the project is warrantable or approved for FHA or VA. Non-warrantable condos need specialized lenders and larger down payments. Have your lender review the project early.

Can I back out after reading the condo documents?

Yes. Florida resale condo buyers can cancel within 7 days, excluding weekends and legal holidays, after receiving the association documents.
