Where Kenwood is and what the houses are like
Kenwood sits west of downtown, just north of Central Avenue and the Grand Central District, the stretch of Central lined with local shops, bars and restaurants. The neighborhood is inland, away from the bays, on a regular grid of streets with alleys behind many blocks.
Its identity is the bungalow. Much of Kenwood was built in the 1910s and 1920s, with one-story and one-and-a-half-story Craftsman bungalows on narrow lots, front porches and detached garages at the alley. Later houses fill gaps in the grid, and many originals have been renovated or expanded. Zillow labels the area Historic Kenwood and tracks North Kenwood separately; locals do not always draw the line in the same place.
Daily life here runs along Central Avenue. Coffee shops, breweries, galleries and restaurants sit within walking distance of many blocks, and the Pinellas Trail passes close to the neighborhood's southern edge for cycling toward downtown or north up the county. I-275 is close by for trips toward Tampa or the Skyway. Streets inside the grid are quieter than the avenue, with mature trees and sidewalks on most blocks.
How Kenwood compares with the rest of the city
At about $532,870, Kenwood's typical value is roughly 1.5 times the city's $351,862 and above the city's three-bedroom value of $427,983. Most of the houses here are small, so you are paying for location and character more than square footage.
Its 26.1% five-year gain is the highest on Zillow's St. Petersburg list. North Kenwood, next door at about $365,269, rose 23.2%, and Euclid-St Pauls at about $617,498 rose 23.0%. Historic Uptown at about $535,152 is nearly identical in price. Compare that with bayfront Shore Acres, down 4.9% over five years, and Snell Isle, up 9.9%. Inland historic neighborhoods have outpaced the waterfront over this period.
Kenwood was also one of only a handful of St. Petersburg neighborhoods to gain 3% or more over the past year, while the city was flat. That is a description of what happened, not a forecast.
On a price-per-bedroom basis, a two- or three-bedroom bungalow here often costs what a four-bedroom house does in neighborhoods further from downtown. Buyers who need space usually find Kenwood tight; buyers who want walkability and older architecture usually decide the trade is worth it. North Kenwood, next door, is the common fallback at about $167,000 less.

Why inland location shows up in the price
The 2024 storm season made buyers and insurers look harder at elevation. Kenwood's distance from the bay means it was not exposed to storm surge the way the waterfront neighborhoods were, and many buyers who once looked at bayside homes now look inland.
Inland does not mean no flood risk. Heavy summer rain can pond on low streets anywhere in the city, and a small number of parcels may still sit in a mapped flood zone. Check the FEMA zone and ask whether water has ever entered the house. A clean answer on both is a real advantage when you shop for insurance.
Buying a bungalow: the inspection list
A 100-year-old wood house in Florida rewards a careful inspection. Ask for:
- Termites and wood rot in the framing, sills and floor system. Many bungalows sit on piers with a crawlspace, which makes this easy to inspect and important to check.
- Plumbing. Original cast iron drains and galvanized supply lines; scope the sewer line to the street.
- Electrical. Old wiring, small panels and missing grounds come up often, and insurers ask.
- Roof and windows. A wind mitigation report shows what credits the house earns. Original wood windows are part of the appeal and offer little wind protection.
- Permits. Expansions, rear additions and converted garages should have permits on file.
Most insurers will want a 4-point inspection on a house this old. Get the quote before your inspection period ends, since it can move your monthly cost a lot.
Historic designation and renovation plans
Parts of Kenwood carry historic designation. In a local historic district, exterior changes such as replacement windows, new additions, demolition and sometimes fences need review by the city before work starts. That protects the look of the street and adds time to a renovation. If you plan to expand a bungalow or replace it, check the designation status of the specific lot with the City of St. Petersburg before you sign the contract.
Taxes and who Kenwood suits
Kenwood's five-year run means many sellers carry assessments far below today's prices under homestead's 3% cap. Your assessment resets on purchase. Estimate taxes on your contract price and subtract up to $51,411 if you will file homestead on a permanent residence in 2026. Florida's lack of a state income tax helps the overall budget, but property tax and insurance are where the cost of an older house shows up.
Kenwood suits buyers who want a walkable, inland neighborhood with older houses, close to Central Avenue and a short drive to downtown, and who like the idea of maintaining an old house. It suits less well anyone who wants a big lot, a new build or a low-maintenance property. If you are weighing Kenwood against North Kenwood or Historic Uptown, a shortlist with the house age, roof date and flood zone for each listing makes the trade-offs obvious.
