Buying a House in Dunedin
A small Gulf town where the street a house sits on matters as much as the house
The typical single-family house in Dunedin is worth about $471,982 on Zillow's home value index, up 2.7% over the past year, and a three-bedroom runs about $510,733. That makes Dunedin pricier than Clearwater or Largo next door, and the premium buys a walkable downtown on the water, along with a flood and insurance picture that changed after the 2024 hurricanes.

What Dunedin houses cost, from two to four bedrooms
A two-bedroom in Dunedin is about $298,696, a three-bedroom about $510,733 and a four-bedroom about $724,306. The gap from two to three bedrooms is about $212,000, larger than in most Pinellas towns, because many two-bedrooms here are condos, villas and manufactured homes, while three-bedroom detached houses carry the land value.
Single-family values rose 2.7% over the year while condos fell 4.8% to about $194,072. For all homes, the five-year gain is 17.7%. Zillow's lower third ends near $224,525 and the upper third starts around $649,198. Between those sits the core of the detached market: 1960s and 1970s block homes, many updated, on modest lots.

After Helene and Milton: flood history per address
Storm surge from Hurricane Helene in September 2024 flooded low-lying parts of the Pinellas coast, including waterfront areas of Dunedin, and Milton followed two weeks later. Since then, flood history has become one of the first things I check on any coastal Pinellas house. Elevation in Dunedin changes noticeably over short distances, so two houses a few blocks apart can have very different risk.
- Ask the seller directly whether water entered the house in 2024 or earlier storms, and what was repaired.
- Get the elevation certificate and FEMA zone for the exact address.
- Pull permits for post-storm work; drywall, flooring and electrical repairs should have them.
- If repairs were large, ask whether the city made a substantial damage determination, which can require bringing the house up to current flood elevation.
A flood quote on the specific address, obtained during the inspection period, tells you more than any map.

Roofs, wind credits and 1970s construction
Census puts the median year built in Dunedin at 1976. Most houses predate the 2002 Florida Building Code, and insurers price them on roof age, roof-to-wall connections and window protection. A wind mitigation inspection shows which credits a house earns. A 4-point inspection is usually required on homes this age, and carriers look closely at electrical panels, plumbing material and water heater age.
When two similar houses are listed close in price, the one with a recent permitted roof and impact windows can cost thousands less per year to insure. I treat that difference as part of the price when we compare listings.
Manufactured homes and land-lease parks
Census counts 11.0% of Dunedin housing units as mobile homes, a high share for a coastal Pinellas town. Many sit in parks where you buy the home but lease the lot, and some in communities where you own the land. The two are very different purchases.
In a land-lease park, your monthly lot rent can rise, the home is often titled like a vehicle and financing options are limited. When you own the lot, you have real property and more lending choices. Either way, the year the home was built matters: units built after mid-1994 meet tougher HUD wind standards, and insurers price older units much higher or decline them. Many parks are also 55+, so confirm age rules and park approval requirements before making an offer.
Taxes, homestead and seasonal owners
Census data shows 35.3% of Dunedin residents are 65 or older, the median age is 58.0 and 12.4% of homes are used seasonally. Many buyers are retirees moving full time, and some are part-year owners from the north or Canada. A permanent resident can file for homestead, worth up to $51,411 off assessed value in 2026, with Save Our Homes holding later increases to 3% or CPI. A seasonal owner gets no homestead and a 10% cap on non-school levies.
The Dunedin assessment starts fresh at your purchase price, so estimate taxes from the purchase price and the current millage, not from the seller's bill.
Dunedin and the towns around it
On Zillow's all-homes figures, Dunedin at $410,947 sits just above Palm Harbor at $402,191 and well above Clearwater at $340,654 and Largo at $335,649. Safety Harbor, on the Old Tampa Bay side of Pinellas, runs higher at about $496,694. Tarpon Springs is about $387,014.
Dunedin tends to suit buyers who want to walk to restaurants, bike the Pinellas Trail and reach the Gulf beaches at Honeymoon Island without living on a barrier island. It is also home to the Toronto Blue Jays' spring training, which brings a Canadian crowd every February and March. If you want a lower price or higher, drier ground, Palm Harbor and inland Clearwater are the usual comparisons, and a shortlist across all three is a sensible first step.
Closing costs follow the Pinellas norm: the seller usually pays deed stamps at $0.70 per $100 and often the owner's title policy, while a borrower pays $0.35 per $100 on the note and 0.2% intangible tax. On a $471,982 house with 20% down, the loan is about $377,586, so note stamps run about $1,322 and intangible tax about $755. The larger cash items for a buyer here are usually the first year of wind and flood premiums, collected at closing along with a reserve for taxes, so those quotes shape the cash-to-close number more than the government charges do.
