55+ Communities in Largo
Where Pinellas retirees buy on a budget: parks, resident-owned communities and older condos
Largo has one of the deepest pools of low-cost 55+ housing in Pinellas County: Census data shows 26.1% of homes are mobile or manufactured, and Zillow's typical Largo condo is about $160,055. The trade-off for those prices is older housing, with a median build year of 1978, so the inspection and fee homework matters more here than in newer towns.

Three kinds of 55+ housing you will see in Largo
Most listings in Largo's 55+ market fall into three groups:
- Land-lease mobile home parks. You buy the home and pay monthly lot rent to the park owner.
- Resident-owned communities. Residents collectively own the land through a co-op or similar corporation. MHVillage, for example, lists Four Seasons Estates in Largo as resident owned.
- Age-restricted condos and co-op apartments. Mostly low-rise garden buildings from the 1970s and 1980s.
Census data shows 23.6% of Largo homes are in buildings of 10 or more units and only 29.5% are single-family detached. That mix is unusual and explains why the citywide numbers are so low for condos and so much higher for houses.

Checking the 55+ status of a park or building
For a community to be legally age-restricted under the Housing for Older Persons Act, at least 80% of occupied units must have a resident 55 or older, and the community must publish and enforce age rules. Many older Largo parks were built as adult communities decades ago, and some have since changed their status. Ask the manager or the association for the current policy in writing and the date of the last age verification survey.
Also read the rules on pets, guests, vehicles and approval of new buyers. In co-ops and resident-owned parks, the board usually interviews or approves each buyer before closing.
Build approval time into your contract. A board that meets once a month can push closing back three or four weeks, and some ask for financial statements, references or a background check. If you are buying from out of state, ask whether the interview can be done by video. A clear approval deadline in the contract protects your deposit if the board stalls.

Lot rent versus co-op fees in Pinellas parks
In a land-lease park, the home is cheap and the monthly lot rent carries most of the cost. Florida requires parks to give buyers a prospectus that explains how rent can increase. Ask for it and for the rent history. In a resident-owned community, you buy a share or membership along with the home and pay a monthly fee set by the residents' board. That fee is often lower than lot rent, and it can't be raised by an outside owner, but residents pay for every repair to roads, pools and utilities.
When I compare two homes in different parks for a buyer, I put five years of rent or fees next to the purchase price. A $40,000 home with high lot rent can cost more over time than a $90,000 home in a resident-owned park.
Largo condos after a 7.2% drop
Zillow's data shows the typical Largo condo down 7.2% over the past year, while single-family homes rose 1.5% to about $369,638. A typical 1-bedroom is about $118,911 and a 2-bedroom about $243,004, though age-restricted condos in older complexes often trade below the 2-bedroom figure.
Price drops in older condos usually track rising association costs. Florida's post-2022 condo rules require milestone inspections for buildings of three or more habitable stories, plus a Structural Integrity Reserve Study, and owners can no longer waive those reserves for budgets adopted on or after December 31, 2024. For any Largo condo:
- Ask whether the building is three or more stories and, if so, where it stands on the milestone inspection
- Get the SIRS and compare its numbers with the current reserve balance
- Read recent board minutes for planned special assessments
- Use the 7-day cancellation window after you receive the association documents
Many Largo garden complexes are one or two stories, which falls outside the milestone rule, but they still have roofs, plumbing and insurance to fund.
Insurance, age and flood on older Largo homes
Manufactured homes built before the 1994 HUD wind standards can be expensive or hard to insure. Ask the year and the HUD zone on the data plate, and get a quote before your inspection period ends. Site-built homes and condos from the 1970s often need a 4-point inspection for insurers, and a wind mitigation report can lower premiums.
Largo sits between the Gulf beaches and Tampa Bay, and some streets are in FEMA flood zones. Look up the flood zone of the exact address. If a lender requires flood insurance, get that quote early too, since it is separate from the homeowner's policy.
Largo next to other Pinellas cities
Zillow's typical Largo home is about $335,649, up 1.3% in a year and 16.3% over five years. Pinellas Park is lower at about $300,743, and Gulfport sits near $348,410. Seminole, right next door, is near $384,804, and Clearwater about $340,654. Dunedin and Palm Harbor are above $400,000.
Census data shows 28.0% of Largo residents are 65 or older and 10.7% of homes are seasonal, so a good share of buyers are part-year residents. Seasonal owners can't claim homestead. Full-time Florida residents can take up to $51,411 off assessed value in 2026 on a site-built home or condo they own. If you want Largo parks and condos filtered by monthly cost as well as price, the shortlist is the place to start.
Questions buyers ask
What is the cheapest way to live in a 55+ community in Largo FL?
Usually an older manufactured home in a land-lease park. Add the monthly lot rent to the price before you compare it with a condo or a resident-owned park.
What does resident owned mean for a Largo mobile home park?
Residents own the land together through a corporation and elect a board that sets fees. You buy a share along with your home, and the board usually approves buyers.
Can I finance a mobile home in a Largo 55+ park?
Some lenders offer loans on manufactured homes, but terms differ from regular mortgages, and many park sales are cash. Co-op shares can also be harder to finance.
Are Largo 55+ condos affected by the new Florida condo laws?
Buildings of three or more habitable stories need milestone inspections, and all condo associations face stricter reserve rules. Check the documents before you commit.
