Buying a Condo in Dunedin
A retiree-heavy town on the Gulf where the building matters more than the view.
A typical Dunedin condo is worth about $194,072 on Zillow's home value index, down 4.8% over the past year, while single-family values rose 2.7% to about $471,982. So condos here cost about 41% of a house, and the gap is widening, which reflects older buildings, rising fees and storm costs more than any change in Dunedin's appeal.

Who owns condos in Dunedin, in numbers
Census data describes one of the oldest populations of any Florida city its size: a median age of 58.0, with 35.3% of residents 65 or older. Another 12.4% of homes are seasonal, held by owners who spend part of the year elsewhere. Housing is old too, with a median year built of 1976, and 21.6% of units are in buildings with ten or more units. Mobile and manufactured homes make up 11.0%.
Those figures shape the condo market. Many complexes were built in the 1970s for retirees, a good number are age-restricted, and a large share of owners are in their 70s and 80s. Board turnover, deferred repairs and estate sales are common. That creates real buying opportunities and some buildings that are best avoided.

Prices by size: the one-bedroom to two-bedroom jump
Zillow puts a Dunedin one-bedroom at about $148,867 and a two-bedroom at about $298,696, roughly double. The lower third of the whole market sits near $224,525.
The one-bedrooms are mostly in older garden and mid-rise complexes away from the water. Two-bedroom units in better-kept buildings, buildings near downtown and the Pinellas Trail, and anything with a water view push into the upper band. When a two-bedroom lists near the one-bedroom price, the reason is usually an age restriction, a cooperative structure, a pending assessment or storm damage. Find out which before you get attached to the floor plan.

Condo or co-op: read the title before the listing
North Pinellas has a number of older cooperative buildings, and some are marketed alongside condos. In a co-op, you buy shares in a corporation that owns the building and get the right to occupy a unit. In a condo, you own the unit as real property.
The difference matters:
- Fewer lenders finance co-op shares, so many co-op purchases are cash.
- The co-op board usually approves every buyer, which adds time.
- Resale is harder for the same reasons, so co-ops often sell at a discount.
A co-op can still be a sensible purchase for a cash buyer who plans to stay. Price it against other co-ops, never against condos.
Storm surge in 2024 and what it left behind
Hurricane Helene in September 2024 pushed storm surge into low parts of Dunedin along St. Joseph Sound, and Milton followed two weeks later. Waterfront and low-elevation complexes had flooding in ground-floor units, garages and equipment rooms. For any building near the water, I ask the association:
- What was damaged and what is repaired now.
- What the insurance paid and what owners paid through assessments or reserves.
- Whether repair costs triggered FEMA's substantial-damage rule, which can require bringing a building up to current flood standards when damage passes 50% of its value.
- How much the master policy premium and wind deductible changed at the last renewal.
Board minutes from late 2024 onward usually answer all four. A ground-floor unit in a building that flooded deserves extra caution even after repairs.
Inspections and reserves in a 50-year-old building
Condo buildings with three or more habitable stories must complete Florida's milestone inspection by December 31 of the year they turn 30, or 25 if the local building official requires it, and repeat it every 10 years. They also need a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't waive or reduce those reserves. Most of Dunedin's mid-rise stock from the 1970s is well past the first deadline.
Ask for the milestone report, the SIRS, and the board's plan to fund what both found. In older buildings, a monthly fee that rose sharply in 2025 or 2026 is often a sign the board is finally funding reserves properly. A fee that stayed flat in a 50-year-old building is the bigger worry.
Dunedin next to Palm Harbor, Clearwater and Safety Harbor
On Zillow's all-homes index, Dunedin at $410,947 costs more than Clearwater ($340,654) and Largo ($335,649), about the same as Palm Harbor ($402,191), and less than Safety Harbor ($496,694). Condo buyers who are flexible on location can often find a similar unit for less a few miles south in Clearwater or Largo. What Dunedin adds is a walkable downtown, the Pinellas Trail running through it, and the causeway to Honeymoon Island. Buyers who want those things tend to pay for them, and units within walking distance of Main Street tend to draw more buyers when they come up for sale. Price each unit against recent sales in its own building and in one or two comparable complexes nearby, then decide how much the location is worth to you.
Age rules, seasonal living and the 7-day window
If you are under 55, check every listing for an age restriction. If you are over 55, those communities can be the best value in town. Either way, the rule limits who can buy from you later.
Seasonal owners should ask what the association does before a storm, who checks on empty units, and whether there is a fee for that. Get an HO-6 quote with loss assessment coverage, and check the FEMA zone; in an A or V zone, a lender will require flood insurance. After you receive the documents on a resale unit, you have 7 days, excluding weekends and legal holidays, to cancel. At the typical $194,072 price with 20% down, the buyer's note stamps and intangible tax total about $854. This isn't legal or tax advice. A shortlist that screens out buildings with open storm repairs and flags age and co-op status is where I start for Dunedin buyers.
What buyers ask me
How much is a condo in Dunedin, FL?
About $194,072 on Zillow's typical condo value. One-bedrooms average near $148,867 and two-bedrooms near $298,696.
Are most Dunedin condos 55 and over?
Many older complexes are age-restricted, though not all. The declaration and the listing will state it, and you should confirm before you make an offer.
Did Dunedin condos flood in the 2024 hurricanes?
Some low-lying and waterfront buildings did. Ask each association for its damage and repair history, and read the board minutes from late 2024 onward.
Can I get a mortgage on a co-op in Dunedin?
It's possible but harder, because fewer lenders finance co-op shares. Many co-op buyers pay cash.
