Where the gap is and where it is not
Condos are a tie: $194,891 in Clearwater and $194,072 in Dunedin, and both fell about 5% to 6% over the past year. If you are buying a condo, price will not decide this for you.
Houses are another matter. The typical single-family house is $384,637 in Clearwater and $471,982 in Dunedin, a difference of about $87,000. By size:
- Two bedrooms: $258,939 vs $298,696 (Dunedin about $39,800 higher)
- Three bedrooms: $421,692 vs $510,733 (about $89,000 higher)
- Four bedrooms: $592,775 vs $724,306 (about $131,500 higher)
The bigger the house, the bigger the Dunedin premium. At the top, five-bedroom homes average about $1,057,793 in Dunedin and $989,794 in Clearwater.
Price trend
Dunedin also gained more. Over five years its typical value rose 17.7%, against 12.4% in Clearwater. Over the past year Dunedin rose 2.3% while Clearwater was nearly flat at 0.4%. Single-family houses rose 2.7% in Dunedin and 0.9% in Clearwater.
This describes what happened, with no forecast. Smaller cities with limited land and a walkable downtown often hold value well when buyers want that setting, and Dunedin's numbers fit that pattern.
For a buyer planning to sell in five to ten years, the more important point may be the type of home. Single-family houses in both cities rose over the past year while condos fell, which matches what many older Florida condo buildings have faced since the new reserve and inspection rules took effect.

Two different sizes of city
Clearwater has about 117,247 residents; Dunedin about 36,062. Clearwater is a full-size city with its own downtown, a barrier-island beach, a big retail corridor on US 19 and the Countryside area. Dunedin is a small city directly north of Clearwater along St. Joseph Sound, centered on a compact, walkable downtown on Main Street with the Pinellas Trail running through it.
Each city hosts a spring training team: the Philadelphia Phillies in Clearwater and the Toronto Blue Jays in Dunedin. Each also has a hospital, Morton Plant in Clearwater and Mease Dunedin in Dunedin. For a beach, Clearwater residents drive to Clearwater Beach, and Dunedin residents take the causeway to Honeymoon Island State Park.
Who lives in each
Census data shows a sharp age difference. Dunedin's median age is 58.0 and 35.3% of residents are 65 or older. Clearwater's median age is 46.6 with 24.1% aged 65 and up. Seasonal homes make up 12.4% of Dunedin's housing and 10.4% of Clearwater's.
In practice, Dunedin feels like a small retirement-leaning town with a strong winter season. Clearwater has more working-age households and more year-round activity, along with more traffic.
Housing stock: same era, different mix
Both cities are old by Florida standards: median year built is 1978 in Clearwater and 1976 in Dunedin. The mix differs:
- Detached houses: 38.1% in Clearwater, 45.3% in Dunedin.
- Buildings of 10+ units: 36.0% in Clearwater, 21.6% in Dunedin.
- Mobile homes: 5.3% in Clearwater, 11.0% in Dunedin.
Clearwater has many more condo towers and big complexes. Dunedin has more single-family streets and a much larger share of manufactured homes, mostly in parks. In both, expect 4-point inspections, older roofs and plumbing, and for condos, close attention to reserves, SIRS and milestone inspections.
Lower-priced options in each city
Buyers with a smaller budget see the two cities differently. The lower third of the Clearwater market tops out around $178,070, while in Dunedin it reaches about $224,525. One-bedroom homes average $124,028 in Clearwater and $148,867 in Dunedin.
In Clearwater, the low end is mostly condos in large older complexes and some small houses in mainland neighborhoods that need work. Zillow lists several Clearwater neighborhoods with typical values under $240,000, including East Gateway and North Greenwood, which have gained about 30% over five years.
In Dunedin, a large part of the low end is manufactured homes in parks, since 11.0% of the city's housing units are mobile homes. Those homes often come with monthly lot rent, so compare total monthly cost rather than purchase price. Condos in Dunedin range from older garden-style buildings to complexes near the water.
At the top the gap narrows in percentage terms, and both cities have waterfront homes that sell far above their averages. Upper-third homes start near $615,446 in Clearwater and $649,198 in Dunedin, so luxury buyers will find the cities closer than the medians imply.
Insurance and flood exposure
Both cities face the Gulf side of Pinellas and both have low-lying areas near the water, so flood zone and elevation matter in each. Clearwater has more barrier-island property, which carries the highest exposure. Dunedin's waterfront faces St. Joseph Sound, sheltered somewhat by Honeymoon and Caladesi islands but still exposed to surge. In either city, check the FEMA zone for the exact address, ask for an elevation certificate and get a homeowners quote during your inspection period.
Taxes work the same way in both, since both are in Pinellas County: homestead removes up to $51,411 of assessed value in 2026 for a permanent resident, and the assessment resets after you buy. City millage rates differ, so compare a sample tax estimate for each address.
Who each city fits
Clearwater fits buyers who want more house for the money, a wider choice of condos and neighborhoods, and the services of a larger city. A three-bedroom house costs about $89,000 less than in Dunedin.
Dunedin fits buyers who want a small-town downtown they can walk or bike to, an older and quieter community, and who are willing to pay more per bedroom for that. Condo buyers can get Dunedin's setting at Clearwater's condo price.
If you are torn between the two, a combined shortlist across both cities at your budget shows the trade-off quickly.
