Moving to Clearwater, FL

A beach city where most buyers end up living a few miles inland

Clearwater is a reasonable place to buy on the Gulf coast without beach-town prices: Zillow's home value index puts the typical home at $340,654, close to St. Petersburg and below Dunedin or Palm Harbor. The catch is that the famous part, Clearwater Beach, costs about twice that, so most people who move here live in the older neighborhoods on the mainland.

Two Clearwaters: the beach and the mainland

Clearwater Beach sits on a barrier island connected to downtown by the Memorial Causeway. Zillow's index there is about $719,703, more than double the city's typical value, and it fell 1.2% over the past year. It is mostly condos, hotels and a smaller stock of houses close to the water.

The mainland is where most of the city's 117,247 residents live: older subdivisions east of downtown, the Countryside area to the north with its shopping mall and newer streets, and neighborhoods along Clearwater Harbor and Old Tampa Bay. Neighborhood values on Zillow run from about $108,062 in Mission Hills to about $628,135 in Del Oro Groves, so the city covers almost every budget.

What housing costs and how it moved

The typical single-family house is about $384,637 and rose 0.9% over the past year. Condos average about $194,891 and fell 6.2%. Over five years all homes gained 12.4%.

By size, a two-bedroom home sits near $258,939, a three-bedroom near $421,692 and a four-bedroom near $592,775. That jump from two to three bedrooms, more than $160,000, is the most useful number for a family moving here. Many two-bedroom options are condos and villas; three-bedroom houses are where competition is.

Nearby, Largo ($335,649) and Pinellas Park ($300,743) cost about the same or less. Dunedin ($410,947), Palm Harbor ($402,191) and Safety Harbor ($496,694) cost more.

The housing stock is older and denser than people expect

Census data puts Clearwater's median year built at 1978. Only 38.1% of housing units are detached houses, while 36.0% are in buildings with ten or more units and 5.3% are mobile homes. In practice that means many condo complexes and towers, lots of 1960s to 1980s ranch houses, and fewer newer subdivisions than inland Pasco or Hillsborough.

For a buyer, an older house means checking the roof age, electrical panel, plumbing material and whether the home has had updates permitted. For a condo, it means reading the reserve study, the milestone inspection status for buildings three stories and up, and recent minutes for planned special assessments.

Who lives here and how the year feels

The median age is 46.6 and 24.1% of residents are 65 or older. About 10.4% of homes are seasonal, so winter brings more traffic on the beach roads and US 19, and spring training adds to it: the Philadelphia Phillies train at BayCare Ballpark in Clearwater. Summer is quieter, hotter, and wetter.

The city is home to Morton Plant Hospital and the Clearwater Marine Aquarium, and the Pinellas Trail runs north through Clearwater toward Dunedin.

Getting around

Pinellas is a peninsula, so routes in and out are limited. US 19 runs north-south through the east side of the city. Gulf to Bay Boulevard (State Road 60) runs east from downtown and becomes the Courtney Campbell Causeway across Old Tampa Bay toward Tampa. St. Pete-Clearwater International Airport is close by, and Tampa International Airport is across the bay.

Drive your commute at rush hour before you commit. Bridges and the few north-south roads concentrate traffic.

Choosing a part of town

A rough way to sort the city before you tour:

Trend varies a lot. East Gateway rose 8.1% in a year and North Greenwood 5.5%, while Mission Hills fell 11.2%. Look at the specific area's numbers before assuming the citywide trend applies to the house you want.

Storms, flood zones and insurance

The 2024 hurricane season pushed storm surge into many low-lying Pinellas neighborhoods, and buyers here now look at elevation first. Pull up the FEMA map for the specific lot, since zones can change from one side of a street to the other. A lender will require a flood policy on any house it finances in an A or V zone. Even outside those zones, ask the seller about past water intrusion and claims, and request any elevation certificate.

Get a homeowners quote during the inspection period. On a 1978-era house expect a 4-point inspection, and a wind mitigation report can lower the premium. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, so know the dollar amount before you choose a policy.

Taxes and what newcomers miss

Florida has no state income tax. Property tax resets after a sale, so the seller's bill is not yours. If Clearwater is your permanent home, file homestead with the Pinellas County Property Appraiser: it removes up to $51,411 of assessed value in 2026 and caps later increases at 3% or CPI. A winter-only owner who keeps a main home up north gets no homestead, and the non-school part of that assessment can climb up to 10% a year.

The other common mistake is falling for a waterfront or beach listing before pricing its insurance and condo fees. Settle the total monthly cost first, then choose the area. A short list built around that number is the easiest way to start.
