55+ Communities in Boynton Beach

Two very different retirement markets under one mailing address

Boynton Beach splits into two 55+ markets: older age-restricted condo and villa complexes in the city, where Zillow's typical condo is about $218,496, and newer gated single-family communities to the west such as GL Homes' Valencia communities. The price, the fees and the inspection questions are completely different between the two, so decide which one you are shopping before you start touring.

West Boynton: newer gated active-adult communities

West of the city, mostly in unincorporated Palm Beach County with a Boynton Beach mailing address, sit several large age-restricted developments. GL Homes built a series of them under the Valencia name, including Valencia Bay, Valencia Reserve and Valencia Grand. These are gated single-family and villa communities with large clubhouses, pools, tennis and pickleball courts, and an events calendar run by staff.

What you are buying is a newer house, a newer roof and a built-in social life, paid for through higher HOA dues than an older condo. Ask each association for its budget, reserve balance, any capital contribution due at closing, and whether the HOA bundles services like cable, lawn care or security. Because these communities are outside city limits, your tax bill follows county millage rather than city millage.

Most purchases in these communities today are resales from earlier owners. Compare a resale's roof age, upgrades and remaining builder warranty, if any, against what newer age-restricted product in western Palm Beach County costs. Resale homes in the older Valencia phases may already have upgrades such as impact windows, extended patios or added storage that a buyer of a new house would pay extra to add later, so price per square foot alone can mislead.

East Boynton: older 55+ condos and villas

The city itself has a lot of older multi-family housing. Census data shows a median year built of 1984, and 29.5% of homes are in buildings with ten or more units. Many complexes from the 1970s and 1980s were built as adult communities and still enforce a 55+ rule. Prices are low: a one-bedroom is valued around $136,022 and a two-bedroom around $271,882, with condos overall down 3.9% last year.

The trade-off is building age. Under Florida's post-2022 condo law, buildings of three or more habitable stories need milestone inspections and a Structural Integrity Reserve Study, and owners can no longer vote to skip funding those reserves. In older Boynton complexes this has pushed up dues and triggered special assessments. Ask for the SIRS, the milestone inspection report and the last two years of board minutes, and use the seven-day review period after you receive the documents.

Many of these older condos are also hard to finance because lenders treat them as non-warrantable, so a lot of buyers in this segment pay cash.

How the 55+ rule works in practice

The federal Housing for Older Persons Act lets a community restrict by age when at least 80% of its occupied units house at least one person aged 55 or older. The association has to publish its policy and verify ages, usually with a survey every two years. Most Boynton communities also set their own rules on younger residents, guest stays by grandchildren and minimum ages for co-occupants. Those are association rules, so they differ from one complex to the next and belong on your list of documents to read.

Boynton Beach prices next to its neighbors

The typical Boynton Beach home, all types together, is $404,476, up 0.8% over the year and 19.4% over five years. Single-family homes run about $477,830 and a three-bedroom about $457,848. The lower third of the market sits near $239,046, which is mostly condo territory, and the upper third begins around $677,781.

Delray Beach to the south has a lower typical value at $345,071 because of its own large stock of older 55+ condos. Boca Raton is $580,267. Greenacres to the north, at $280,329, is cheaper still. Boynton's 65+ share is 22.5% and 8.9% of homes are seasonal, so it is less of a pure retirement town than Delray's western condo belt.

Taxes and insurance for Boynton retirees

If Boynton becomes your permanent home, file for homestead with the Palm Beach County Property Appraiser. It removes up to $51,411 from assessed value in 2026 and limits yearly increases to 3% or CPI. If you are moving from another Florida homestead, ask about portability, which can carry part of your existing Save Our Homes savings to the new home. Seasonal owners get neither benefit.

For condos, the master policy covers the building structure and you insure the interior and contents with an HO-6 policy. For houses, wind mitigation features such as impact glass and roof straps lower the premium. Check the FEMA flood zone for every property, including those far from the coast, since parts of western Palm Beach County are low and close to canals.

Choosing between east and west

The east side fits buyers who want the lowest entry price, a short drive to the beach and the Intracoastal, and who are comfortable reading condo financials closely. The west side fits buyers who want a newer single-family home, a full-time social calendar and are fine paying more each month for it. Buyers sometimes start west and end up east once they see the dues, and others go the opposite way after reading a 1970s building's reserve study.

Tell me which side you lean toward and your monthly fee limit, and I will shortlist Boynton Beach 55+ communities that fit both.

What buyers ask me

What are the best 55+ communities in Boynton Beach?

It depends on budget. West of the city, the Valencia communities by GL Homes offer newer gated homes with large clubhouses. In the city, older 55+ condo and villa complexes cost far less but need careful review of reserves and assessments.

How much does a 55+ condo cost in Boynton Beach?

Zillow's typical Boynton Beach condo is about $218,496, with one-bedrooms near $136,022. Older age-restricted complexes often sell below the citywide condo figure.

Can I get a mortgage on a Boynton Beach 55+ condo?

Sometimes. Older buildings with low reserves, pending assessments or litigation can be non-warrantable, which rules out most conventional loans. Ask a lender to review the condo questionnaire early.

Are Valencia communities inside Boynton Beach city limits?

Most of the west Boynton 55+ communities are in unincorporated Palm Beach County and only use Boynton Beach as a mailing address. Check the parcel on the county property appraiser website.
