Buying a Condo in Boynton Beach

Lower prices, older buildings, and why the documents matter more than the view

A typical condo in Boynton Beach is worth about $218,496 on Zillow's home value index, down 3.9% over the past year, while single-family homes rose 1.6% to about $477,830. That makes a condo here less than half the price of a house, and the reason for the soft trend is mostly in the buildings themselves: many are 40 years old or more and are paying to catch up on inspections and reserves.

Condo prices against the rest of Boynton

Zillow's bedroom figures for the whole city put a 1-bedroom at about $136,022 and a 2-bedroom at about $271,882, and almost all of those are condos, villas or small attached homes. The lower third of the overall market tops out around $239,046, which is roughly where the typical condo sits.

Census data counts 29.5% of Boynton homes in buildings of 10 or more units. The median home in the city was built in 1984. So a large share of the condo stock was built in the 1970s and 1980s, garden-style complexes and mid-rises, with a smaller set of newer buildings near the Intracoastal and downtown.

For comparison, Boynton's all-homes value of about $404,476 is close to West Palm Beach at $404,711 and well below Boca Raton at $580,267, which makes Boynton a natural comparison for condo buyers who started their search in Boca.

When I run the numbers for a buyer choosing between a condo and a small house here, the monthly fee is the deciding line. A condo at half the price of a house can cost nearly as much per month once the association fee, a pending assessment and the HO-6 policy are added. A villa with a lower fee and fewer shared systems usually sits in between. Compare the full monthly cost of each option, not the price tags.

Inspections and reserves: the post-2022 rules

Florida's condo safety laws, starting with SB 4-D in 2022, changed what owning an older condo costs.

Associations that had kept reserves low have had to raise fees, take loans or levy special assessments. That pressure explains much of the gap between condo and house trends in Boynton.

What to ask for before you sign

A resale condo buyer can cancel within 7 days, excluding weekends and legal holidays, after receiving these documents. Ask for them on day one and read them inside that window.

Financing: warrantable or not

Many lenders won't make a standard conventional loan on a condo that is non-warrantable. Common reasons include an ongoing special assessment for structural repairs, low reserves, pending litigation, a high share of owners behind on fees, or one owner holding too many units. If the building is non-warrantable, expect a larger down payment, a portfolio loan at a higher rate, or a cash-only buyer pool.

Ask the lender to run the condo questionnaire early, before your inspection period ends. Cash buyers should care too, because a non-warrantable building is harder to sell later.

Insurance: the building's policy and yours

The association's master policy covers the structure and common areas. You need your own HO-6 policy for the interior, your belongings and liability. Two coverages are worth adding: loss assessment coverage, which helps if the association assesses owners after a storm, and coverage for interior finishes up to what the declaration makes you responsible for.

Ask whether windows and doors are impact-rated, which affects both policies. East of I-95, near the Intracoastal, check the flood zone and the building's flood coverage. Hurricane deductibles on both policies apply once per calendar year.

55+ condos and age-restricted buildings

With 22.5% of Boynton residents 65 or older, a good part of the condo stock is in 55+ communities. Under the Housing for Older Persons Act, at least 80% of occupied units must have a resident aged 55 or older. These communities can be good value, but the buyer pool at resale is smaller, and you'll need to pass the community's age verification and approval process. Leisureville is one established 55+ community in the city with condos, townhomes and houses.

Cash to close on a typical condo

On a $218,000 condo with 20% down, the loan is $174,400. Florida's documentary stamp tax on the note is $0.35 per $100, about $610, and the intangible tax is 0.2%, about $349. The seller usually pays deed stamps. In Palm Beach County, sellers customarily pay the owner's title policy, though contracts can say otherwise. Add the association's estoppel and application fees, prepaid HO-6 insurance and escrow. Once you know which buildings pass the reserve check, a shortlist built only from those saves you from falling for a unit in a building you'd regret.

Quick answers

How much is a condo in Boynton Beach?

Zillow's typical condo value is about $218,496. A 1-bedroom runs about $136,022 and a 2-bedroom about $271,882 citywide.

Why are condo prices falling in Boynton Beach?

Zillow's condo index is down 3.9% over the year. Rising fees and special assessments under Florida's post-2022 reserve and inspection rules weigh on older buildings across South Florida.

Can I get a mortgage on any condo in Boynton Beach?

Not always. Non-warrantable buildings, often those with structural assessments, low reserves or litigation, may need a larger down payment or a portfolio lender.

Can I back out of a condo purchase after reading the documents?

Yes. Florida gives resale condo buyers 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel.

Do Boynton Beach condos need milestone inspections?

Buildings of three or more habitable stories do, by the end of the year they turn 30 and every 10 years after.
