Waterfront Homes in Fort Lauderdale
Canals, the New River and the Intracoastal: how to judge the water before the house
Fort Lauderdale's typical home value on Zillow's index is $509,743, and its typical single-family home is $586,503, but waterfront houses with ocean access usually sell well above those figures. Zillow does not track waterfront separately, so the useful numbers are the city's upper third, which starts around $1,189,004, and the four- and five-bedroom values of about $1,050,246 and $2,972,475, where much of the canal market sits.

Four kinds of Fort Lauderdale waterfront
Waterfront in this city means very different things, and the type of water sets the price as much as the house does:
- Intracoastal frontage. Wide water, long views and room for large boats, with more boat wake and more exposure to wind.
- Ocean-access canals. The finger islands and canal streets off the Intracoastal and the New River, such as those in Las Olas Isles, Seven Isles, Harbor Beach, Rio Vista and Coral Ridge. This is the core of the market.
- The New River. A winding tidal river through downtown with boat traffic, drawbridges and a railroad bridge.
- Lakes and non-navigable canals. Some inland homes face lakes or drainage canals with no route to the ocean. They are waterfront for the view, not for a boat.
Before you compare listings, sort them into these groups. A canal house and a lake house at the same price are not the same purchase.

Bridges, depth and the route to the inlet
For boaters, the route from the dock to the ocean decides what the lot is worth. Port Everglades is the main inlet for central and southern Fort Lauderdale, and Hillsboro Inlet serves the north end of the county.
Most Intracoastal crossings in the city are drawbridges, so a sailboat or tall powerboat can pass with openings. Fixed bridges and the clearance of the rail crossing on the New River limit what can reach homes farther upriver and on some interior waterways. Check the bridges on the exact route, their vertical clearance when closed and their opening schedules. Measure canal depth at the dock and at the narrowest point at low tide. A canal that works for a 30-foot center console may not work for a 50-foot yacht.

Seawalls and docks
The seawall is the most expensive part of a canal home that most buyers never look at closely. Ask the seller when it was built or last capped and whether it has been repaired. Have it inspected for cracks, leaning panels, holes behind the cap and soil loss in the yard.
Fort Lauderdale has adopted minimum seawall elevation rules in response to high tides, and work on a seawall often triggers them. Ask the city what applies to the property before you budget. Confirm that docks, boat lifts, davits and pilings were permitted, and check whether a larger dock you want would be allowed for the canal width. Some of this work also needs county and state approval, so timelines can be long.
Flood zone, elevation and the insurance bill
Most waterfront homes in the city sit in FEMA high-risk flood zones, typically an AE zone on canals and sometimes a VE zone where waves are a factor near open water. If you finance the purchase in an A or V zone, the lender will require flood insurance.
The elevation certificate is the document that moves the premium. A house with its lowest floor above base flood elevation can insure for a fraction of what an older, lower house pays next door. Ask the seller for the certificate, any history of flood claims, and whether the house was substantially improved, which can trigger current elevation rules. Get flood, wind and homeowners quotes during the inspection period, along with a wind mitigation report and roof age. Citizens Property Insurance is the state-backed fallback if private carriers decline the home.
Salt air, older houses and what wears out
Fort Lauderdale's median home was built in 1973 according to Census data, and many canal homes are older. Salt air speeds up wear on metal: AC condensers, window frames, railings, light fixtures and the rebar inside concrete. Pool equipment, docks and lifts all need regular maintenance.
On an older canal house, I ask the inspector to spend time on the roof, the electrical panel and the plumbing, since a 4-point inspection usually decides whether insurers will write the policy at a fair price. Look for signs of past water intrusion at the lowest floor and garage. Plan for higher maintenance than an inland house of the same size.
What waterfront costs against the city and its neighbors
The data on this page covers every home in the city, inland and waterfront together. It still frames the market. Fort Lauderdale's typical value of $509,743 is down 0.6% over the year and up 22.8% over five. Single-family homes are up 0.1% for the year and condos down 1.5%. Waterfront houses on deep water have generally held up better than older condos, though Zillow's city data cannot show that directly.
Among nearby cities, typical all-homes values range from about $211,924 in Lauderhill to about $718,627 in Weston, with Hollywood at about $442,331 and Pompano Beach at about $350,137. For buyers who want water with ocean access at a lower price, Hollywood, Pompano Beach and Lighthouse Point are the usual comparisons. Waterfront in any of them sells at a premium to the city average; how large depends on the lot, the bridges and the seawall.
Taxes and the long-term cost
Florida has no state income tax. Property taxes reset to market value after the sale, so a long-held waterfront home can have a bill far below what you will pay. If the house is your permanent Florida home, homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. A second home gets no exemption, and its non-school levies can rise up to 10% a year. Amendment 3 is on the November 3, 2026 ballot and could change these rules; the result is not known as I write. If you tell me the boat and the budget, the shortlist will only include lots that fit both.
Common questions
How much do waterfront homes cost in Fort Lauderdale?
Zillow does not publish a waterfront index. The city's typical home is about $509,743 and the upper third starts near $1,189,004; canal and Intracoastal homes with ocean access usually sit in that upper range and often far above it.
Can a sailboat get out from a Fort Lauderdale canal?
It depends on the route. Many Intracoastal crossings are drawbridges, but fixed bridges and the rail crossing on the New River limit some waterways. Check every bridge between the dock and the inlet.
Do I need flood insurance on a waterfront home in Fort Lauderdale?
If the home is in an A or V flood zone and you have a mortgage, the lender will require it. Even without a mortgage, most waterfront owners carry it.
What should I check on a seawall before buying?
Its age, cracks, leaning, soil loss behind it, the cap height against city seawall elevation rules, and the permits for docks and lifts attached to it.
Which Fort Lauderdale neighborhoods have the most canal homes?
The finger islands along Las Olas, Seven Isles, Harbor Beach, Rio Vista and much of Coral Ridge are among the best known for canal homes with ocean access.
