New Construction Homes in Eustis
Building new in a town where the median home dates to 1986
New construction homes in Eustis go head to head with a resale market where the typical single-family house is worth $335,993 on Zillow's home value index, and a four-bedroom averages $427,910. Because the median Eustis home was built in 1986, a new house here buys you a much newer roof, systems and code standard than most of what is for sale around it.

How new homes fit into the Eustis market
Census data shows 68.0% of Eustis homes are detached single-family and the median year built is 1986. That makes new construction a minority product in town, mostly in subdivisions on the edges of the city rather than near the lakefront downtown.
Resale values have cooled a little: the typical home is down 1.2% over the past year, after rising 21.8% over five years. When resale prices go flat, builders tend to compete harder on incentives than on base price, because a base-price cut shows up in the comparable sales for every later buyer in the community.
Neighboring towns shape what builders can charge. Tavares averages $306,546, Mount Dora $387,027 and Sorrento $414,655. A new four-bedroom in Eustis often prices between those numbers, and the comparison that matters is with the newest resale homes nearby, which are only a few years old.

Base price, options and lot premiums
The advertised price for a new Eustis home is the base price for the smallest version of that floor plan on a standard lot. The final contract can run well above it once you add:
- Structural options: an extra bedroom, a larger garage, a covered lanai, a pool package.
- Design options: flooring, cabinets, countertops, lighting. These are chosen at the design center and are where costs climb fastest.
- Lot premiums: pond views, corner lots, wider lots or lots that back onto preserve.
I tell buyers to price the house they actually want, with the options they will pick, before they compare it to a resale home at $320,666 for a three-bedroom or $427,910 for a four-bedroom. That is the only fair comparison.

Cash you need to buy at $336,000
| All cash | Mortgage, 20% down | Foreign national loan, 35% down | |
|---|---|---|---|
| Down payment | $336,000 | $67,200 | $117,600 |
| Buyer closing costs | $1,450 | $6,453 | $6,176 |

Includes Florida doc stamps on the note ($0.35 per $100 borrowed), the 0.2% intangible tax on the mortgage, the lender's title policy, settlement and recording fees and typical lender fees. Excludes prorated taxes and HOA. For your exact numbers use the closing cost calculator.
Builder incentives and the preferred lender
Most builder incentives are tied to using the builder's affiliated or preferred lender and title company. Common forms are closing-cost credits, a rate buydown, or a credit toward options. You are always free to use your own lender, but you usually give up some or all of the incentive if you do.
Ask the builder to put the incentive in writing with a dollar value, then get a loan estimate from an outside lender too. Compare the total cost over the years you expect to keep the loan. A buydown can be worth more than a price cut, or less, depending on how long you hold the mortgage.
Check when the incentive expires and whether it depends on closing by a certain date. Construction delays are common, and an incentive that disappears if the house is late is worth less than it sounds.
CDD and HOA charges on newer Eustis subdivisions
Some new Florida subdivisions are financed through a Community Development District. A CDD pays for roads, drainage and utilities with bonds, and owners repay them through an annual assessment that appears on the property tax bill, not on an HOA statement. The debt portion usually runs for decades and then ends, while an operations and maintenance portion continues.
Ask for three numbers before you sign: the annual CDD debt assessment, the CDD maintenance assessment, and the HOA dues. Together they can change your monthly payment as much as a quarter point on the mortgage rate. Many older Eustis neighborhoods have no CDD and no HOA at all, which is a real cost advantage for resale.
Warranties, inspections and the build schedule
Most builders offer a warranty along the familiar 1-2-10 lines: one year on workmanship and materials, two years on major systems, and ten years on structural defects. The exclusions list and the claim procedure matter more than the headline years.
Hire your own inspector twice:
- Before drywall: framing, wiring, plumbing and window flashing are still visible.
- Before closing: a full inspection so items go on the builder's punch list while you still have leverage.
Deposits on new homes are often larger than on resale contracts and may not be fully refundable, so read the deposit and escrow terms in the builder's contract carefully. Ask for a realistic completion window and what happens to your rate lock if the house runs late.
Insurance and taxes on a brand-new house
New houses are built to the current Florida Building Code, with newer roofs and wind-rated openings, and they usually insure for less than a 1980s house. You also skip the 4-point inspection that older homes need. Still, get an actual quote during the contract period and ask for the wind mitigation form at closing.
Check the FEMA flood zone for the lot, especially if the community has ponds or sits near one of the lakes.
Property taxes on a new home can surprise buyers. The first bill may reflect only the land if the house was finished after January 1, and the next bill jumps once the home is assessed. Budget on the full purchase price, then file for homestead if Eustis will be your permanent residence. Having your own agent matters here, because the builder's sales rep works for the builder. A shortlist that mixes new and resale homes is usually the clearest way to see what your budget buys.
Questions buyers ask
Are new construction homes in Eustis more expensive than resale?
Usually per square foot, yes, once options and lot premiums are added. Resale single-family homes in Eustis average $335,993 on Zillow, but most were built decades ago, so a new home saves on early repairs and often on insurance.
Do I have to use the builder's lender?
No. You can use any lender, but most builder incentives require the builder's preferred lender. Compare the incentive against an outside loan estimate before deciding.
What is a CDD fee in a new Eustis community?
A Community Development District assessment repays bonds used to build the community's roads and utilities. It appears on your property tax bill each year, separate from HOA dues.
Do I need an inspection on a new house?
Yes. An independent inspection before drywall and another before closing catch problems while the builder is still responsible for fixing them.
