What Port Royal is

Port Royal is a neighborhood of single-family estate homes at the southern end of the City of Naples, below Old Naples and Aqualane Shores, between the Gulf and Naples Bay. Gordon Drive runs down its spine. Most lots sit on canals or on the bay, with direct boating access to the Gulf through Gordon Pass at the neighborhood's southern tip, and the Gulf-front lots along Gordon Drive face the beach. There are no condo towers here.

The Port Royal Club is a private beach and social club for residents. Membership is separate from owning a home and has its own application and costs, so ask about it early if it matters to you. Buyers who expect beach club access as part of the purchase should confirm membership availability and timing before they sign.

How to read a $14.6 million average

Zillow's index for Port Royal is built on a small number of very expensive sales, so a few large transactions can move it a lot. The 10.3% one-year gain shows that demand at the top of the Naples market stayed strong while the rest of the city was flat, but it is a rough guide. Pricing a specific home here means looking at the few comparable sales on similar water, with similar frontage and similar construction age.

For comparison, Aqualane Shore, just north, has a typical value of about $7,605,613, and Estuary at Grey Oaks about $6,307,089. Coquina Sands, on the Gulf further north, is about $1,890,533. Port Royal sits in a band of its own.

Water is most of the value

Two Port Royal lots with similar houses can differ by millions because of the water. The things that move value most:

Seawalls, docks and the cost of the water side

Seawall replacement on a long waterfront lot is a major project, and a new house on an old wall is a risk many buyers miss. Have a marine engineer, not only a general inspector, review the wall, its cap, the tiebacks and the soil behind it, and ask for any engineering reports and permits. Confirm the dock and lifts are permitted, and find out whether the City of Naples would let you extend or replace them in their current size.

Elevation, flood insurance and storm history

Port Royal is low, waterfront land in FEMA high-risk flood zones, and Hurricane Ian in 2022 pushed storm surge into many homes in the area. Ask for the elevation certificate and compare the lowest floor with the base flood elevation. Newer homes built to current standards sit well above older ones and insure very differently.

At these values, federal NFIP flood coverage falls far short of rebuilding cost, so most owners carry excess flood coverage from a private insurer on top of it. Get wind, flood and excess quotes during the inspection period. Hurricane deductibles are a percentage of dwelling coverage: on a $10,000,000 dwelling limit, a 2% deductible is $200,000. Confirm how that deductible applies and keep reserves to cover it. Ask the seller for the current premiums and claim history, and ask your insurance agent how a new roof, impact glass or a higher floor elevation would change the quote.

Older homes, rebuilds and city rules

Many Port Royal purchases are lot purchases, where the buyer plans to tear down an older house and build new. If that is your plan, check with the City of Naples on the required elevation, height limits, setbacks, lot coverage and any Coastal Construction Control Line limits on Gulf-front lots. Ask your architect for a quick feasibility sketch before you remove contingencies. If you plan to keep an older home, the city's substantial improvement rule may limit renovation spending before the house has to be elevated or rebuilt.

Taxes and who Port Royal suits

The assessment resets to market value after a sale, so a long-time owner's tax bill tells you little. If the home is your permanent residence, homestead takes up to $51,411 off assessed value in 2026 and caps increases at 3% or CPI. As a second home, it gets no homestead and a 10% cap on non-school levies. Florida has no state income tax, which is a large part of why buyers at this level choose to become Florida residents. This isn't legal or tax advice; work with a Florida tax advisor before you close.

Port Royal suits buyers who want a waterfront estate with direct Gulf access inside the City of Naples, a short drive from Old Naples, and who can absorb the insurance, seawall and maintenance costs of that position. It suits less well anyone who wants a lock-and-leave home with low upkeep. If you tell me how you use the water, I can sort the current Port Royal inventory by exposure, depth and wall condition.
