Where Chapel Trail is and what is built there

Chapel Trail is a master-planned community in the western part of Pembroke Pines, made up of many separate subdivisions rather than one single development. Housing runs from townhomes to single-family houses, many of them on lakes, with Spanish-style architecture common. Most of what you see was built in the 1990s and 2000s, so expect homes that are 20 to 30 years old unless a house has been updated.

The Chapel Trail Nature Preserve, a city-owned natural area with a boardwalk, sits on the neighborhood's edge, and Rose G. Price Park is nearby. I-75 and the shopping at Pembroke Gardens are a short drive east. The area is suburban and car-based; most errands mean driving out to the main roads.

One note on names. Zillow uses the name Chapel Trail for its neighborhood boundary, and that boundary may not match exactly what residents or individual HOAs call Chapel Trail. When you look at a specific house, check which subdivision and which HOA it belongs to.

How Chapel Trail prices compare with the rest of the city

At about $640,604, Chapel Trail sits roughly 32% above Pembroke Pines' all-homes value and about 8.5% above the citywide single-family figure of $590,377. That makes sense: Chapel Trail is mostly houses and townhomes, while the city average is pulled down by a large stock of older condos.

Compared with other Zillow neighborhoods in the city, Chapel Trail lands in the middle of the single-family tier:

Chapel Trail's five-year gain of 29.7% is close to the city's 27.6%. Its one-year number held up better than the city's -1.5%, mostly because the city figure includes condos, which dropped 6.4%.

What your budget buys in Chapel Trail

Zillow publishes bedroom figures for the city, not for each neighborhood. Citywide, a 3-bedroom is about $546,375, a 4-bedroom about $719,570 and a 5-bedroom or larger about $922,127. In Chapel Trail, townhomes generally sit toward the bottom of the neighborhood's range and lakefront 4- and 5-bedroom houses toward the top.

Lot position matters more than buyers expect. A lake view, a corner lot, a cul-de-sac or a backyard facing the preserve can move the price noticeably within the same subdivision. So can updates: a 1990s house with its original roof, kitchen and AC is a very different purchase from the same model fully redone.

HOAs and sub-associations

Chapel Trail is a collection of subdivisions, and most have their own HOA. Some sit under an umbrella or master association as well. Before you make an offer, ask for:

Two similar houses a few streets apart can carry very different HOA costs. Put those numbers into your monthly payment alongside the price.

Roof, flood and insurance checks on a 1990s house

For most Chapel Trail homes, the roof is the biggest single item. A house built in the late 1990s may be on its second roof or due for one. Ask for the permit date of the current roof and look for a wind mitigation report. Roof shape, roof-to-wall connections and impact-rated windows or shutters all affect the wind portion of the insurance premium.

Western Broward is flat and low, and Chapel Trail's lakes are part of the stormwater system. Pull the FEMA flood zone for the exact address. If it falls in an A zone, a lender will require flood insurance; outside one, many owners still buy it. Get real quotes for both homeowner's and flood coverage during your inspection period, and ask whether the home has had a four-point inspection, since some insurers want one on homes of this age.

Taxes and closing on a Chapel Trail purchase

Your property tax is based on what you pay, not on what the seller paid. Long-time owners with homestead often have low assessments under the 3% cap, and the assessment resets to market value after a sale. If the house will be your permanent home, the 2026 homestead exemption takes up to $51,411 off its assessed value.

In Broward, the buyer usually pays for the owner's title policy and the seller usually pays the deed doc stamps. On a $640,604 purchase financed with 20% down, the note stamps and intangible tax on the loan come to about $2,819 together. If you want to see how a specific Chapel Trail subdivision compares with Silver Lakes or Town Gate on dues and roof age, a shortlist is the easiest way to line them up.
