Two dozen Zillow neighborhoods, sorted by what they cost and how they moved

How to read these neighborhood numbers
All figures are Zillow's typical home value for each neighborhood, covering every home type. In condo-heavy areas, that figure reflects condos; in house-heavy areas, it reflects houses. Zillow draws its own boundaries, which do not always match community gates or HOA names, and many neighborhoods contain several HOAs with different dues.
For the city as a whole, the typical home is about $486,731, the typical condo about $187,128 and the typical single-family house about $590,377. Census data shows a median build year of 1992. I group neighborhoods by price, not by any ranking of lifestyle, because what suits one buyer rarely suits the next.
Under $200,000: the 55+ and condo communities
- Hollybrook: about $133,121, down 16.5% in a year and 6.8% over five years. The weakest numbers on the list, and the only neighborhood here worth less than five years ago.
- Century Village: about $172,655, down 6.2% in a year and up only 2.7% over five years. A large age-restricted condo community.
These are the cheapest entry points in the city, and both reflect the pressure on older condo associations from reserve requirements, insurance and special assessments. Buying here can work well, but the building matters more than the neighborhood. Read the budget, the reserve study, the board minutes and any assessment history before you choose a unit, and confirm age rules if you are under 55.

$380,000 to $560,000: the entry level for houses and townhomes
- Pasadena Lakes South: about $380,153, down 4.4% in a year, up 13.9% over five.
- East Sunswept: about $441,774, down 0.9% in a year, up 29.8% over five.
- Cobblestone: about $450,481, down 3.5% in a year, up 20.9% over five.
- West Sunswept: about $479,667, up 0.6% in a year, up 29.8% over five.
- Tanglewood Lakes: about $514,440, down 0.7% in a year, up 31.2% over five.
- Pine Village: about $534,297, up 0.2% in a year, up 39.2% over five.
- Walnut Creek: about $554,132, down 1.4% in a year, up 27.6% over five.
- Westview: about $556,597, down 1.2% in a year; Zillow has no five-year figure.
This tier is close to the city's typical 3-bedroom value of about $546,375. Pine Village stands out for the strongest five-year growth in the city. Pasadena Lakes South and Cobblestone lagged, which can mean a better entry price or more condo and townhome stock in the mix; look at what actually sold there before drawing conclusions.
At this budget, compare the monthly cost carefully. A townhome with a modest HOA fee can cost less each month than a detached house at the same price once roof, insurance and pool upkeep are counted.
$590,000 to $690,000: the core single-family tier
- Pembroke Isles: about $594,950 (-1.7%, +23.6%)
- Pembroke Lakes: about $620,783 (+1.3%, +37.2%)
- Pasadena Lakes: about $627,550 (+0.6%, +39.0%)
- Town Gate: about $637,216 (-1.7%, +24.6%)
- Chapel Trail: about $640,604 (-0.1%, +29.7%)
- Keystone Lake: about $648,152 (-1.2%, +28.9%)
- Grand Palms: about $660,397 (-2.0%, +25.4%)
- Spring Valley: about $676,666 (-0.3%, +31.3%)
- Silver Lakes: about $678,077 (-0.2%, +32.5%)
- Estancia: about $685,007 (-0.8%, +19.6%)
The first figure is the one-year change, the second the five-year change. This is the biggest group, and prices inside it are close enough that the house itself decides most purchases. Pembroke Lakes and Pasadena Lakes combine the best five-year growth with small gains in the past year. Estancia sits at the top of the tier but grew the least over five years, so its price premium over Silver Lakes and Spring Valley has narrowed. Grand Palms includes a golf course setting; ask about the course's ownership and future, since that affects values around it.
Above $730,000: the top of the city
- Pembroke Shores: about $736,337, down 2.2% in a year, up 29.8% over five.
- Encantada: about $787,240, down 1.0% in a year, up 25.6% over five.
- Laguna Isles: about $810,155, up 1.9% in a year, up 32.5% over five.
- Pembroke Falls: about $843,211, up 0.7% in a year, up 29.6% over five.
These neighborhoods sit above the city's upper-third threshold of about $702,582 and near its 5-bedroom figure of about $922,127. Laguna Isles and Pembroke Falls are two of the few neighborhoods that gained value in the past year. For buyers at this budget, Weston, where the typical home is about $718,627 citywide, is the usual comparison; in Pembroke Pines the same money often buys a larger or newer house.
What to compare once you have a short list
Inside any one tier, the deciding factors are usually the same: HOA and master association dues, roof age, wind mitigation features, flood zone, and whether the house is on a lake. Two houses at the same price in Town Gate and Keystone Lake can differ by hundreds of dollars a month once dues and insurance are in.
Your tax bill will be based on your price, not the seller's capped assessment, and a full-time resident's homestead exemption in 2026 is up to $51,411 off assessed value. I usually start buyers with two neighborhoods from the same tier and one from the tier below, then compare monthly cost; a shortlist built that way tends to show where the value actually is.
