House prices by bedroom count
Here is how Zillow's figures step up by size in Pembroke Pines:
- 3 bedrooms: about $546,375
- 4 bedrooms: about $719,570
- 5 bedrooms or more: about $922,127
Each extra bedroom adds roughly $170,000 to $200,000. The upper third of the market starts around $702,582, so a typical 4-bedroom is already an upper-third home here. Townhomes fill part of the space below $546,375, and some buyers who need three bedrooms on a lower budget end up in a townhome rather than a detached house.
Over five years, the city's all-homes index rose 27.6%. Over the past year it dipped 1.5%, pulled down mostly by condos. Detached houses held their value better, which is common in Broward right now.

The age of the house changes the inspection
Census data shows a median build year of 1992 for Pembroke Pines, with 46.0% of homes detached single-family. The city grew from east to west over several decades, so house ages vary a lot: the eastern parts have many homes from the 1960s and 1970s, and the western parts were built mainly in the 1990s and 2000s.
That affects what you need to check:
- Older homes: a four-point inspection of roof, electrical, plumbing and HVAC is often required by insurers. Look for cast-iron drain lines, original electrical panels and galvanized supply pipes.
- 1990s and 2000s homes: many are on a second roof or due for one, and AC systems may be near the end of their life.
- All homes: a wind mitigation report, permit history for additions and enclosed garages, and a separate pool inspection if there is one.
A sewer scope on older houses is cheap compared with replacing a collapsed drain line under a slab.

Insurance and flood exposure in western Broward
Insurance is the cost most out-of-state buyers underestimate. Your premium depends on roof age, roof shape, roof-to-wall connections and whether windows and doors are impact-rated or protected by shutters. A good wind mitigation report can lower the wind portion meaningfully, and a roof over about 15 years old can make coverage harder to place.
The city is flat, and its many lakes and canals are part of the drainage system. Pull the FEMA flood zone for each address; if it is an A zone, your lender will require flood insurance, and a flood policy is worth pricing even outside one. Get homeowner's and flood quotes during your inspection period. Ask each insurer which hurricane deductible it is quoting; 2%, 5% and 10% of dwelling coverage are the usual choices, and Florida applies it once per calendar year.
HOAs and what they control
Most Pembroke Pines houses, especially in the west, are in HOA communities, and some have both a master association and a neighborhood association. Ask for each budget, the dues, any special assessment and the approval process for new owners. Some HOAs approve buyers before closing and charge an application fee.
HOA rules also cover exterior paint, roof materials, fences, driveways, parking of work vehicles and boats, and additions. If you plan to add a pool, enclose a patio or replace the roof with a different material, check the architectural guidelines before you buy, not after.
Property tax after the sale, and homestead
The tax bill on a listing reflects the seller's assessed value, often capped for years under Save Our Homes. After you buy, the assessment resets to market value. Estimate your tax from your purchase price and the current millage rate.
If you live in the house full-time, file for homestead with the Broward County Property Appraiser. In 2026, it is worth up to $51,411 off assessed value, and later increases are capped at 3% or inflation. Buyers keeping this as a second home get no homestead, and their non-school assessment can rise up to 10% a year. This isn't legal or tax advice, and a November 2026 ballot measure on property taxes could change some of these rules.
Offers and negotiation in a flat house market
With single-family values down 0.6% in a year, most Pembroke Pines sellers are no longer getting multiple offers on day one. That changes how I write offers. A full inspection period of 10 to 15 days is normal again, and buyers can ask for repair credits on roofs, AC systems and plumbing findings instead of taking the house as-is.
Pricing still varies by street. A 4-bedroom with a new roof, impact windows and a recent AC sells close to or above the neighborhood's typical value, while the same model with original systems often sits. Look at how long comparable houses took to sell, and whether they sold below their last asking price, before you set your number.
How Pembroke Pines compares with nearby cities
On Zillow's all-homes index, Pembroke Pines at about $486,731 is below Miramar ($519,502), Davie ($515,457), Coral Springs ($521,975) and well below Weston ($718,627). Hollywood is about $442,331 and Sunrise about $360,778. For buyers who want newer single-family homes in planned communities but can't reach Weston prices, Pembroke Pines and Miramar are the usual alternatives.
In Broward, buyers customarily pay the owner's title policy, and sellers pay the deed stamps. On a $590,377 house with 20% down, the note stamps and intangible tax on the loan total about $2,598, before title, lender charges and prepaid items. A shortlist sorted by roof age and flood zone, not only by price, is the quickest way to find the houses worth seeing.
