What 55+ means in a Tamarac community

Age-restricted communities in Florida operate under the federal Housing for Older Persons Act. To qualify, at least 80% of occupied units must have at least one resident who is 55 or older, and the community has to publish and follow policies showing it intends to be housing for older persons. Within that rule, each association writes its own details: whether a younger spouse or partner can live there, how long guests under 55 can stay, whether children may live in the home, and whether the board approves or interviews buyers before closing.

Read the declaration and rules for the specific association before you make an offer. In large communities with many sections, each building or section can have its own association, and the rules aren't always identical.

Condo, villa or house: what each costs in Tamarac

Zillow's Tamarac figures give a rough price ladder. A one-bedroom runs about $104,879, mostly condos. A two-bedroom is about $239,985, which covers larger condos, villas and some smaller houses. The typical single-family house is about $376,980, and a three-bedroom about $419,136.

Condo values are down 10.1% over the past year, the sharpest drop of any category in the city, while houses fell 2.7%. Older 55+ condo buildings are part of the reason: fees and assessments have risen, and buyers are pricing them in. A single-family house in an age-restricted community like the Mainlands or Isles of Tamarac usually costs more up front but carries lower shared building costs.

Villas sit between the two. You usually own the unit and sometimes the land under it, while the association handles roofs or exteriors under the documents. Which parts the association maintains decides how much of the next roof bill is yours, so read that section of the declaration closely.

Fees, reserves and assessments on a fixed income

For many retirees the monthly fee matters more than the price. Ask for the current budget, what the fee covers (often building insurance, water, cable, grounds and the clubhouse), and how much it has risen over the last two or three years.

Resale condo buyers in Florida have 7 days, not counting weekends and legal holidays, after receiving the association documents to cancel. A retiree on a fixed income should spend those days on the budget and minutes.

Homestead and taxes for retirees moving to Tamarac

A buyer who makes Tamarac a permanent residence can file for homestead, which takes up to $51,411 off assessed value in 2026. Save Our Homes then limits increases in assessed value to 3% or CPI each year, which helps on a fixed income. On a low-priced condo, the exemption can remove a large share of the taxable value. Florida has no state income tax, so retirement income isn't taxed by the state.

Only 2.6% of Tamarac homes are seasonal by Census count, far lower than in coastal Broward, so these communities are mostly full-time residents. Snowbirds who keep a primary residence elsewhere get no homestead and should budget for the higher tax bill and for any association rules about leaving a unit empty for months.

Insurance and storm prep in older 55+ homes

Most Tamarac 55+ housing dates from the 1970s through the 1990s. Insurers usually want a 4-point inspection for homes of that age and look hard at roof age, electrical panels and plumbing. In condos the association insures the building, so ask about the master policy's hurricane deductible and how the association would cover it. Owners need their own HO-6 policy for interiors and loss assessments.

For storm season, ask how the community handles shutters, whether there are hurricane procedures for residents, and the FEMA flood zone for the building. A shortlist split by condo, villa and house, with fees listed next to price, is the quickest way to compare Tamarac's 55+ options side by side.
