Buying a House in Tamarac

Some of central Broward's lowest house prices, mostly in homes built before 1990

A typical single-family house in Tamarac is worth about $376,980 on Zillow's home value index, down 2.7% over the past year, and a three-bedroom runs about $419,136. That is a lower entry point than most of central and western Broward, and what you trade for it is age: the city's median year built is 1981, and many houses need updates that insurers care about.

House prices by size in Tamarac

Zillow puts a Tamarac three-bedroom at about $419,136 and a four-bedroom at about $548,659, a step of roughly $129,500. There is no five-bedroom figure, because so few exist that Zillow doesn't publish one. Two-bedroom homes, about $239,985 on the index, include villas and condos as well as small houses, so a two-bedroom detached house can sell above that number.

Zillow's upper third of the Tamarac market begins near $428,547. Most four-bedroom houses and updated three-bedrooms sit in that band. Below it are older three-bedrooms, villas and a large condo stock. Single-family values are up as part of an 18.9% five-year gain for all homes, though the past year has been soft. Houses have held value better than Tamarac condos, which fell 10.1%, so a house seller here usually has less room to drop than a condo seller.

Check whether the house is in a 55+ community

Several Tamarac neighborhoods of detached houses are age-restricted, including the Mainlands of Tamarac Lakes and Isles of Tamarac. In those communities, federal rules require at least 80% of occupied homes to have a resident 55 or older, and the association sets its own rules on who else may live there. A younger family that finds a well-priced house there may not be able to move in.

Many other Tamarac single-family areas have no age rule. The listing doesn't always say. Ask for the HOA declaration before you schedule showings, and confirm the age policy in writing. For buyers who are 55 or older, the same check tells you about the community's fees, approvals and amenities.

Older houses: what to inspect and what it costs to insure

Many Tamarac houses were built from the late 1960s through the 1980s and have had owners for decades. When a long-term owner sells, the house often has an older roof, original plumbing or an electrical panel that insurers flag. These items affect whether you can get coverage at a reasonable price, so check them before you commit.

Get an insurance quote using the actual reports during your inspection period. Tamarac is inland, which keeps storm surge away, but check the FEMA flood zone for the address and ask how the street drains in heavy rain.

Cash to close on a $376,980 house

With 20% down, the down payment is about $75,396 and the loan about $301,584. Florida note stamps at $0.35 per $100 come to about $1,056, and intangible tax at 0.2% of the loan about $603. Deed stamps on the price, about $2,639, are usually paid by the seller. In Broward the buyer often pays for the owner's title policy, which is set by a state rate.

Add the lender's title policy, lender fees, survey, inspections, prepaid interest and escrow for taxes and insurance. If the house is in an HOA, ask about transfer or capital contribution fees and the approval process, which can take weeks in some associations. When I build a cash-to-close estimate for a Tamarac house, I also add the cost of any roof or panel work the insurer requires, since that sometimes has to be done before or right after closing.

Homestead and the new tax bill

Many sellers in Tamarac have held their homes for a long time under homestead, so their assessed value is far below market. After you buy, Broward resets the assessment to market value. If you live in the house as your permanent residence, homestead takes up to $51,411 off assessed value in 2026, and Save Our Homes holds future increases to 3% or CPI. Without homestead, you get no exemption and a 10% cap on non-school levies.

Only 2.6% of Tamarac homes are seasonal by Census count, so nearly every house buyer here files homestead. Amendment 3 on the Nov 3, 2026 ballot would change homestead and non-homestead rules if it reaches 60%; the result isn't known as this is written.

Tamarac against nearby cities

On Zillow's all-homes values, Tamarac at $291,266 is well below Coral Springs at $521,975, Plantation at $492,003 and Sunrise at $360,778. Lauderhill at $211,924 and Deerfield Beach at $271,903 are lower. For a buyer priced out of Coral Springs who wants to stay in the same part of Broward, Tamarac is the obvious next look.

The trade-off is newer houses and larger lots, which are easier to find in Coral Springs and Weston. A buyer who is comfortable updating an older house, or who wants a 55+ community of detached homes, gets more for the money here. A shortlist split into age-restricted and open neighborhoods, with roof ages noted, is the most useful way to start.
