55+ Communities in Port Orange
Manufactured-home parks, villas and active-adult options near Daytona
Port Orange has a large supply of age-restricted housing for its size: Census data shows 25.2% of residents are 65 or older and 15.8% of all homes are mobile or manufactured, the housing type where Florida's age-restricted communities are most common. Most options fall into three types, and the type decides your monthly cost far more than the asking price does.

What 55+ legally means
A community can restrict residents by age under the federal Housing for Older Persons Act if at least 80% of occupied units have at least one resident aged 55 or older, and it publishes and follows policies showing that intent. The remaining 20% gives communities some flexibility, and each one sets its own rules on younger spouses, caregivers and visiting grandchildren.
Ask for the written age policy and the latest age verification survey. They tell you who can live in the home with you and, later, who can buy it from you.
Also ask how the community verifies ages and how strictly it enforces its rules; Florida dropped its state registration for 55+ communities in 2020, so the recorded documents are what count. Some parks that were age-restricted years ago have relaxed, and some all-ages parks have a mostly older population without any legal restriction. If the age limit matters to you, the paperwork matters more than the reputation.

Manufactured-home communities: land lease or owned lot
This is the biggest category in Port Orange. The same-looking double-wide can be two very different purchases:
- Land lease: you buy the home, the community owns the land, and you pay a monthly lot fee. The price is lower, but the lot fee usually rises every year, and the community's owner decides much of what changes.
- Owned lot (resident-owned or deeded): you buy the home and the land together, usually with an HOA or co-op fee. Prices are higher, monthly costs are often lower and more predictable.
For land-lease homes, ask for the lot rent history for the past five years, the prospectus Florida requires for many such parks, and what happens to the lot fee when you sell. Financing is also different. Many lenders treat a home on leased land as personal property, not real estate, so cash or a specialized chattel loan is common.
Look at the home itself as carefully as the lease. Year of manufacture matters: homes built after the 1994 federal wind standards for coastal zones generally hold up better and insure more easily than older units. Check the roof-over, the tie-downs, the condition of skirting and the subfloor near bathrooms and the water heater, where soft spots show up first.

Villas, condos and single-family active-adult homes
Port Orange condos run about $220,711 on Zillow's index, and two-bedroom homes in the city about $234,593. Age-restricted condos and villas tend to sit in that range, with low-rise buildings and attached units that share a roof. Ask the same questions any condo buyer should: reserves, the Structural Integrity Reserve Study if the building has three or more stories, recent special assessments and the master insurance policy.
Single-family active-adult communities cost more, closer to the city's single-family value of about $347,769 and above for newer homes. The nearest large new active-adult development is Latitude Margaritaville in neighboring Daytona Beach, which gives Port Orange buyers a point of comparison for amenity-heavy new construction versus the older, simpler 55+ stock inside the city.
Fees on a fixed income
The monthly number is what retirees should compare. Add together:
- Lot rent or HOA/condo fee
- Any amenity, clubhouse or golf membership fee, and whether it is mandatory
- CDD assessments in newer communities, which appear on the tax bill
- Property tax after homestead, and for manufactured homes on leased land, the separate tag or tax treatment of the home
- Homeowners or HO-6 insurance, and flood coverage if the zone calls for it
Ask how much each fee rose over the last three to five years. A fee that climbs 5% a year doubles in about 14 years, and that matters more at 70 than at 55.
Homestead, the 3% cap and moving from another state
If Port Orange becomes your permanent residence, file for homestead with the Volusia County Property Appraiser. In 2026 it removes up to $51,411 from assessed value and caps annual assessment increases at 3% or CPI. Florida also offers additional exemptions for some seniors with limited income, set by each county or city, so ask the appraiser's office whether you qualify.
If you are coming from another Florida homestead, you may be able to carry part of your Save Our Homes benefit to the new home. Canadians and others keeping their main residence elsewhere will not get homestead, and the home is taxed as non-homestead with a 10% cap on non-school levies.
Who 55+ living in Port Orange fits
Only 5.8% of Port Orange homes are seasonal, so most 55+ communities here are lived in year-round. That suits buyers who want a stable group of neighbors and activities all year. Snowbirds will find more seasonal company in beachside condos. The median age of 46.9 also means the city around you is mixed-age, with families and working people, which some retirees prefer.
Hurricane preparation is part of daily life here. Older manufactured homes need tie-downs inspected, and community evacuation plans matter. Ask each community how it handled recent storms and what was damaged. When you have chosen between land lease and owned lot, a shortlist of communities with their fee histories makes the comparison quick.
Port Orange: questions and answers
Are there 55+ communities in Port Orange, FL?
Yes. The city has a number of age-restricted communities, many of them manufactured-home parks, plus some 55+ villas and condos. Census data shows 15.8% of Port Orange homes are manufactured homes and 25.2% of residents are 65 or older.
What is the difference between land lease and owned lot?
In a land lease you own the home but pay monthly rent for the lot, which usually rises over time. With an owned lot you buy the home and land together and pay an HOA or co-op fee.
Can my younger spouse live in a 55+ community?
Usually, because only 80% of units need a resident aged 55 or older. Each community sets its own rules, so ask for the written age policy.
Do retirees get a property tax break in Port Orange?
Permanent residents can claim homestead, worth up to $51,411 off assessed value in 2026 with a 3% cap on increases. Some low-income seniors qualify for additional local exemptions.
