55+ Communities in Palm Beach
A town where the median age is 70, and the building rules matter more than age rules
The Town of Palm Beach has very few formal 55+ communities in the usual Florida sense, but it is one of the oldest towns in the state: Census data puts the median age at 70.4 and 63.5% of residents are 65 or older. Most retirees buy a condo or co-op apartment, where the typical condo value on Zillow's home value index is about $1,376,597, so the questions that matter are the building's finances and its approval process rather than an age restriction.

Why age-restricted communities are rare here
Under the Housing for Older Persons Act, a community can legally restrict buyers by age only if at least 80% of occupied units have a resident 55 or older and it follows age verification rules. Most Palm Beach buildings never adopted that structure. They don't need it: with nearly two-thirds of residents 65 or older, many buildings are effectively adult buildings anyway.
Some buildings do have their own limits, such as restrictions on children living full time or minimum stay rules, and many co-ops screen buyers through a board. If an age restriction is important to you, ask for the declaration or bylaws and the age survey, and confirm whether the building actually qualifies under federal law.

The island's housing in numbers
Census data shows 64.9% of homes in Palm Beach are in buildings with 10 or more units, 25.6% are single-family detached, and the median home was built in 1970. The town has 9,348 residents, and 39.0% of its homes are seasonal, so it changes noticeably between winter and summer.
The price gap between apartments and houses is extreme. A one-bedroom is worth about $453,200, a two-bedroom about $1,357,252, and a three-bedroom about $3,771,777. The typical single-family house is about $10,633,160, and a four-bedroom about $10,003,499. The lower third of the town's market ends near $657,675. For most retirees, that means a one- or two-bedroom apartment in an older building, and the town's values rose 3.8% over the past year and 49.4% over five years.

Condo or co-op: two different ways to own
Palm Beach has a large stock of co-op buildings alongside condos, and the two work differently.
- Condo. You own your unit and a share of the common elements, with a deed and your own property tax bill. Financing is easier if the building is warrantable.
- Co-op. You buy shares in a corporation that owns the building, and get a proprietary lease. The board usually interviews and approves buyers, may require proof of liquid assets, and may limit or bar financing. Monthly fees often include the building's property taxes.
Board approval can take weeks and can end a deal, so build it into your contract timeline. Ask early for the application, the financial requirements and the typical approval period. Many boards slow down or stop meeting over the summer, so a contract signed in June can take longer to approve than one signed in January. Ask about the board's schedule before you agree to a closing date.
Building age, reserves and assessments
With a median build year of 1970, many Palm Beach buildings are past 50. Florida requires milestone inspections for condo and co-op buildings of three or more habitable stories and a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can't waive the SIRS reserves. Buildings that underfunded have had to raise fees or levy special assessments, and in older oceanfront buildings those assessments can be large.
Before signing, read the milestone report, the SIRS, two years of board minutes and the master insurance policy, and list every special assessment. A retiree on a fixed income should know the next five years of expected building costs before buying. For a resale condo, you have 7 days after receiving the documents to cancel, not counting weekends and legal holidays.
Homestead and the seasonal question
Retirees who make Palm Beach their permanent residence can claim homestead: up to $51,411 off the assessed value in 2026, plus the Save Our Homes cap of 3% or CPI on yearly assessment increases. On island values, the cap is the bigger benefit over time. A seasonal owner who keeps a primary home elsewhere gets no exemption, and assessments on non-school levies can rise up to 10% a year. In a co-op, the exemption works through the corporation and your share, so ask the building how it handles homestead.
Monthly costs on the island run high for any building type. Ask for the current fee, what it includes (some co-op fees cover property taxes, some condo fees cover cable, water or a doorman), and how much it rose over the last three years. That history tells you more about the next few years than the current number does. Canadians who winter here should confirm the 182-day visitor practice and the IRS substantial presence test with a cross-border tax advisor. This isn't legal or tax advice.
Hurricanes, insurance and getting off the island
Palm Beach is a barrier island with bridges to West Palm Beach on the mainland, and many buildings sit on the ocean or the Lake Worth Lagoon. Check the FEMA flood zone, the building's wind deductible and its storm plan. Your HO-6 should include loss assessment coverage in case the association passes along part of a hurricane deductible, which applies once per calendar year. Plan where you'll go if the island is ordered to evacuate, and whether the building has a generator for elevators. If you share your budget and whether you'd consider a co-op, I'll narrow the list to buildings worth your time.
