Why a town of 8,740 has so many new retiree homes
Fruitland Park sits along US 27/441 between Leesburg to the south and Lady Lake to the north, in northern Lake County. For most of its history it was a small town, and it still has only about 8,740 residents.
The change came from The Villages. In 2013 the developer of The Villages bought a former dairy tract in Fruitland Park, and the land was annexed into the city and rezoned for about 2,038 Villages homes. That construction is why the median year built is 2011, why 92.6% of homes are single-family detached, and why the median age has climbed to 55.7.
Outside that section, Fruitland Park has older in-town streets and rural properties. Lake Griffin State Park is also within the city, on the shore of Lake Griffin.
For daily life, retirees here lean on the towns around them. Leesburg, a short drive south, has UF Health Leesburg Hospital and most of the specialist offices, and the shopping and town squares of The Villages are to the north and west. If you need regular medical visits, drive from the specific street you are considering to your likely doctors before you buy, because distances in this part of Lake County add up.

What 55+ legally means before you buy
Under the federal Housing for Older Persons Act, a community can restrict residency by age if at least 80% of occupied units have at least one resident 55 or older, and it follows written policies to verify ages. The other 20% gives the association some flexibility, and each community writes its own rules for younger spouses, caregivers and visiting grandchildren.
Read the age rules in the documents before you sign. The questions that come up most:
- Can a spouse under 55 live in the home if the 55+ spouse dies?
- How long can grandchildren stay, and how often?
- Can an adult child under a certain age live with you permanently?

Prices for the homes retirees actually buy here
Single-family homes in Fruitland Park average $292,596. Zillow's bedroom breakdown:
- 2 bedrooms: $175,139
- 3 bedrooms: $289,714
- 4 bedrooms: $363,717
- 5+ bedrooms: $475,379
Most 55+ buyers shop in the two and three-bedroom range. The jump between those two sizes is about $114,600, and in a town like this it often reflects the difference between an older small house and a newer, larger home inside an amenity community. The lower third of the market sits around $195,503 and the upper third begins near $423,318.
Values are nearly flat over the past year, down 0.6%, after rising 22.6% over five years. For comparison, Lady Lake averages $328,905 and Leesburg $273,975, so Fruitland Park sits between its two neighbors.
Fees: amenity charges, CDD and HOA
The purchase price is only part of what a 55+ home costs. In The Villages, owners pay a monthly amenity fee for recreation centers, pools and other common facilities, plus Community Development District assessments. The CDD charge usually has two parts: a bond payment for infrastructure, which ends after a set number of years or can be paid off, and an ongoing maintenance assessment. Both show up on the property tax bill.
For any 55+ home, ask for:
- The current monthly amenity or HOA fee and how often it has increased.
- The remaining CDD bond balance on that specific lot.
- The annual CDD maintenance assessment.
- Any golf membership or trail fees that are separate from the base fee.
Two homes at the same price can differ by hundreds of dollars a month once these are added.
Owned lot versus land lease
Across Lake County, 55+ housing comes in a few forms: single-family homes where you own the house and lot, attached villas with an HOA, and manufactured-home communities where you may own the home but lease the land. Mobile homes are only 0.4% of Fruitland Park's housing, so land-lease communities are rare in town, but they are common nearby in Lady Lake and Leesburg.
If you compare a Fruitland Park house with a land-lease home elsewhere, add the monthly lot rent to the cost and read the lease for how much rent can rise each year. A lower price with rising lot rent can cost more over ten years than a house you own outright.
Homestead, taxes and insurance for retirees
If Fruitland Park becomes your permanent home, file for homestead with the Lake County Property Appraiser. It takes up to $51,411 off the assessed value in 2026, and Save Our Homes limits yearly assessment increases to 3% or CPI, which helps on a fixed income. Canadian snowbirds who keep their home country residency do not qualify and fall under the 10% cap on non-school levies instead.
Newer homes tend to insure more easily, since roofs and windows meet current code. Ask the seller for the wind mitigation report, check the FEMA zone for the address, and get a quote during your inspection period. Hurricanes do reach inland Lake County with wind and rain, so a newer roof is worth paying attention to. With prices this close to Lady Lake and Leesburg, a shortlist covering all three towns usually shows the trade-offs quickly.
