New Construction Homes in Lehigh Acres

Single-lot builds on a 1950s grid, and why the utilities matter as much as the floor plan

A resale single-family home in Lehigh Acres is worth about $280,308 on Zillow's index, down 5.3% over the past year, and a new build has to compete with that price on the next street. Lehigh is one of the few places in Lee County where new houses go up one lot at a time across an old subdivision grid, so the lot and its utilities shape the deal as much as the builder does.

How new construction works in Lehigh Acres

Lehigh Acres is an unincorporated community east of Fort Myers, platted decades ago into a huge number of small residential lots, many of them about a quarter acre. Large parts of that grid stayed empty for years. Builders now buy those lots and put up houses on them, often several on a single street, mixed in with older homes and vacant land.

That creates two kinds of new construction. Some builders sell spec homes that are finished or nearly finished and ready to close. Others build to order on a lot you choose, either one they own or one you buy separately. National builders and smaller regional ones are both active, and you will also see planned communities with an HOA and amenities in parts of Lehigh, which are closer to what new construction looks like elsewhere in Lee County.

Well and septic, or city water and sewer

Many Lehigh lots are not connected to central water and sewer. A new house on one of them gets a private well and a septic system, which the builder includes in the price but you maintain afterward. Other streets have central utilities, and some areas are slated for future connections that can come with an assessment when the lines arrive.

This is the first question I ask on any Lehigh new build, because it affects running costs, resale and the size of the house the lot can support.

New construction vs resale in Lehigh Acres

Lehigh's price range is narrow. The lower third of the market starts around $222,900 and the upper third around $333,228. A typical three-bedroom is about $275,304 and a four-bedroom about $320,207, a gap of only about $45,000. Five bedrooms and up average about $354,396.

With a resale market that tight, a builder cannot charge much over the resale price without losing buyers to a 2005 house down the street. Census puts the median year built in Lehigh at 2003, so many resale homes are already post-2002 code. The new home's advantages are the new roof, new AC, a warranty and usually lower insurance. Price those advantages in dollars before you pay a premium for them. Over five years Lehigh is up 21.8%, more than Fort Myers at 6.7%, but the past year's 5.3% drop gives buyers room to negotiate on both new and resale.

Builder incentives and preferred lenders

Builders in Lehigh commonly offer rate buydowns, help with closing costs or appliance and upgrade packages, especially on finished spec homes they want to close. These incentives usually depend on using the builder's affiliated lender. Get a loan estimate from an outside lender for the same loan and compare the full cost, including points and title charges. A permanent buydown is worth more than a temporary one that steps up after a year or two.

Spec homes sitting finished for a while are often where the best terms are. Ask how long the home has been complete and whether the builder will move on price in addition to the incentive.

Taxes, HOA and assessments on a new Lehigh home

Scattered-lot homes in Lehigh often have no HOA, which keeps monthly costs down and leaves you with fewer rules about fences, sheds and parking. Homes inside newer planned communities carry an HOA and sometimes a CDD assessment on the tax bill. Ask for both if either applies.

Your first tax bill may reflect only the vacant lot if the house was not finished by January 1, and the next one will jump to include the house. Ask your lender to escrow based on the finished value. If the home is your permanent residence, file for homestead to cut up to $51,411 off assessed value in 2026 and limit later increases to 3% or CPI. On a house near $280,000 the exemption covers a large share of taxable value.

Inspections, warranties, drainage and flood

Most builders offer a warranty along the lines of 1-2-10: one year on workmanship, two on major systems, ten on structural defects. Read the exclusions. Hire your own inspector before drywall if the home is being built to order, and again before closing. On a spec home, a single thorough inspection before closing is the minimum.

Lehigh is low and flat, and drainage between lots matters. Look at how the lot is graded, where water goes in a heavy rain, and how the house pad sits relative to the street and neighbors. Check the FEMA flood zone and get an elevation certificate. New homes usually insure well for wind, but get your quote during the inspection period, not after.

Who a Lehigh new build fits

Census shows a young population for Lee County: a median age of 34.3, only 13.0% aged 65 and up, and just 2.1% seasonal homes. 82.0% of homes are single-family detached. This is mostly year-round owners, many commuting into Fort Myers, which sits at about $304,566 on the all-homes index against Lehigh's $278,006. A new Lehigh house suits a first-time buyer or a family that wants new construction under $350,000 and is comfortable with a longer drive. Bring your own agent on the first builder visit so registration rules don't cost you representation, and send me your budget so I can line up spec homes and comparable resales together.
