New Construction Homes in Green Cove Springs

One of Clay County's busiest areas for new subdivisions, and resale prices to measure them against

Green Cove Springs has an active new-construction market, and the benchmark to beat is resale: Zillow's home value index puts a typical 4-bedroom house at about $358,484 and a 3-bedroom at about $302,668. Builders keep opening subdivisions around the town on cheaper land than Fleming Island's, so the questions are what the new house really costs after options, CDD and HOA, and whether it beats a 10- to 25-year-old resale nearby.

Where the new building is

Most new construction near Green Cove Springs is in unincorporated Clay County on the town's west and south sides, plus parcels toward Lake Asbury. Two examples I can confirm: Drees Homes builds in Hyland Trail, and Century Communities announced in 2025 a 170-homesite community called Asbury Creek off Henley Road, with sales expected to start in mid-2026. Other national and regional builders also work in the area, and communities open and sell out quickly, so I check what is actively selling at the time you are ready rather than trusting an old list.

Census data shows Green Cove Springs' median home was built in 1998 and 89.3% are single-family detached, so a buyer here is choosing among houses, not condos.

New build or resale

Green Cove Springs' typical house is about $340,173 on Zillow, down 0.5% over the year and up about 17% over five years. A flat resale market gives buyers room to negotiate on existing homes, and builders respond with incentives. When I compare the two for a client, I look at:

Nearby comparisons help too. Fleming Island's typical home is about $442,384, so a new 4-bedroom in Green Cove Springs often costs much less than an older one there.

Reading a builder's price sheet

The base price buys the plan with standard finishes on a standard lot. Everything else is extra:

Ask for the full price in writing with your selections before signing, and ask which items are cheaper to add after closing.

Incentives and the lender question

Builder incentives in the Jacksonville area often come as closing cost credits, rate buydowns or design-center credits. Most require the builder's affiliated lender and title company. You can use any lender you like; you just might give up the incentive. Get loan estimates from the builder's lender and an outside lender for the same loan type and compare total costs over the time you expect to keep the loan. A temporary buydown lowers the rate only for the first year or two, so make sure the full payment fits your budget.

Bring your own agent on your first visit and have them registered. The on-site sales consultant represents the builder.

CDD and HOA costs

Many new Clay County subdivisions are financed with a Community Development District. The CDD assessment shows up on your property tax bill and usually includes a debt service portion that lasts for years plus an operations portion. HOA dues come on top for amenities and common areas. Ask for:

After you close, file for homestead if it is your permanent home. It can lower assessed value by up to $51,411 in 2026. The exemption does not reduce CDD assessments.

Inspections and warranty on a new house

Hire your own inspector at least twice: once before drywall to look at framing, roof sheathing, plumbing and electrical, and once before closing for a full walk-through. Many buyers add an 11-month inspection before the first-year warranty ends. Builders typically offer a 1-2-10 structure, covering workmanship for one year, systems for two and structure for ten. Write down every defect in the first year and submit it in writing.

On insurance, a new house built to current Florida code with modern roof straps and impact-rated or protected openings usually gets better wind rates. Ask the builder for the wind mitigation features in writing so your insurer can credit them. Check the flood zone, particularly for lots near creeks or wetlands.

Deposits, escrow and timelines

Expect an earnest money deposit at contract and often another when you choose options. Florida protects some builder deposits through escrow requirements, but read your contract for when deposits become non-refundable and what happens if you cannot close. Ask for a realistic completion window and what the contract says about delays. A finished spec home avoids most of this risk and can close quickly, which helps if you are relocating on a fixed date. Send me your target move date and budget, and I will pull the currently selling communities around Green Cove Springs with their full costs side by side.
