Where Fleming Island sits and how people get around
Fleming Island is an unincorporated community in Clay County on the west bank of the St. Johns River. Doctors Lake separates it from Orange Park to the north, and Green Cove Springs is the next town to the south. U.S. 17 is the main road through it and carries most of the local traffic.
- Commuters into Jacksonville usually head north on U.S. 17 toward Orange Park and Interstate 295, or cross the river to Mandarin on the Buckman Bridge.
- Naval Air Station Jacksonville is a short drive north, which is one reason military families look here.
- Jacksonville International Airport is on the far north side of the city, so plan on a longer drive to fly.
Rush-hour traffic on U.S. 17 and the bridge is the most common complaint I hear. Drive your commute at the hour you would actually make it before you choose a street.

What the housing looks like
Census data shows 78.2% of Fleming Island homes are single-family detached, and the median home was built in 2001, which is young for Florida. Much of the island was developed as master-planned communities, the best known being Fleming Island Plantation and Eagle Harbor, both built around golf courses, pools and community parks. Expect an HOA almost everywhere, with rules on exterior changes, fences and parking.

Who lives there
About 29,766 people live on Fleming Island per the Census, with a median age of 47.7 and 22.0% of residents 65 or older. Seasonal homes are just 0.2% of housing, so neighborhoods stay full all year. The mix leans toward working households and families, with a solid share of retirees, many of them former military.
Compared with the Gulf coast towns many people first picture when they think of Florida, this is a regular suburb: school runs, youth sports, weekend boating on the river and errands along U.S. 17.
How prices compare with nearby towns
Fleming Island is one of the more expensive places in Clay County. Zillow's typical values nearby:
- Orange Park: about $311,161, roughly $131,000 less, with older housing.
- Middleburg: about $324,571.
- Green Cove Springs: about $339,732.
- Keystone Heights: about $284,859.
- Asbury Lake: about $482,382, the one area on this list that costs more.
Fleming Island's price held steady after 2022 while many Florida markets fell; the index is roughly where it was at its 2024 high. Buyers moving from expensive metros often find the 4-bedroom price reasonable. Buyers comparing within Clay County often find they can get more house for the money a few miles south or west.
Storms, the river and insurance
Northeast Florida sees fewer direct hurricane landfalls than South Florida, but tropical storms and nor'easters can push the St. Johns River and its creeks over their banks. Riverfront and low-lying lots near Doctors Lake or tidal creeks deserve a close look at the FEMA flood zone and an elevation certificate. Many interior streets sit in lower-risk zones where flood insurance is optional but still inexpensive enough to consider.
Homes built after 2001 to current Florida code usually get better wind rates. Ask for the roof age and a wind mitigation report, and get a homeowners quote during your inspection period.
Taxes and what newcomers miss
Florida has no state income tax. If the house will be your permanent home, file for homestead, which can take up to $51,411 off assessed value in 2026 and limits yearly increases to 3% or inflation. The assessment resets to market value after a sale, so do not budget with the seller's tax bill.
Other points newcomers miss:
- HOA fees and amenity or golf memberships vary widely between communities, even on the same road.
- Some newer neighborhoods in Clay County carry CDD assessments on the tax bill. Ask about it on every listing.
- Military buyers relocating on orders should line up a VA appraisal timeline early, since that can set the closing date.
Life on the river side
The St. Johns River and Doctors Lake are a big part of why people choose Fleming Island over inland Clay County. Some neighborhoods have homes on the water with private docks, and others have community boat ramps or parks with river access. The St. Johns is wide and slow here, and boaters use it for fishing, cruising and reaching Jacksonville's riverfront. If a dock matters to you, check water depth at the end of it, because the river and lake are shallow near shore in many spots, and confirm that any dock or lift was permitted.
Pros and cons in short
- Pros: newer housing stock, planned communities with amenities, river access, a stable price trend, proximity to NAS Jacksonville and the south side of Jacksonville.
- Cons: higher prices than the rest of Clay County, traffic on U.S. 17 and the Buckman Bridge, HOA rules nearly everywhere, few condos and limited land for new building.
