Moving to Middleburg, FL
Acreage, manufactured homes and new subdivisions in western Clay County
Middleburg is a good place to live for buyers who want more land and lower prices than eastern Clay County and do not mind driving for most things: the typical home is valued at about $324,571 on Zillow's home value index, down 0.5% over the year and up 16.4% over five. It is a mix of rural lots, a large share of manufactured homes and newer subdivisions, so two listings at the same price can be completely different kinds of property.

A place defined by its housing mix
Census data shows how unusual Middleburg's housing is. Only 56.3% of homes are site-built single-family houses, while 40.7% are mobile or manufactured homes. Buildings with 10 or more units make up just 1.1%. The median home was built in 1994.
In practice you will see three types of listings:
- Manufactured homes on owned land, often on an acre or more, sometimes with a barn or workshop.
- Older site-built houses on rural roads, often on well water and septic.
- Newer subdivisions with HOAs, city-style lots and sometimes a CDD.
The Census figures are for the Middleburg census area. The 32068 mailing address covers a wider area, and Zillow's boundary may differ from both, so read the numbers as a guide to the area.

Who lives in Middleburg
The Census counts about 11,644 residents in the Middleburg area, with a median age of 44.7 and 16.3% aged 65 or older. Seasonal homes are only 0.3% of housing, so this is a year-round community. Many residents commute to Orange Park, NAS Jacksonville or Jacksonville itself, and many value space for horses, trucks, boats or a workshop more than being close to shopping.
That shapes daily life. Neighbors may be a long way apart, roads are often two-lane, and some streets have no sidewalks or streetlights. Trash pickup, internet providers and water service can differ from one road to the next, so ask the seller what they use and check internet availability at the exact address before you commit, particularly if you work from home.
Getting around
Blanding Boulevard (State Road 21) is the main road north toward Orange Park and Interstate 295, and it is the road most Middleburg commuters live on daily. Traffic builds near the northern end at rush hour. Black Creek and its branches wind through the area, which is lovely for paddling and fishing but also means many roads cross low ground. Jacksonville International Airport is a long drive, and larger shopping and hospitals are mostly toward Orange Park. Drive the route from any house you like to your job at the hour you would actually commute.
Rural property checks
Buying land with a house in Middleburg calls for more checks than buying in a subdivision:
- Well and septic. Order a well water test and a septic inspection. A failing drain field is an expensive repair.
- Survey. Get a current survey to confirm boundaries, fences, easements and access, especially on private or dirt roads.
- Zoning. Confirm what the county allows for animals, additional structures and future building on the lot.
- Manufactured home details. Check the year built, whether it is titled as real property, the HUD labels and the foundation and tie-downs. Lenders and insurers treat older units very differently.
Flood, storms and insurance
Low land near Black Creek and its tributaries can flood in heavy rain and tropical storms. Check the FEMA flood map for every address and ask the seller directly whether water has ever reached the house or the driveway. On a manufactured home, insurance is often harder to place and more expensive, particularly for units built before 1994, when federal wind standards for manufactured housing were strengthened. Get quotes for homeowners and flood coverage during your inspection period. Site-built houses need the usual wind mitigation report and, if older, a 4-point inspection.
Taxes and what newcomers get wrong
Florida has no state income tax, and a permanent resident can claim homestead, which can lower assessed value by up to $51,411 in 2026 and caps yearly increases at 3% or inflation. Newcomers to Middleburg commonly:
- Assume a low price means a low total cost, without pricing septic, well, roof and insurance.
- Fall for acreage without checking how much of it is wetland or in a flood zone.
- Underestimate the drive to Orange Park and Jacksonville.
- Forget that newer subdivisions may carry a CDD on the tax bill.
Pros and cons for buyers
- Pros: more land for the money, room for animals and workshops, lower prices than eastern Clay County, a year-round community, Black Creek for paddling and fishing.
- Cons: longer drives to work and shopping, more property systems to inspect, flood risk on low land, harder insurance for older manufactured homes, and fewer services nearby.
