New Construction Homes in Doral

A young city with little open land, where new homes compete with 20-year-old resales.

Resale single-family homes in Doral have a typical value of about $681,680 on Zillow's home value index, and that is the number any new-construction price here has to beat. Doral's housing is already young, with a median year built of 2006 in Census data, so a buyer comparing new and resale is often choosing between a brand-new home and one that is only 15 to 20 years old.

What new construction looks like in a built-out city

Doral incorporated in 2003 and filled in quickly. Census data shows 43.2% of housing units in buildings of ten or more units and only 22.2% as single-family detached homes, which tells you how much of the recent growth went vertical. New single-family communities in Doral tend to be smaller infill projects, and a lot of what is marketed as new here is townhomes and condo buildings.

That changes the search. A buyer who wants a new detached home with a yard may find more choice farther south and west in Miami-Dade, while a buyer who wants new construction close to the airport and the Doral office parks will often end up in a townhome. I'd decide which matters more before touring models.

New versus resale on Doral's numbers

Zillow's figures for Doral give a clear resale benchmark by size:

Over five years, Doral's all-homes value rose 34.4%, then went flat. In a flat resale market, a builder's price premium is harder to justify, and incentives get larger. Compare a new four-bedroom against the $770,008 resale figure only after adding the options and lot premium you would actually choose, since a model home's price tag rarely includes them.

Nearby, The Hammocks sits at $541,094 and Miami at $583,705 for all homes, while Coral Gables is at $1,571,133. Doral's new homes are priced against that whole band.

Base price, options and lot premiums

A builder's advertised base price covers the plan with standard finishes on a standard lot. The final contract price usually adds three things: design center options such as flooring, cabinets and kitchen upgrades; structural options such as an extra bedroom or a covered patio; and a lot premium for a lake view, a corner or a larger yard.

On a Doral townhome or house, those additions can move the total well above the base. Ask for a full price sheet with the options you want before you sign, and ask which options add value at resale. Impact windows and a covered patio usually do. Premium lighting packages rarely earn back their cost.

Incentives, preferred lenders and your own agent

Builder incentives in South Florida often take the form of closing cost credits or a rate buydown, and they usually depend on using the builder's preferred lender. You can use any lender you want. If you do, you may lose the incentive, so get a written loan estimate from the builder's lender and from one outside lender and compare the total cost.

Whoever greets you at a Doral sales center is paid by the builder. Your own agent costs you nothing extra in most new-construction sales, because the builder pays the commission, and the agent can compare the contract, the incentive and the resale alternatives without a stake in which one you pick. Register your agent on the first visit, since many builders won't add one later.

CDD, HOA and taxes on a new Doral home

Some newer Florida communities are financed through a Community Development District. The CDD assessment shows up as a separate line on the property tax bill, and it can run for decades to pay off the bonds that built roads and utilities. Ask whether the community has a CDD, what the annual amount is and when the bonds mature.

HOA dues come on top. In a townhome community, they may include the roof, the exterior paint and the building insurance, which makes them higher than in a detached-home community. Florida has no state income tax, and a primary residence can claim the homestead exemption, up to $51,411 off assessed value in 2026. Your first full tax bill will be based on the completed home's value, so the bill shown on a vacant lot is not a guide.

Warranties, inspections and deposits

New homes usually come with a 1-2-10 warranty structure: one year on workmanship, two years on major systems like plumbing and electrical, and ten years on structural defects. Read what each tier excludes and how claims are filed.

Hire your own inspector at least twice. The pre-drywall inspection catches framing, wiring and plumbing issues while the walls are open. The final inspection before closing catches finish work, grading and roof details. A third check near the end of the first year, before the workmanship warranty expires, is worth the fee.

Deposits on new construction are often 10% or more. Ask whether your deposit goes into escrow or can be used for construction, and get the build timeline and the builder's delay clauses in writing.

Insurance and flood checks on a new build

A new roof, impact glass and current Miami-Dade wind code usually make new homes cheaper to insure than older ones. Get an actual quote before closing anyway. Check the FEMA flood zone for the lot and ask the builder for the elevation certificate, since much of Doral is low and flat. If the community is in a high-risk A zone and you have a mortgage, your lender will require flood insurance. If you want a shortlist of current new-construction options in Doral next to comparable resales, I can put one together.

Common questions

Are there new construction homes in Doral?

Yes, though most new product is townhomes and condo buildings, since Doral has little open land left. New detached homes come up in smaller infill communities.

Is new construction more expensive than resale in Doral?

Usually, once options and lot premiums are included. Compare the full contract price with Zillow's resale figures, such as about $770,008 for a typical four-bedroom.

Do I need my own agent to buy new construction in Doral?

It helps, and the builder typically pays the commission. Register your agent on your first visit to the sales center.

What incentives do Doral builders offer?

Common incentives are closing cost credits and interest rate buydowns, usually tied to the builder's preferred lender. Compare the total cost against an outside lender's loan estimate.
